Having previously used H&B to successfully buy a flat and find tenants, I already appreciated their thorough understanding of the housing market and buyer's requirements plus their refreshingly straightforward, no-tricks approach. I was therefore pleased to also use them to sell our Surbiton family house. Despite a difficult market in Spring 2023, a good listing and use of H&B's database meant we had 2 offers from our Open Day - accepted one and completed in July, after only one day of viewings ! From the moment of first contact with H and B the whole experience has been first rate. I spoke to two other local estate agents but right from the start I knew we would trust H and B with our sale. The whole team came to see the house which really impressed me and they were keen to know all of the details. We had multiple viewings on the first weekend - out of which came an asking price offer from a well positioned buyer. Viewings were well managed and prompt feedback given. Communication throughout has been excellent - with a special mention for Andie who both managed the enquiry that led to the sale and has acted as 'sales progressor' making sure the chain was nudges along as required! Wholeheartedly recommended!

As a landlord I cannot speak highly enough of H & B. I have used them for about 7 years and their property management under Amanda is exemplary. Usually everything just ticks over gently, firstly excellent tenants being selected, invoices generated within a day of rent being received, gardener paid on time, property checks and gas boiler checks etc done, tenants’ concerns being promptly dealt with, unexpected expenditure being run my myself for approval, and so on. This year however has been somewhat trying with our lovely tenants reporting a minor bathroom leak under the floor in February 2023. As fast as this was fixed another leak started and over a period of months it has developed into a full blown total refurb of the bathroom which of course has involved having to house the tenants elsewhere for several weeks. Amanda has dealt amazingly with emergency plumbers, loss adjusters, quotes from contractors, AirBnB, understandably stressed tenants and indeed a somewhat grumpy landlord! Not to mention the complications arising from Matilda the cat! Great work!

My husband and I have been looking for a flat to rent since April and really struggled to find something. Other estate agents would take our details and not call us back or not follow through on our offers. However, Humphrey and Brand, particularly Yariela Evans, has been nothing short of outstanding. She helped us so much find our perfect flat and went above and beyond. The flat we wanted had gone to a higher bidder. In spite of this, Yariela stayed in touch, continued to share flats that met our criteria and found us the perfect flat in the building we wanted. Yariela is also the sweetest person and so personable - she’s been such a joy to work with and anyone would be lucky to have her as their estate agent! My husband and I are both so grateful to Yariela and want to say a big thank you for helping us.

I hated renting from this letting agent. They always put the blame on either the renter or the landlord, depending on who they're talking to, and never took responsibility. They organised a repair in my property, gave the workmen a different key, meaning I was locked out when I arrived home at 1am, and needed to break in through the window. Every interaction was hard work and made living in Surbiton unpleasant. Very glad to be gone. I am not mistaken, it is Humphrey and Brand, and I left two years ago. I am reminded to review this because a boiler engineer is contacting me this week because H&B havent bothered to update them with the right phone number. Glad you've deleted the rest of my details though Laura 😘

I know that the property market in London is very hectic, (thankfully) and the demand for information on houses is very high, but it is also true that today there are automated systems that transfer a feeling of professionalism without much effort. It would be nice if agencies were more prompt in handling email communications, surely this would be a great help to all those people who due to their daily commitments cannot personally handle visits to their offices. However, in general the agency is supported by professional and very polite staff. Thank you

H&B at all times did everything that they said they would do in a professional, pleasant manner and with minimal fuss. I know that as completion was nearing, certain parts of the chain were becoming quite difficult to manage and we lost our removal company at the last minute. Andie was excellent in smoothing any obstacles out of the way to enable completion to happen and even gave us the details for a new removals company. All in all a great service. Thank you H&B!

I had an excellent experience with Humphrey and Brand with a house purchase and would like to thank the whole team for their help from start to finish. They have an outstanding service, I can say just from my experience dealing with other agencies, that this agency went the extra mile, they asked if we had everything ready for the purchase and provided recommendations of solicitors and mortgage advisor before a house was even found. This put us at ease, as well as throughout the process, we could turn to the agency for any help regarding house purchase which was even beyond their job. Even with the viewings, they were helpful and flexible. Where others failed, the agency held our back and specially Andie who knew the process, advised what had to be done, took the personal initiative and lots of her time to help to get things done. She was able to synchronize all the sellers, buyers, solicitors and agencies and complete the whole process. She is absolutely amazing at her job, very professional and proactive. Due to a range of external factors, the purchase ended up being particularly arduous and long, more so than expected from all sides. Andie kept us informed all the way through the process and always went the extra mile to keep things on track. Especially as first time buyers unfamiliar with the process, we were so grateful to have her support and guidance, particularly through some of the more stressful moments! Big thank you to Andie, Ted and the team for their huge efforts in getting the purchase over the line. The only point I would make to potential buyers/sellers considering H&B is to *avoid* their recommended solicitors, AVRillo, like the plague. Both us and the seller had an absolutely shocking experience with them and unfortunately we are still dealing with their incompetencies a month after completion.
