After speaking with a few estate agents…
After speaking with a few estate agents in Stirling we used Stephen and his team to sell our home. We are so glad we did. As first time sellers we cannot fault how attentive and professional Stephen, Helen, Danielle and Janice were. They were on hand sometimes multiple times a day and ensured we had offers within 4 days of our property being on the market. I would not hesitate in recommending Aberdein Considine Stirling.

Jennifer was great from the start
Jennifer was great from the start. She explained who they were and what they did and how they achieve their results.They promised a good result and to achieve in excess of the Home Office report which I though would be difficult in the present circumstances. However every thing they said was right and final offer was much higher than expected.All of this was done in a very timely fashion with great communication.I wouldn't hesitate in recommending them

Excellent customer service
Excellent customer service, could not be faulted.Nina & Aoife were very helpful and efficient, we felt everything was comprehensively covered and the stressful process of selling our home was minimised.Process of selling we also appreciated, the online tracking of the viewings and details was easy and we felt involved from the start and during the whole process. Kept informed and thoughtful calls from viewing staff when some viewings completed so we would know to return if we wished. We would recommend Aberdein Considine without any hesitation.

Property sales side great. Lovely people all round. But as a purchaser on two occasions, I wouldn’t recommended the legal department. Stood and cried when I got the keys to the home I had been living out of boxes for years for, and was delighted to get, but was only eventually allowed into after they blamed my solicitor for they dealt when in fact it was their client. I had ten days to make it habitable. It took professional cleaners four hours in the kitchen ONLY, and EVERY SINGLE appliance had something broken, smashed, cracked or not working. My solicitor was told by the legal department in the lead up to completion that when the boiler that had never been serviced was done upon our request (the seller detailed everything she was leaving for me to pay for, and didn’t care that she was dumping her unwanted belongings for me to clear), it was “goodwill”. And when I requested clarification that all the appliances were in working order - as on their paper thin contract I was asked to take full responsibility for them without knowing what they were like - it was brushed off as standard procedure. However, despite them confirming they were, it transpired that the grill was completely broken. And although everyone I speak to is appalled at the state of the house (one tradesman asked me if I had supplied him with the correct address, as the house is only six years old) and saying I should have recourse, I don’t. The grill was fixed prior to entry, she still dumped things despite my solicitor’s letter that no belongings were to be left behind, and everything else was smashed and broken or irreplaceable, as well as two items needing chucked out. Neither single thing is over £400 (legal requirement). All were hundreds individually and requiring all trades. This has culminated to thousands of pounds. And the crazy paving that all has to be relayed outside would not be included either. Plus there are the costs of pursuing said seller which would run into the thousands. I was so stressed and anxious it affected me physically, I fell ill and ended up with a horrendous internal rupture and an emergency visit to hospital. All of this is why you just make sure you check contracts thoroughly and adjust, don’t allow legal departments to ignore your requests or brush over things, read reviews, get a surveyor (although it was a seller’s market, so if that was the case your bid would be likely to be ignored), and make sure you do a second viewing and check ALL the appliances in the property. Even though it’s not until you begin using them that you find things that have been covered up by the seller or furniture or in plain sight that you didn’t see. I found things sellotaped on. And then despite the fact that you have moved house, you have to make any claim within a week which is completely unrealistic. It goes without saying that the whole thing is a complete injustice. And having a poor legal department to deal with makes the stress levels reach nuclear status, which is exhausting and inexcusable. And this is on top of offering to the seller in the initial stages that as part of the bid the damaged and cracked wash hand basin in the ensuite that needed replacing would be taken on and they wouldn’t have to do it. It is not right for anyone to be treated like this. I now have eyelashes and hair falling out. The agent should also have done their homework prior to putting the property on the market.

Excellent service from Eric Fong at Aberdein Considine
Our Solicitor was Eric Fong. He was excellent throughout, very knowledgeable and very approachable. We were very pleased with the service we received (updating our Wills) and would thoroughly recommend Aberdein Considine. The value for money was excellent as well. Eric kept us updated throughout and explained everything really well. Will definitely use them again.

I just rented a flat with Aberdein Considine in Perth and would just like to say what a great experience it was from start to finish.I was looked after by Jordan from the showing of the property, he explained all the things that were going to happen to the property and that put me mind at ease.I have to say I’m now in the flat and all the jobs were completed as promised, Jordan was friendly but professional and made me feel valued as a customer.I would have no hesitation recommending any one looking for properties to use Aberdein Considine.A very happy customer thanks again to Jordan for all your help.Regards Mike Robertson

A Caring and Professional Service from Start to Finish
They say that buying and selling a house is a stressful experience; and it definitely can be, however I recently marketed and sold my house with Aberdein Considine and I can honestly say that Stephen and his team made it a really smooth and enjoyable process. From start to finish I was impressed with the high level of care and professionalism shown by Stephen, from daily check-ins to advice and recommendations given, to simply caring about getting the best results for his clients; and this ethos was reflected throughout his team - Thank you Danielle and Alison.…..And the best bit of all, my house sold within 3 days.5 star service produces 5 star results!

14 months & still not completed my…
14 months & still not completed my re-mortgage, slightly more complicated than most, being an Inheritance, but every party is in agreement? This company was provided by my Mortgage Provider (BOS, i.e. Lloyds), I do hope they take them off their list, going by mine & 31% Total & 100% of the other 1 star reviews. Only 1 reply to all those disappointed customers. That speaks volumes of how they disregard their clients. Exceptionally poor communication, to the point it only happens when I chase them up. Forms like the Standard Security for the mortgage Lender were signed (2nd time) after my Sister received the funds, is that even Legal? Errors in the Title deeds form sent to Land Registry (Does no-one check these before filing) That extends the delay by x? amount of months. Land Registry contact them about the error, they wait till you contact them about what's taking so long, they then send documents out to be signed correctly, that goes to Land Registry again... That was in September 2022 & still not heard anything? I honestly don't know how they are in business. I have been too complacent with them.

First Class service from start to finish.
Stephen and his team have facilitated the sale of three houses for my wife and I and the service provided across the board has been excellent on each occasion. From the point of first contact, to the conclusion of sale, they are all extremely professional, but most of all, they have the unique ability of adding a personal element to all of the services they provide, eliminating the stresses often associated with the whole process. If you want a first class service, call them!!!

Avoid as a conveyancer if you possibly…
Avoid as a conveyancer if you possibly can. Unfortunately they were appointed by my lender (NatWest) with no choice in the matter. Exceptionally poor customer service. Emails went unanswered, calls were unanswered or cut off mid call. Any correspondence was insisted to be sent to a communal mailbox and any response was sporadic and clearly did not take into account information I had previously shared in the case.I began the remortgage process in mid November for a 1 Feb completion date, which by any standards is a more than ample amount of time. I completed and returned any information requested within 1-2 working days. On the AC side however anything was done exceptionally last minute. No forward movement was made on any information that I sent from November until I began to chase in mid-December and had to continue to chase throughout January. I was repeatedly asked to provide the same information which I had already provided and had confirmed had been received; responses to my emails asking for clarification and updates were nonsensical and unhelpful, or nonexistent. I spent several hours on the phone and received uninformed and unhelpful responses, sometimes bordering on incorrect and untruthful when triangulated with information from my current and future lenders. Utter lack of service continued to the point that they completely failed to complete my remortgage by the 1st Feb deadline. Huge stress, hours upon hours wasted of my time chasing and on hold; significant costs incurred as my current mortgage transferred to an SMR thanks to their delays and incapability. I will 100% avoid using their services if I ever have a choice and recommend that anyone I know do the same.

Superb service from the Edinburgh team
Superb service from everyone at the Edinburgh team in selling our flat. Nothing was ever too much trouble. Everything was done over the phone or by email so no need to take time off to drive to their offices.The housing market is up and down at the moment but the team were always on hand and ready with sensible advice about what to do. In the end we got a good offer over the valuation price (again thanks to the team’s negotiating skills) so we very glad we went with the team at Aberdein Considine!

A very professional service - unrivalled in the way they market your home
The team in Edinburgh were very supportive and responsive throughout. Kirsty communicated regularly and the level of information and advice she provided was top level. The colleagues that do the viewings can't go without a mention either: The great service they/AC offer in that respect must be unrivalled - It took away all the pain of showing the flat . The conveyancing team were incredibly slick in all that they did. Paul pulled out all the stops to make sure we were kept abreast of what was happening and addressed any questions we had very quickly. He met all his commitments and when the sale went through it was great to get that confirmation call.

Delayed case and refused to accept responsibility
I had the misfortune of having these jokers allocated to my remortgage case by the lenders. I applied for my mortgage at the earliest I could, about six months before, and my lender instructed Aberdein Considone at that point. About a month later (so 5 months to go) I get some forms to fill in, mortgage deeds to sign and all that stuff. I return the forms a week later and then nothing.I made the mistake of thinking all was in hand but just to be sure, I called them a before completion just to check. I found at this point that Aberdein Considone were waiting on the mortgage offer from the lender, which is odd as the lender would send this to the firm on instruction. I spoke to the lender who agreed to reissue it.Next morning (day of completion) I call to make sure all okay. Aberdein Considine say offer still not received. I know my broker has a copy of the offer so I call them. My broker steps in and calls Aberdein Considine at around noon who now say they have the offer and will complete later that day and would get an email at around 15:00All good, or so I thought. I called at about 15:30 as I had not had an email. I'm told they will look into it and at 16:30, I get an email saying they could not complete as the offer was not received. Due to their incompetence, my completion had been delayed.The following day, spoke with them again after speaking to lender who again, reissued the offer. Aberdein Considine now say they definitely have the offer, despite having said it was received the day before. However, they said the completion would take place the following week and only moved it forward after I strongly complained. What Aberdein Considine don't seem to understand is that each day of delay costs me money in interest on my old mortgage. After the remortgage finally completed, I logged a formal complaint, as I wanted to understand why they had not attempted to obtain the offer sooner. In fact, it was unclear if they would have attempted to obtain it at all had I not contacted them. I also wanted to know why they told my broker the offer had been received when it had not. I insisted they refund the difference between the interest I paid and what I would have paid if I completed on time.Their complaint decision came unsigned and didn't address any of the points raised but offered to cover part of the additional interest. Just a lazy attempt to fob off the complaint. I replied to challenge the complaint and their head of compliance got involved who attempted to defend their position. He maintained the offer had not been received (but offered no explanation as to what actions they had taken to obtain it prior to me chasing them for an update) and that there was no record of a call from the broker. A quick DSAR to the broker to get the call recording proved they told my broker had been told the offer was received. The head of compliance quickly offered to refund the interest overpayment after I sent the call recording.So in short, if your lender tries to instruct this firm, complain and refuse. No one who works there seems to have any idea what is happening with your case at any given moment and will just lie and tell you what you want to hear to get you off the phone. Ask for another firm to handle your case, or source your own conveyor if you can. Just save yourself the stress and frustration of using Aberdein Considine.

First class experience
This is the first time I have rented a property and I could not be happier. The whole experience was made so easy from the start and I cannot recommend Jordan highly enough. Jordan kept me updated throughout the whole process and was a lot quicker than I anticipated due to the excellent communication. I would have no hesitation recommending anyone looking for a property to contact Jordan. You will not be disappointed!

Property Sale
Communication throughout the sale process was excellent. Having sold another property recently with another solicitor, the service provided by AC was far superior. Contracts were handled in a timely manner and financial figures were communicated clearly. Chris Comfort and Alannah Russell were professional and a pleasure to work with.

V. positive selling experience with AC
We have recently been selling our house through AC. All the members of the team there, including Archie who was the sales negotiator, as well as other members of the team involved at some point throughout the process (Jordan, Dawn, Milada, Kirsty) have been incredibly helpful. An extremely high professional standard has been met the entire process and communication has been excellent.

Abysmal services
Despite the recommendations, I must say my wife and I were quiet Dissapointed with the professionalism and communication. We were not carried along appropriately and felt like they were doing us a favour rather than providing paid-for services. There was poor communication all through. Even when our solicitor was going on leave, we waited for months to hear back from the organisation. We had to call afterwards only to be told that someone else will be handling our file. If we hadn't called, we probably wouldn't even know, rather just continue to wait endlesslyRather than the organisation being proactive, we were the ones sending mails and making calls. For example, as first time buyers, using help to buy scheme, we were not informed on how to proceed,until we kept hammering on this. Speaking to the conveyancer was a nightmare! Poor human relations, laboured answers, sounding inconvenienced alot of times over the phone.Very poor management!

After deciding to proceed with Aberdein Considine, Jessica and Joe worked hard to keep us updated on the viewings and any developments. They were also either available or returned our calls every time we had questions. Great service and I would recommend.
