Seddon Homes. Probably the worst experience I have…

Probably the worst experience I have ever had from a home builder. Previously I brought a wimpey home and that was like a 5 star holiday compared with this. Having moved in in august 2020, the plot that we purchased has a small area of POS opposite. Having mentioned the state of this area to Seddons numerous times we are now in April 2021 and this has still not been landscaped. Having already paid the grounds maintenance fee I assumed this would be a priority. How wrong was I. So, in feb 2021, being so fed up of looking at a pile of mud across from my new home I made the decision to rectify this myself removing all the debris and building material, placing a solid base, installing the proper hex plastic matting and using 6 ton of top soil ready for Seddons to seed as we heard a rumour they would be doing. After numerous emails back and forth, a few threats and a solicitors letter telling me not to trespass on public open space, today I received a letter from Suzanne Holsworth, their sales and marking director saying that they are going to take up the base and matting and place it on my drive. Absolutely horrendous experience, I would advise anyone looking for a new home to only consider Seddons Falcon Rise only as a last resort. Before I get any response, I forgot to mention that I have many before and after photos of the debris and general state, health and safety issues of the POS. In response to the reply, I would like to state, that I have on several occasions, stated in emails to Seddons that the PUBLIC OPEN SPACE has NOT been modified to accommodate further parking, but after waiting 6 months and following my niece falling off her bike on the POS due to the lack of uneven surface, barbed wire fence and building material being left, I made the decision to change the land myself to make it safe. Also, having spoken to my neighbour, the reason they complained is due to the fact that they thought Seddons had altered the land as theirs is just as unsafe as mine was.

Hello there Mr Chadwick. We're sorry you're not happy however we dispute that our Sales & Marketing Director said we were going to place the materials in question on your drive. We said we were going to dispose of them but should you wish to keep them to let us know and we would place them on your drive. The fact remains that works have been carried out by you on land that is not in your ownership and we're obliged to finish it to approved drawings. Your neighbours have complained at the works you have completed and we are simply trying to finish the road off to the agreed drawings and the hardstanding or additional car park you have created does not comply. Just to confirm the service or maintenance fee you have paid for only kicks in once the Man Co takes over the development so you're not paying each year and you have paid upfront for the first 12 months for when they do take this over.

From the start the process of buying…

From the start, the process of buying and moving into our new house has been a let down and left us questioning the decision of buying from Seddon. Seddon got us in quickly after reserving the house to pick our options and extras which we paid for that day under the impression the house would be completed for the date set. After this, we had a lack of updates from Seddon (should have been weekly) and had to chase them for the progress updates on our plot.Months passed and no progress had been made. We did raise this issue with Seddon on a number of occasions but was always told there was no delay on our plot. Another month passed, not even a single brick laid and yet again we chased up Seddon and were told that there would be no delay. However, the next day, they informed us of a 2-month delay to our plot. This delay nearly cost us our house purchaser. Therefore, we had to move out early which forced my young family (children age 7 and 3) to move into temporary accommodation and put our belongings into storage at our expense. Seddon had no interest in this matter. They simply didn’t care about the impact on my family. Eventually, the delayed moving day arrived. We picked up the keys to find the house had mould growing on the skirting and walls in the lounge and under stairs cupboard and to this day we are still getting mould and a bad smell downstairs. We had been told the house had been professionally cleaned but when entering, it was clear it hadn't been. The floors and walls were covered in dust, debris from decorating/sanding down, paint on tiles/flooring/internal doors, kitchen doors full of dirty marks and the list carries on. The only positive thing about the state of the house was that it made us do a thorough clean throughout which aided us in picking up on many snags. Onto the snag list. We had over 115 snags and that's even after grouping snags of a similar nature. We had all toilets that continuously flush after being used with the only way to control this to turn the water off at the main isolator which isn’t ideal when you have young children. Other snags included dents and/or chunks missing out of nearly all internal doors, clear glass pane fitted in downstairs wc, mortar missing in brick work, nails sticking out the soffit ventilation slots, a leaking radiator, no flooring sealed, dead grass and the list continues. We complained about the cleanliness of the exterior immediately and when we arrived at our property the day after collecting our keys, we had a flood in the kitchen where Seddon had jetwashed the extension roof and water had leaked in through the velux windows.Over a month has passed now since we have moved in and we are struggling to get the snags completed as our house is the last on the Zodiac development. The site team has moved off even though the site hasn’t been completed and sub-contractors are still here completing the last remaining external works and the playground. Dates are being scheduled for the trades to attend our property and they either simply don’t turn up or if they do, then they only do a handful of items on the snag list or do not complete a job to a suitable standard and they then leave. Due to no onsite personnel, work is going unchecked and is incomplete We are both unable to take time off work and do not work from home. It is an inconvenience for us to be waiting in when people do not turn up.If I would have known the process of buying a house from Seddon I would have looked elsewhere. Extremely poor customer service. Avoid purchasing a Seddon home.Update 8 months on. The only positive thing I can say about the process is Charlie. He is the only person at Seddon I can recommend. He has managed to some truly magnificent work on the house and rectifying other people's poor care and workmanship. We are still waiting for a number of snags to be fixed or corrected. We have a range of items from cracked roof tiles, walls not square, tapping noise when running hot water, man hole covers not fixed securely. The contractors and sub contractors that Seddon used turn up without any notification, promising to be in touch but never, or come to fix one problem only to cause more. My advice to anyone thinking of buying from Seddon is to carefully consider my review and do some research. I personally would never buy a Seddon house again.Update. We have leaks in the roof and the slightest bit of rain the garden floods.2 Year update. Two years on and we still have snags outstanding. A garden that gets water logged any time it rains. Floor lifting in places . Mortar missing. Ensuite WC constantly getting blocked. WC not stopping once filled up and over flowing. Finding electrical sockets held into position by decorating cork as the threads on box backs have been damaged.

Beware! I recently paid a reservation fee to…

I recently paid a reservation fee to Seddon Homes. The sales adviser, at Hawtree Grove had many conversations with me. I was clearly informed that the Firgrove property I was interested in, would have a bay. I paid the reservation fee, based on that clear information, and paid for a property valuation. I later noted that the property was being built without a bay. I phoned, she said, "well if that is the case, we will have to do something about that" However, Seddon did not do anything. In short, Seddon are refusing to refund my valuation fee, only the £99 reservation. The sales adviser knows full well the content of our several conversations including "go for that one with the bay, there is more light", and "I will show you another property, but it will not have a bay like the one you are buying", rolling out a plan, pointing to the plan, and saying "definitely a bay". Also handing me a glossy photo of a Firgrove property, with a bay at the time I paid the reservation fee for the property. I am staggered by the unprofessionalism of Seddon and purchasers should beware, this is in legal terms clear misrepresentation. Seddon should be ashamed of their unprofessional way they have dealt with this matter. The sales adviser needs to own up to clear misrepresentation. W. Eckhardt

Very happy with our new home

We moved in to our new Marsden home on Seddon Homes' beautiful Belvedere development three months ago and absolutely love it. The development's sales advisor, Deborah, was welcoming and helpful from the moment we first visited the site and guided us through the various stages with enthusiasm. It felt as though she genuinely cared about our move and her positivity made the whole experience more enjoyable. Whilst there have inevitably been a few snags as is to be expected with a new build property, site managers Steve and Shaun have always been on hand to sort them out and we have been very happy with the build quality and finish. From head office to the tradespeople on site, everyone has been courteous and friendly throughout. Our house move coincided with the coronavirus lockdown but Seddons ensured we were kept informed and did everything possible to make the process as stress free as it could be in the circumstances.

Stuck up sales person…

Not sure how these guys sell any homes!!! We just tried to book an appointment to go in and see them and the woman basically told us not to bother. Maybe she should get off her high horse and realise her job is to sell homes!!! There are plenty of other people wanting to sell expensive homes, so will go there instead.Just for the reply... One none of that was explained and two, you should maybe ask our position rather than assume we are not in a position to buy. Very odd to just say no without asking some questions!!

First time buyer

Me and my partner moved into our Seddon Home at Blossom Gate in Congleton just over a month ago. After reserving in November, we were due to complete at the end of may (postponed by a month due to covid). We had the most amazing experience from start to finish with Seddon, with the help of Emma at the sales office and also Vic the site manager we happily moved into our first home. After seeing many concerning reviews about Seddon and new builds in general we were a little hesitant and nervous to complete. However we had no reason to be, there were a few little snags here and there, which we didnt pick up on, on the home demonstration but nothing major and they were all fixed within the first week of moving in, the quality of the home is brilliant. Vic did such a good job at making sure everything was up to standard for us to move in, and checked in regularly to make sure we were happy after completion. We had a home demonstration a week before completion day, where we picked up on things like paint work or scratches to doors, which were all fixed prior to completion. I believe both Emma the sales advisor and Vic the site manager will be going to the new Seddon Homes estate in Congleton.

Amazing home at Falcon Rise, Congleton

We had toyed with the idea of moving for a while but none of the new build sites in Congleton really met what we wanted until we saw the Falcon Rise site by Seddons.Immediately we fell in Love with the Lawton, each room has plenty of space. The site is located only 10 minutes walk from the town centre, and only 5 minutes from the canal making you feel like you’re in the country side. The build quality is to such a high standard inside and out, the fixtures and fittings are extremely good that you feel nothing really needs to be upgraded. (well maybe some soft close toilet seats would be nice) All the houses have great curb appeal making it a nice estate to look at, where as some of the other new sites are pretty plain. Although Christine wasn’t at our site from the start, as soon as she arrived you felt that you were being looked after and you could ask her anything and get a straight answer. Danny and the other builders have been great with the after care, sorting out any small snags we’ve had and doing a quality repair rather than rushing things. We wouldn’t hesitate to recommend anyone to Falcon Rise and Seddon Homes. Sarah & Huw

What a Worth Wile Journey

Buying a home is such an important milestone in anyone's life so do your research before committing to a developer and property, it really is worth it. For the past 3 years I have studied so many housing developers, seeing what is offered as standard, what's offered at an extra cost, reviews, real reports on quality etc. After narrowing down the developers we were interested in we then spoke with the sales staff. We spoke with the lovely Emma at Blossom Gate, what an incredible person. She genuinely offered amazing advise and you could see she had a passion for Seddon and their homes and we didn't feel like a £££ sign. Seddon offers so much as standard; turfed front & rear gardens, garden tap, fencing, porch light, flooring in kitchen, down lighters, door bell etc our estate even has super fibre wires in the house so the internet never drops. We have friends over to game often and no game lags (for all those who love to game also) Yes it's true Seddon do not offer incentives when you come to buy their house ... but they don't need to. Their houses sell themselves and are constantly in demand. Yes we could had gone to a different developer who would offer £5000 in vouchers for the house but a) they don't offer what Seddon does as standard and b) their quality and the amount of unhappy customers was alarming. Sometimes you have to spend a little extra to have a home which will last for life. What do I love about Seddon? They have WIDE houses compared to others who have LONG houses. I can not explain the importance of a wide house. You're not walking all over each other, it feels so much more spacious and you can do so much with the space you have. We have a Bowland house type (3 bedroom semi) and do not regret buying it ... everyone has complimented the space. We had 6 people over and everyone was comfortably sat in the lounge on our corner sofa without getting in each others way. Yes we've had snags, yes they have been a little slow at fixing our snags (they are still building half the development so it's understandable) yes some homes will have more problems than others (you get this with every developer because homes are built by people and not robots) but would I buy a Seddon Homes property again? 10000000000% You will not regret buying a Seddon Homes home. Do not be fooled by all the free stuff you get from other developers.

I recently bought from Seddon Homes and can honestly say I have not had any problems at all - apart from the slight delay in exchanging contracts but that was mainly due to my solicitor. I have never bought a new build before and I had heard that other people have had poor experiences with other builders but I loved the house so much that I decided that whatever happened it would be worth it. I need not have worried -everyone was very friendly and professional and helped me every step of the way. I would definitely recommend Seddon Homes to anyone looking for a new house.

Seddon Homes Letdown

Cowboys, price work, bish, bash bosh. Job and knock, get it done the fastest and cheapest way possible then cover it with plasterboard and cheap paint. Sold a dream but handed a steaming brown log. Every room has needed attention, never mind the front and back garden. When you get in touch though they are fast to send out their man in a van. Calm you down, reassure you. Nicely worded emails etc. But then they go back to the original tradesman and that’s that, the end. 9 week later your still without a shower and a grand of your own money down sorting it yourself. I have to be honest this is our third new house, and they are all the same these builders. Using cheap, fast trades and materials. Seddons are exceptional until you get the keys, then your on your own.

Mis-sold a leasehold!

We were mis-sold a freehold by Seddon Homes but in fact it's more of a leasehold!This transpired after trying to remortgage our house, the bank informed us of a restriction on title on our deeds and needed authorisation from Trinity (the land management company) in order to re-mortgage!!!. We were strung about by the lack of communication by the land management company and nearly lost out on our mortgage deal, we had to pay our solicitors to chase Trinity for a response, and also pay Trinity £150 for the pleasure!Now it turns out that this restriction on title on our deeds is for any changes to our home, and if we require any work, we have to go through the land management company who need to agree it first (even though they apparently are nothing to do with our home), after charging £150 for every agreement. This is on top of the uncapped annual fee's from the company which have been rising at some pace, like other reviews on here. Never trust the sales advisor at Seddon! Never again, a warning to all!

Hi Linda - So sorry you've experienced issues. We try to be utterly transparent and have always prided ourselves on this and it was noted clearly in your contracts that you signed? Nothing was hidden . I wish you'd contacted us when you had issues with Trinity as we would have given them a push for you. To be clear you do not have to ask Trinity's permission to make changes to your home only external changes as in conservatories etc. While it doesn't help you we have changed the way we set up our contracts and have abolished retrospective consent fees on all new developments from now on. I know this might seem too little too late for you however we do listen to feedback from our customers. To put this into perspective over the past 5 years we have built and sold around 1,000 homes, have a recommend a friend score of 95.2% which is well above the national average, and have numerous customer testimonial videos on our website so we genuinely are sorry you feel mislead by us :-(

Totally dishonest

After 2 years of living in our Seddon Homes development, we have found that we are now paying £70 more in ground rent for our freehold!Seddon Homes have sold our public space to a management company that are now increasing their annual fees! We were told that the estimated fee would be £250 but we are paying £320 a year now after 2 years. Wonder how much the rent will be next year!We feel like we have been mis sold a leasehold as we are paying rent for public space that is owned by another company (not Seddon).I've checked with the land registry and found out that we cannot even sell our home without the permission from the management company! (Trinity). This has caused us a lot of stress and unrest.

Hi Emily :-( We're sorry you're not happy and have been left feeling let down by us. We genuinely have not been dishonest - everything was clearly documented in your contract and transfer. We trusted the management company would not increase the fees exponentially. While it doesn't help you we have now changed the way we sell our homes and ALL new developments are sold with the residents being ultimately responsible for the open spaces and the way the management company works; meaning the residents would have to agree to any increased charges. Buyers do not have to obtain permission to sell their home but they do need a letter from the management company to confirm all fees are paid upto date which is pretty standard.

Would never recommend them

Had to give one star but dont deserve that we waited a year to get in our home once reserved they kept lying why the house was not finished, once in we have had problem after problem we have had 2 floods caused by cowboys they employed who left bags in our pipes the tiolet removed several times and house falling to pieces and seddon have always tried to blame others truth is th6wy rushed our home snd wont accept responsibility it is a shambles of a company and the director is an awful human only intrested in money

While we accept you did have a small overflow from the WC caused by poor workmanship (a company who we have not used since) we did put right the defects and resolve the issue for you. We never lied as to why there were delays - and as we said to you at the time - it was in no way in our best interests to deliberately delay customers moving in to their new home. You mention you waited over a year for the property then that we rushed it? I can assure you that 95.2% of our customers would recommend us to a friend or family member and are delighted with their home. May we wish you well for the future

I am so disappointed with Seddon homes

I am so disappointed with Seddon homes. We've been completely misinformed about the build process. Originally they told us our new home would be ready before Christmas, this was already delayed and yet again we've been told it will be may 2019 before it will be ready. We was given 28days exchange contracts informing us that if we did not complete we would be at risk of loosing the home. We complied with everything they asked but they misinformed us on numerous occasions about the build time. The build is massively behind schedule and has been for some time yet they've failed to be realistic with us. They've offered no help at all or an apology. We're locked into a contract and they currently have our deposit so we have no choice but to wait. because of how delayed the build is we don't have any accomodation sorted and don't know when the house will be ready. Seddon homes have left us in a horrible position the whole experience has left me with little respect for them. They have only been interested in getting a deposit from us then lied about the completion dates. I just hope nobody else experiences this level of service I really did expect better from them. Hopefully we'll have a home by summer 2019

Not good

We purchased a Seddon Home last year and have now found out that we were mis sold a “fleecehold”. Seddon advertise that homes are freehold but then work in cooperation with Greenbelt Group to hide covenants into your deeds for the like of the property to pay Greenbelt Group an uncapped fee, for simple tasks like removing dog foul at £10 per property! An annual fee of £125 soon rises to £500, with other uncapped fees added onto this. Google search Fleecehold and also Greenbelt Group before thinking of putting down a deposit. I wouldn’t want anyone else to be stung like we were.

Hi Holly - thank you for your feedback - we have previously reached out to you on facebook to no avail as we actually have no record of you ever purchasing a home from us? Just to be 100% clear however nothing was ever "hidden" in contracts it was clearly noted, and all buyers signed with restrictions noted in there. We have never "worked in cooperation" with 3rd parties as you suggest to hide or increase. We have however changed the way we set up management company involvement on all our new developments and the Residents will now have a far greater say on how the open spaces are managed.

Heather the sales exec and Johnny the site manager are both helpful and friendly, both go beyond their call of duty to smooth our the buying process. we are delighted with our new home. after one month everything is working as it should. only a few issues arose which were swiftly dealt with. Recommended.

What a total disappointment

We were so excited to finally have the green light to put pen to paper at Orchard Manor as it’s our dream forever home in such a picturesque location. The sales guy was new to Seddon however, he was so lovely. He took the time to talk through the plot and what we wanted from the house. He showed us a plot that was ready for completion and wow… what a complete mess inside. Chipped paint work, mouldy walls, damaged kitchen cupboards, marks on the dark windows, mouldy skirting boards and lots of other issues. When it came to the negotiation side of things, well… this is where it took a downward turn. We asked for flooring and were told by his manager that we could have option 1 which meant carpet in the bathrooms! Really? We asked about vynal at least and were told it would be an extra £550. Told him to call his manager back and negotiate for the extra which he did. He called us back and advised they were not going to budge and we were lucky to even get the first offer. Advised him that other builders in the area were offering 5% deposit plus carpets and upgraded kitchens. How do they sell houses if you can’t even negotiate the smallest of things? A dream location but a nightmare of a company. Safe to say Barratt, a true 5* builder have now gained a customer and couldn’t do enough for us. Maybe you need to see how they treat future customers, a lot could be learnt.

Nice House, good customer care

I bought a 2 bed property on the Hawtree Grove estate in Southport and am really happy with it. It is well designed and nicely finished and the small number of snags were quickly fixed by Seddon Homes. The sales staff and construction team couldn’t have been more helpful.

Really happy with our beautiful new…

Really happy with our beautiful new home, the site manager Zak at Weavers way has been exceptional with us, nothing is ever too much trouble for him and considering how stressful moving home can be we have been made to feel at ease and comfortable in our new home right from the start. His customer service is excellent and should be recognised as exemplary by Seddon homes.
