Purchased our dream home over 12 months ago now and thought I’d write a fresh review. Whilst yes there were snags and some discrepancies That weren’t initially resolved as quick as we might have liked Suzanne H has completely revitalised our love for our new home. All snags have now been completed to a high standard leaving us with a perfect home for many years to come. The development doesn’t look far from complete now and their is an amazing neighbourhood atmosphere along with some beautiful finishing touches such as trees, hedge rows and pond for wildlife to enjoy. If somebody were to come to me today and ask would I recommend a Seddon home I would 100% say yes.

From our initial expression of interest through to our moving in day and beyond, the team at the Zodiac Estate have gone above and beyond with their advice and guidance, their tenacity when chasing up the mortgage adviser and the solicitor and their after care provision.Despite the limitations placed on them by the Coronavirus pandemic, they worked tirelessly to move the process forward as quickly and efficiently as possible. Viewings and consultations were arranged promptly. They handled our weekly calls with patience and understanding. The builders explanation of the many new features of the house were thorough and comprehensive. Since we moved in they have frequently enquired as to our welfare and to the condition of the house. Any problems - and there has been just one small issue - have been dealt with effectively. They have even helped us to clear our rubbish bags before the bins were delivered by the council! We are delighted with both the house and the ongoing service.

Having just moved in to our beautiful new home at Seddon Belvedere, I would highly recommend a Seddon home. Although COVID-19 caused us a few delays, we were always supported by our amazing sales contact Deborah. She was amazing from start to finish and always went above and beyond to make the process run smoothly for us. The finish in our house is fabulous and we are really pleased with every aspect. The few small snags we have had were sorted straight away by the fantastic site team who have been really helpful and made every effort to help us when we needed them. Have visited The Hawthorns Let me around four times, both before and during lockdown. Have tried to get information from various site reps re the availability of the Mouldsworth home with a view to purchasing. On each occasion the reps were very unhelpful and lacking in knowledge of when the homes would be coming available. In fact depending who you speak to get totally different answers. Don't bother ringing head office as they are just as unhelpfull. We've now come to the conclusion that we are not meant to buy one and have given up altogether. Good luck with any potential buyers you'll need to find out everything for yourselves from the internet or council planning records. The actual show homes and quality in fairness appear very good.

Hello Tracey - we're sorry you are upset enough to leave such a review. We have not completed the development yet and there are still considerable works to complete and Lavender Fields is still an active building site. We are working with the local council who we are meeting next week to ensure all ongoing works meet the approved drawings and would ask you to please be patient while we complete these works.
With regard to your garden it was inspected and trail holes dug which showed no water was being retained. We had at the time you reported a wet garden experienced record rainfall but upon inspection there was no standing or pooling water. The Construction Director was in the meeting held with the MD and others to look at the photographs from the trail holes but as no water was there we are unable to assist with land drains. You are more than within your rights to contact the NHBC if disagree, and as an independent body they will advise you further

Absolutely shocking, from being bullied into completing because of a NHBC certificate saying it was habitable when it wasn't after being homeless due to Seddon being 3 months late to the absolute disgrace of a supposed new home. I moved from a 1900 Victorian semi and wish I had stayed put. Floors are uneven, thick dirty silicone everywhere, not a single wall is straight, garden has no drainage, windows all scratched. We moved for more bathrooms and now have 3, however the bath isn't siliconed in 1 and the shower leaks and soaks the ceiling in the other. The only bathroom we can use has a tap that's loose and the shower screen is fitted incorrectly. The guys managing the snag list are doing their absolute best and I feel for them as they are overwhelmed. Please think long and hard before buying in Keele as not one resident has had a good experience!

The quality built Brierley style house, is ideal for our requirements and the development is spacious compared to other new build sites.Throughout the whole buying and moving process, we have found the Seddon team to be very approachable and helpful. NOT VERY PLEASED THE HOUSES ARE VERY poorly built and customer care have been rude. Major gas leak due to badly fitting hob. Another problem the consumer unit tripped and a loud bang and burning could be smelt and the reason being the socket of the burglar alarm wasn’t correctly fitted and live wires were touching and the socket box was black.En-suite door fitted upside down.Door stops missing and this is a brand new house. Refusal to give customers a plan of the house by customer care to show where gas pipes are laid so that a fire could be installed.Porch pillars stone had chunks out of it and it took 3 visits by the stone masons to try and match the colour of the stone. Front flagstones loose.All internal doors damaged and Seddon plastic specialists had to make good.Bannister falling away from the stairs. Electric socket not fitted right upstairs caused tripping of the consumer unit.Burglar alarm can’t be used it goes off on it’s own. The sensor for the unit downstairs not fitted correctly.Most weeks residents burglar alarms go off and even at 2 am recently.Cooker hood damaged and new one vibrating against the wall cupboards. Kitchen draw not aligned causing grating noise. Kitchen fridge freezer fitted at the end of the wall next to the ovens and the utility door. This means you cannot fully open the fridge / freezer doors because the utility door is in the way.Boiler noisy required a new valve and the house is only a year old. A neighbour informed me their pointing needed doing but because their house was just outside of the customer care 2 yr warranty they were refused by Seddon Homes to have it done.No top soil put in the garden requiring a claim to the NHBC to enforce Seddons to do their job and provide it.Poorly laid lawns. I DO NOT RECOMMEND ANYONE BUY ONE OF THESE HOUSES YOU WILL REGRET IT. Most neighbours have had problems and one lost all power to half of their house as the electrics were not done correctly.Garage leaking water because the dry verge on the guttering wasn’t fitted right.One expects some snags but not all these and it takes time to get the jobs done and having to wait in. Customer care often ask for evidence with pictures instead of sending their tradesmen to assess the problem.My toilet was leaking and the problem was a chunk of cement had been put in the S bend.

I purchased a Seddon new build. Aftersale Customer services is a joke. I even escalated to a complaint, they ignored it. They dont even follow their Complaint procedure. Standard reply is ....we are sorry however we must advise that Seddon Homes do not propose to carry out any further works or enter into any further correspondence regarding this matter. Yep thats great customer services.I was told several lies throughout the sale process and given incorrect information. They just dont care. Once they have your money they are gone. They have sold on the leasehold without asking if homeowners want to buy it. Even though we were told we would get first refusal if they did sell it, which they wont and You have to fight for snagging to be completed. The whole customer service is a nightmare. Their score on trust pilot says it all. Just shocking.

Delays, lies, and lack of owning up to responsibilities. We moved into our Seddon Home 6 months after anticipated move in date a couple of years ago, and were basically forced to accept a house full of snags to complete. And now after reading this site have found out that we have also become victims to the fleecehold scandal. Our £115 annual bill from the management company soon rose to £380 seddon year and this years bill is £550!This was not mentioned at time of sale, and the solicitor that we used with Seddon just implied that it would be a normal annual maintenance fee, not uncapped as someone else put it!Watch out everyone, and always enquire about what you will be paying for.

Hello there - we're so sorry to hear this as we do have a policy of updating our customers fortnightly? Unfortunately as you've not given any details we're unable to check if this policy has fallen down somewhere. Covid 19 has had a major affect on build dates. Only one trade can work on a property at any one time. Build materials including roof tiles & appliances have been so hard to source and of course should someone on site sadly test positive for the virus the whole development has to shield to protect everyone. That said you of course should have been kept updated and if you haven't we can only apologies but if you would kindly make contact with your Sales Advisor to identify yourself we can look into things further for you.
