TrustpilotOrchard Manor, Grimsargh
Its two months since we moved into our new Seddon home at Orchard Manor and we are really happy with the quality of the house (both external appearance and internal finish), its location and the development it is located on. We have had great support and help from Heather during the buying process and Johnny, the site manager, for managing the handover and rapid completion of snagging list.

TrustpilotWeavers way
So we was looking for our first home to buy, we viewed many other developments but in the end we decided to go with seddon homes. Right from the start we was dealing with Andy at weavers way he was honest and polite, he explained everything in detail as we was new to the housing market, Any question wasn’t too much trouble. He let us view the show home we we fell in love with, it was well presented with only light fittings and blinds up at the windows this gave you a real perspective of what the house was really like, unlike some developers fill there show homes with unrealistic furniture to make you buy the dream. So the sales process continued and we came into contact with our solicitor and financial advisor all provided by seddons it all went so smooth we literally ready for ex changing contracts within a month of viewing, after this there was a few knock backs for completion but only a few weeks it was all worth the wait. We received the keys towards the end of January and are now settling in with only a few snags on the list but nothing you wouldn’t expect from a new build Up to now we have been very pleased with seddons and just a special thank you to Andy for everything he has done.

TrustpilotBe careful with what you cannot see…
Be careful with what you cannot see with a Seddon Homes house. Broken drains cannot be seen. We've had rats in the walls. As no one was aware of the hole within the first 2 years they don't want to know. Disabled child with rats in her bedroom walls. We got a 1 line email back saying basically they don't care as it wasn't spotted it (underground, under a concrete floor) within 2 years. How can you see your drains under a concrete floor? Avoid. As you can see from Seddons reply they take no responsibility for the issues you encounter once you get passed 24 months of being in there. Think on if you are wanting to commit to a family home. The idea you'd need to survey the drainage of a 6 year old house, as they suggest, tells you all you need to know about the quality provided. Not one shred of responsibility for their product causing misery. So very poor. As you can see from their reply no denial the drains are broken and have led to us having rats. Think on.

Hello Andy we're sorry you felt compelled to post this review. We didn't say we didn't care we said we can't investigate an issue that has only arisen some 8 years after the property was built and the original owners (you purchased the property from the original purchaser 6 years after the property was finished and assume your surveyor during the purchase didn't raise any issues with the property?) never brought this to our attention during the initial 2 year warranty period. We did advise you that there is still an NHBC warranty on the property and we advised you to contact them to see what they advise? Andy in response to your reply - you were not in the property 2 years from it being built - it was year 6 you moved in and we have suggested you make contact with the NHBC directly thank you

TrustpilotZodiac Warrington
Some people are wary of buying a new build property. Our experience is that, with Seddon Homes, the entire process has been a pleasure. Zodiac is a fantastic development where we agreed to buy our house in the early stages of the build. We have been incredibly lucky that everyone on site is so friendly, and committed to excellence in build quality and customer care. Nothing has been too much trouble, from the plot reservation, through options selection, build update, and handover, to post-completion sign off. Even after completion, we are still made to feel welcome and appreciated each day. The end result is a wonderful new home, delivered by a great team of people, who Seddon Homes should be very proud of. Particular thanks and praise are due to: Laura, Naomi, John and Ollie. Guys, you are superstars.

TrustpilotSharon (Sales Representative) @Hawtree Grove
Writing this review is a must for us, not because we had to but because we were compelled to do so by the kindness and care shown to us by Sharon. From the beginning, when we were just browsing, not looking to buy a property for a few months, to this very day ( 3 days after having moved in) she has been and still is a delight to work with. I work in sales myself, so seen as i know the tricks of the trade we have come across many people who are dishonest and just care about scoring a sale, and to us the most important thing was not to have a perfect journey but go on this journey with honest, trustworthy, reliable and hardworking people. Sharon has by far exceeded the expectations, fighting our corner when the waiting game was long and taking care of everything needed. We have loved getting to know her and working with her to see one of our biggest dreams come true. Kindness is what we value and your kindness has really blessed us. We couldn’t recommend her enough! We are grateful to be working with her to finalise the small details needed to make our house, our HOME. Sharon (@ Hawtree Grove , Banks, Southport), thank you for everything big and small, it hasn't gone unnoticed. From:Chris & Xhoi Doake!

TrustpilotStung into a "fleecehold" property
We initially had a good relationship with Seddon Homes, although their sales assistant was very pushy and needed us to sell our house before they would accept a reservation, of which we complied with. We finally moved into our house after a slight delay and there was the usual snagging issues that were rectified. There was an issue with the kitchen hob that was initially on our snagging list, that they refused to fix, blaming other companies - basically the kitchen fitters didn't do a good job and Seddon signed off on it!We had no surface on our road for well over a year after Seddon left the development, we felt like they had just left us with an unfinished street - still 18 months after the last house was finished, the road is not complete. Now the final nail in the coffin arrived, a bill from Greenbelt Group for maintenance fee's. This was mentioned briefly at sale, but having done some research it seems like Greenbelt and Seddon have been in bed negotiating contracts to extort customers - just search this website for Greenbelt Group!I'm really frustrated that we are now locked into a contract with Greenbelt Group for the life of the property! There are motions going in court at the moment with these so called "fleecehold" uncapped tactics so hopefully there will be some legislation soon to stop the likes of Seddon Homes putting these hidden things in the deeds of other developments. I have gone over our TP1 (deeds) and 3/4 is full of restrictions by Greenbelt, the worst is that we need a certificate from them to sell our own house! Totally locked into this money scam.

Awful service.Issues with build and sewer works at Belvedere site have been ongoing since new and 3 years still no ownership or resolutions. Sewer gas leaking into new build homes through internal drains and floorboards!Because it's intermittent, seddon turn up a few days after when the smell has gone and claim everything is fine. Happens multiple times a year, is disgusting and a massive health issue.

Good morning Chris - we're sorry you are still experiencing issues but as we have advised you previously we cannot be responsible for someone off the development discharging waste into the stream that surrounds the development. It has been reported to Yorkshire Water on many occasions and we also advised you to do the same at the time so they can investigate. It is time sensitive as the waste will clear so it needs to be reported immediately, To be clear there is nothing wrong with the sewers or drains or indeed the properties themselves on the development the issue is off site and we need the residents when it occurs to contact Yorkshire Water immediately.

We were buying a new build off plan (a first for us), and from start to finish we found the sales (Laura and Naomi) and site staff (Zak and Johnny) friendly and at all times helpful, prompt at responding to questions and issues and reassuring. Regular site visits enabled us see the house develop and reassure us that after living 25 years in an Edwardian semi we were making the right move. After moving in the inevitable minor snags were fixed quickly, including those reported after the 10 day list had been submitted. The house is lovely and everything we hoped for and I would rate the our sales and after sales expeience as excellent.

TrustpilotWould absolutely not recommend
We moved into the new development and provided a list of snags within 7 days that took nearly 6 months to fix instead of the promised 1 month (even with us having to chase multiple times). The aftercare has been absolutely poor to say the very least.
We were misled multiple times during the sale, particularly about fencing that was supposed to provide added security and privacy, 7 months later we’ve now been told this won’t be installed.
That’s not all. During the sale process towards the end of completion, the developer changed design elements in the kitchen without notice or explanation.
The combination of unfulfilled promises, negligent aftercare, and unprofessional and borderline rudeness from the after care team management has been very disappointing and would absolutely not recommend this developer.

TrustpilotRepeated Leaks and Flooded Garage, A Disappointing Experience with Seddon Homes
We purchased a home at Lavender Fields from Seddon Homes hoping for a quality build, but our experience has been profoundly disappointing.
Within a short period, we've encountered a total of 5 substantial leaks throughout the house, with one still unresolved. Each leak has taken considerable time to address, requiring multiple visits from various tradespeople. This ongoing disruption has caused significant stress, exacerbated by a severe lack of communication between the trades and Customer Care.
Furthermore, our garage has been completely flooded twice, each time with approximately 6 inches of muddy water. We were unable to move into the property the first time it happened due to the unresolved leaks documented above. Because nothing was severely damaged, Seddon Homes showed little interest in addressing the issue, despite our multiple efforts to highlight its severity. This lack of action left us unwilling to store items in the garage, leading to additional costs for external storage. As feared, it happened again. Although drains have since been installed, we have received no assurances that the garage will not flood again, which is extremely concerning for a company building homes across the country.
As a form of compensation, we requested the installation of land drains in our garden, which gets waterlogged due to rubble that hasn't been removed by the builder. The Contracts Manager initially assured us this would be done. However, Customer Care later reneged on this promise following a superficial garden inspection by their staff, which consisted merely of digging a couple of holes.
We had high hopes for our new home and have given multiple opportunities for Seddon Homes to resolve the issues. However, these recurring problems have made it difficult to enjoy. We sincerely hope Seddon Homes takes these concerns seriously and addresses them promptly for the sake of current and future homeowners.

TrustpilotAvoid, avoid, avoid!
Avoid. Avoid. Avoid. We wish we had read these reviews before getting involved with this god-awful company. The sales office lied to us about anticipated building completion, and then denied all knowledge. They took our money for extras and then piled on the pressure to exchange contracts despite them knowing that wasn’t possible. We were literally being called weekly, being asked for “updates” - they knew we didn’t have any!! They also changed the design of the house we were buying without even letting us know, and proving absolutely awful lies about the reason why! Fortunately we were able to pull out once we uncovered their lies, but only got a refund for our extras with the threat of the ombudsman. Avoid this awful company.

Hello there :-( we're sorry to read this. We're unsure which plot or development you purchased at but we do make it clear at Reservation that the deadline is 28 days and extras are non refundable. Regarding changing the layout of the property - again we're not sure what has happened here but must be a breakdown in communication somewhere along the line as we do work to working drawings which are shown at reservation and signed for as being seen and understood. As our customers sign to say extras are completely non refundable in any event the only reason we would have refunded them would have been that we caught them prior to being installed not because of any ombudsman. We are sorry you have felt that your journey with us was less than satisfactory but we do have thousands of happy buyers who go on to buy from us again and again. We are implementing new communication meetings with our buyers from next year so we can meet face to face to iron out any concerns or queries but understand this has come to late for you. May we wish you all the very best for the future

TrustpilotDisgraceful !!!
Earlier in the year, we rated Seddon Homes as good but since moving in to our new bungalow, there have been major problems. The after care is appalling. The shower had not been fitted correctly, causing a leak. The plumber who eventually repaired this, caused another leak in the bedroom, ruining the new carpet. We have been communicating with customer care but they do not seem to act on their promise to rectify the issue. We have now been told they can't send anyone until July 27th. This has been going on since early May. Disgraceful!!

TrustpilotSeddon Homes. Probably the worst experience I have…
Probably the worst experience I have ever had from a home builder. Previously I brought a wimpey home and that was like a 5 star holiday compared with this. Having moved in in august 2020, the plot that we purchased has a small area of POS opposite. Having mentioned the state of this area to Seddons numerous times we are now in April 2021 and this has still not been landscaped. Having already paid the grounds maintenance fee I assumed this would be a priority. How wrong was I. So, in feb 2021, being so fed up of looking at a pile of mud across from my new home I made the decision to rectify this myself removing all the debris and building material, placing a solid base, installing the proper hex plastic matting and using 6 ton of top soil ready for Seddons to seed as we heard a rumour they would be doing. After numerous emails back and forth, a few threats and a solicitors letter telling me not to trespass on public open space, today I received a letter from Suzanne Holsworth, their sales and marking director saying that they are going to take up the base and matting and place it on my drive. Absolutely horrendous experience, I would advise anyone looking for a new home to only consider Seddons Falcon Rise only as a last resort. Before I get any response, I forgot to mention that I have many before and after photos of the debris and general state, health and safety issues of the POS. In response to the reply, I would like to state, that I have on several occasions, stated in emails to Seddons that the PUBLIC OPEN SPACE has NOT been modified to accommodate further parking, but after waiting 6 months and following my niece falling off her bike on the POS due to the lack of uneven surface, barbed wire fence and building material being left, I made the decision to change the land myself to make it safe. Also, having spoken to my neighbour, the reason they complained is due to the fact that they thought Seddons had altered the land as theirs is just as unsafe as mine was.

Hello there Mr Chadwick. We're sorry you're not happy however we dispute that our Sales & Marketing Director said we were going to place the materials in question on your drive. We said we were going to dispose of them but should you wish to keep them to let us know and we would place them on your drive. The fact remains that works have been carried out by you on land that is not in your ownership and we're obliged to finish it to approved drawings. Your neighbours have complained at the works you have completed and we are simply trying to finish the road off to the agreed drawings and the hardstanding or additional car park you have created does not comply. Just to confirm the service or maintenance fee you have paid for only kicks in once the Man Co takes over the development so you're not paying each year and you have paid upfront for the first 12 months for when they do take this over.

TrustpilotBeware! I recently paid a reservation fee to…
I recently paid a reservation fee to Seddon Homes. The sales adviser, at Hawtree Grove had many conversations with me. I was clearly informed that the Firgrove property I was interested in, would have a bay. I paid the reservation fee, based on that clear information, and paid for a property valuation. I later noted that the property was being built without a bay. I phoned, she said, "well if that is the case, we will have to do something about that" However, Seddon did not do anything. In short, Seddon are refusing to refund my valuation fee, only the £99 reservation. The sales adviser knows full well the content of our several conversations including "go for that one with the bay, there is more light", and "I will show you another property, but it will not have a bay like the one you are buying", rolling out a plan, pointing to the plan, and saying "definitely a bay". Also handing me a glossy photo of a Firgrove property, with a bay at the time I paid the reservation fee for the property. I am staggered by the unprofessionalism of Seddon and purchasers should beware, this is in legal terms clear misrepresentation. Seddon should be ashamed of their unprofessional way they have dealt with this matter. The sales adviser needs to own up to clear misrepresentation. W. Eckhardt

TrustpilotFrom the start the process of buying…
From the start, the process of buying and moving into our new house has been a let down and left us questioning the decision of buying from Seddon. Seddon got us in quickly after reserving the house to pick our options and extras which we paid for that day under the impression the house would be completed for the date set. After this, we had a lack of updates from Seddon (should have been weekly) and had to chase them for the progress updates on our plot.Months passed and no progress had been made. We did raise this issue with Seddon on a number of occasions but was always told there was no delay on our plot. Another month passed, not even a single brick laid and yet again we chased up Seddon and were told that there would be no delay. However, the next day, they informed us of a 2-month delay to our plot. This delay nearly cost us our house purchaser. Therefore, we had to move out early which forced my young family (children age 7 and 3) to move into temporary accommodation and put our belongings into storage at our expense. Seddon had no interest in this matter. They simply didn’t care about the impact on my family. Eventually, the delayed moving day arrived. We picked up the keys to find the house had mould growing on the skirting and walls in the lounge and under stairs cupboard and to this day we are still getting mould and a bad smell downstairs. We had been told the house had been professionally cleaned but when entering, it was clear it hadn't been. The floors and walls were covered in dust, debris from decorating/sanding down, paint on tiles/flooring/internal doors, kitchen doors full of dirty marks and the list carries on. The only positive thing about the state of the house was that it made us do a thorough clean throughout which aided us in picking up on many snags. Onto the snag list. We had over 115 snags and that's even after grouping snags of a similar nature. We had all toilets that continuously flush after being used with the only way to control this to turn the water off at the main isolator which isn’t ideal when you have young children. Other snags included dents and/or chunks missing out of nearly all internal doors, clear glass pane fitted in downstairs wc, mortar missing in brick work, nails sticking out the soffit ventilation slots, a leaking radiator, no flooring sealed, dead grass and the list continues. We complained about the cleanliness of the exterior immediately and when we arrived at our property the day after collecting our keys, we had a flood in the kitchen where Seddon had jetwashed the extension roof and water had leaked in through the velux windows.Over a month has passed now since we have moved in and we are struggling to get the snags completed as our house is the last on the Zodiac development. The site team has moved off even though the site hasn’t been completed and sub-contractors are still here completing the last remaining external works and the playground. Dates are being scheduled for the trades to attend our property and they either simply don’t turn up or if they do, then they only do a handful of items on the snag list or do not complete a job to a suitable standard and they then leave. Due to no onsite personnel, work is going unchecked and is incomplete We are both unable to take time off work and do not work from home. It is an inconvenience for us to be waiting in when people do not turn up.If I would have known the process of buying a house from Seddon I would have looked elsewhere. Extremely poor customer service. Avoid purchasing a Seddon home.Update 8 months on. The only positive thing I can say about the process is Charlie. He is the only person at Seddon I can recommend. He has managed to some truly magnificent work on the house and rectifying other people's poor care and workmanship. We are still waiting for a number of snags to be fixed or corrected. We have a range of items from cracked roof tiles, walls not square, tapping noise when running hot water, man hole covers not fixed securely. The contractors and sub contractors that Seddon used turn up without any notification, promising to be in touch but never, or come to fix one problem only to cause more. My advice to anyone thinking of buying from Seddon is to carefully consider my review and do some research. I personally would never buy a Seddon house again.Update. We have leaks in the roof and the slightest bit of rain the garden floods.2 Year update. Two years on and we still have snags outstanding. A garden that gets water logged any time it rains. Floor lifting in places . Mortar missing. Ensuite WC constantly getting blocked. WC not stopping once filled up and over flowing. Finding electrical sockets held into position by decorating cork as the threads on box backs have been damaged.
