Great new home with excellent team

We are very delighted with our quality built new home at Zodiac Warrington. The amazing team, Laura and Naomi, are very helpful and friendly. They guided us along the way through plot reservation, contract exchange, option selection to final completion. Regular updates on the building progress also made us feel at ease.We finally moved in with just some minor snags. These were all fixed with the efficient coordination of the onsite manager John. We love our home. A big THANKS to the brilliant team.

Excellent service, well built home

We had an absolute seamless and efficientprocess buying and moving into our new home at zodiac estate warrington.Laura and Naomi from the sales team are just outstanding. They never got tired of responding to queries whilst we were making up our minds. Honestly, their impeccable service and manner were very key to our decision. Then I thought things will be different when we moved in but the onsite team led by John and Ollie were and still are super helpful.And the customer service team are prompt in responding to issues.To be honest, we have barely had snagging issues in comparison to what I have heard about new homes( and trust me I have been checking and checking and even got a professional snagger). I would not hesitate to recommend seddon homes to any new buyer. The houses are well built and the team are responsive. Atleast I can say that the team at Zodiac warrington are outstanding..

Great from first to last

From first to last, our experience in choosing and moving to a new-build in Roman Heights has been extremely positive. It was the third or fourth new-build estate we looked at, but for us it was the only one that had the right house at the right price in the right location. Sue, the first sales lady, enthused about the homes she was selling, but did not put us under undue pressure. And after the decision to go ahead was made, welcomed us back to answer our long list of questions and to make choosing kitchen colours, flooring and tiling an easy task. The handover from Sue to Lisa, who took over Sue’s role part way through our move, was smooth and efficient. Lisa too welcomed us back for several more visits and worked tirelessly behind the scenes to smooth out our move. And she has remained on hand since we have moved in, helping us when needed while also giving us space to settle. Matt, the site manger, promised us a mid-May completion date and was true to his word. Matt is something of a perfectionist who pays attention to every detail. It was fascinating to see the house progress from an empty shell to a finished home. Our snagging list was a very short one, and minor issues were sorted within just days. We feel the house and garden have been finished to very high standards, and our visitors have commented on this. Small things where Lisa and Matt have gone above and beyond have been appreciated: for instance a skip for our pile of packing boxes, watering and cutting the grass before we moved in, the provision of Council rubbish bins, and more besides. Would we recommend Seddon Homes and Roman Heights to others? Absolutely!

Bitterly Disappointed the stress isnt worth it

Edited Sept 2021: Bit of a long one but if you are thinking of buying from Seddon Homes or even new elsewhere, its worth a read.We have now been in our Seddon home for just over 1 year. As a result of my experience over the last year i have had to downgrade the rating. The 1 star is for the ease of purchase and customer experience of buying although i have since learnt that the information you get at that stage is not always honest.To date we have had over 100 snags in the house. The bigger ones include, 5 new panes of glass, refitting of two sets of french doors, new front door, removal of back door and re fitted, new door into the garage, stairs made safe (they were comming away from the wall and were not supported underneath), poorly drained garden (to the point i had to have land drains installed to deal with the issue and we are the top of the street too), new bathroom floors and the worst is the window vents leak air so in the winter the house is really cold; i am dreading this winter as last year the heating system struggled to cope with the cold house. To date i have had to take 16 days off work and there are still outstanding snags. All of the companies that come to fix the snags have not been very good and i have had a few failed appointments. One company to fix a roofing issue has not made contact with me since the original job was logged in January 2021 (9 months ago), i keep chasing Seddon but nothing. The design department also failed to take into account, when designing road layouts, how we would access our drive. The road which is classed as a private drive is not wide enough which results in anyone in the end two houses needing to reverse about 40m to the turning point. The only solution was for Seddon Homes to retrospective add grasscrete. To get that considered i had to seek legal advice and get the local authority involved. I will add though, the team employed by Seddon to fix snags were really good and knew their stuff and were professional. Its just a shame their contractors are not the same.So with hindsight would i do this again? Not a chance. Buying a new house should be easier than buying a previously owned one. The stress and agro isn't worth it and from speaking with people on the estate their experience is the same. It is a real shame though as the houses look nice but scratch beneath the surface and they are poor quality with cheap parts. We paid nearly £500k for this house and they used £1 light switches (3 have already failed) and the LED bulbs they put into the kitchen which cost us £110 per fitting, we have had 7 failed bulbs in 12 months. We have also had 3 failed smoke alarms which failed within 4 months so i replaced them with Nest Protect. On balance, they have used ideal standard taps and boiler which are much better quality.With many snags still outstanding and recently Seddon Homes telling me that they are not prepared to sort out the window vents (despite internal temperatures in the winter falling to 8 degrees next to the window, i wish i hadn't gone down a Seddon Homes route. The stress and agro isn't worth it, i haven't enjoyed living here this last year and from speaking with people around the estate and on Blossom Gate the issues are the same. I am now in the process of getting legal advice and looking to lodge a complaint with the NHBC. I feel exhausted with all this. Original review Aug 2020We have spent about 4 years looking for a house. We looked at many previously owned properties but none met our needs without spending significant money. We then came across Falcon Rise about 2 years ago and the sales person at the time put us off the development. I'm convinced that was deliberate. Either way, she left and Christine took over. Talk about night and day. Christine was informed, honest and transparent. She was upfront and told you a spade was a spade which I like. As it happened, they released the next batch of houses and we saw one (the Lytham - wow what a house) that filled our needs. We went for it. It took a little longer to build than expected despite covid but Christine was open and upfront about this so that was fine. We are finally in and we are so happy with the house. The build quality is high. Mod cons are limited and this is a weakness but it's unfair to lower a score based on that as I knew that when I signed. That's something the senior managers need to think through but overall we are very happy with the house and the process of buying the house was easier than anticipated. The team at Falcon Rise are great and take pride in what they do. Christine will help you through the process and you can trust you'll get what you want. I just hope that the long term product is as good as the service I received in the end. Can't recommend Falcon Rise enough over other developments and trust me, I've done a lot of research / visiting before finally committing.

We have just moved into the Ackworth at Falcon rise. It is a beautiful spacious house and we are delighted with it! There are still some snags to be completed but that is to be expected in a new home. From the moment we reserved during the difficult COVID period Christine has been the ultimate professional! She was supportive and on hand to deal with any issues along the way which there were a few due to the uncertain times we were in. She kept us fully informed at every stage and made herself available whenever we needed sometimes responding to emails late in the evening going above and beyond!! A massive thank you to her for everything she did it helped us achieve a dream! Looking forward to the snagging being completed by Danny and his team who have been on hand so far! Thank you!!!!

Ackworth Belvedere

We moved into our new home at Belvedere, North Yorkshire in November 2019. We love the situation of this site within the grounds of Malsis Hall with it's landscaped mature gardens. The quality built Ackworth style house, is Fantastic and the development is spacious compared to other new build sites.Throughout the whole buying and moving process, we have found the Seddon team to be very approachable and helpful. We’re very pleased with our lovely Brearley Home from Seddon. Our buying experience was great from the start; we looked at a number of new build sites around the Cheshire area but found none to our liking at all and we treated by the sales staff with a great deal of disdain. When we came to Falcon Rise Christine couldn’t have been more welcoming and treated us really well. We had a family bereavement and we also lost our first buyer due to Covid but Seddon kept faith with us and so we have with them. Admittedly we’ve had a few snags (what new build does not) but these have been dealt with promptly in the main. Since moving in we have identified a few more and we anticipate that they will also be remedied quickly. Danny and his team couldn’t be more helpful and actually despite the obvious trials of living on a building site, the trades are polite and friendly and make, what might otherwise be a difficult situation of living with noise and building work, bearable. We love the design of the house and the location in particular. The Brearly is a fantastic house, really pretty to look at spacious and well-designed. Don’t be put off by negative reviews on here. Make sure you pick a house that you like the design of, be clear about your requirements and expectations from the start. And be reasonable. Every single person I’ve dealt with at Seddon has been great without exception through some really trying times. But I like to think I’ve not be an idiot either and so it’s a two way street. Treat people with respect and you’ll get it back.

I moved into the beautiful Keele Development just before Christmas & am very happy with my stylish home.The whole team from sales to Site Manager were very helpful & went out of their way to accommodate my upgrades..The whole experience for me has been a positive one, yes there are snagging issues which you would expect in a new build home but at every stage the team have been back to ensure that these are corrected, there are still snagging issues to be dealt with but I have every confidence in the Seddon Homes Team to have these jobs completed.

Have to disagree considerably with many of the points of view on here.We found the whole process from the time we reserved to the day we moved in was excellent.Everything was explained clearly and we used a recommended solicitor who we would use again if needed. We got to see the house a couple of times when it was being built.My only criticism would be there's a limited choice of kitchens available.The sales lady was so helpful and lovely and the site foremen and workmen were great. We had a few snags which were sorted but nothing major. The houses seem to be much more solidly built than others we looked at which is why we were keen to move ro Blossomgate in the first place. We have great neighbours and are loving living on this estate as everyone we've met and chatted to are friendly. It will be good when the footpaths on to the field are open and everyone has moved in 🙂

After 40 years of living in our previous home we finally took the plunge to move into a Seddon home at Orchard Manor. We met Heather, our site Sales Advisor who was knowledgeable, professional and courteous throughout our interactions. Heather kept in touch throughout our journey and has always gone the extra mile to assist us. The Site Manager, Johnny has been attentive and supportive making our move a very positive experience. Minor snags have been attended to promptly and effectively. We love our new property and would highly recommend a Seddon home.

Orchard Manor

We've been in our home for the last 8 months. We dealt with Andy and Vicky who were very friendly, approachable and helpful throughout our house buying process. Time was taken to show us our home during the building process as well as answer any questions we had at the time. We received regular updates and were provided with support and guidance in personalising our house with the options we went for. Since moving in, we have continued to be supported by the two amazing site managers - Jamie and Harshal. The site managers ensured to check in and to speedily resolve any queries / small snags we had. We are very happy in our new home and find that the building and finish are done to a very good standard.

Strick, unempathtic and inflexible builder/business

Strick and inflexible business practices and robotic and unempathetic sales agents including the sales director. They don't provide much incentives for customers and neither they would like to negotiate much. I experienced this in their Hawtree Grove development in Banks, Southport. They force customers to pay for optional extras chosen even before mortgage loan is approved, so upon that when I asked for reserving the the optional extras with partial advance payments and asked just 1 week for full payment they denied and hence I had to cancel their reservation because they did not mind losing a customer like me for their strick business practices! I would ideally like a builder who is empathetic to customer problems and allow or make way for some flexibility! Also their builds have high yearly maintenance charges compared to other builders. Adding my reply here: Yes, my comments was deleted by trustpilot. unfortunately its not a very transparent world you see. Nobody values honest feedback! It does not matter if I cancel 100 properties, 37 to 45% of deal fall through in UK and mostly because of sellers inflexibility. Obviously your business was inflexible enough I did not had to threaten cancel in the first place! All I asked for was a weeks time with partial advance payment on the optional extras if this was not acceptable for you I don't know what is! No wonder Seddon homes has 3.3 rating in Trustpilot! Instead of being on the defensive with me just think about how your business can be centered around customers and their requests! Lastly, I can see that after I have cancelled your property it's still sitting in the market, unsold!! That's says a lot though!

Well, I have all the proof in my email since last year that I have been talking to you guys okay. So because this is an open platform, and now you are trying to act professional, I never knew you could type or write so calmly like this without applying emotions and threat. I'm not new to buying property and I've been in this buying property for 16 years, so I know the procedure and due process but you guys don't follow it. Can I reminds you that you forgot to mentioned here that I was falsefully accused of being disrespectful & my tone of speaking when I was being direct by calling you out, and your reaction towards me was extremely harsh and unprofessional, You could have resolve the whole issue amicably, but you refused, and you made your decision without any clarifications. Apology wasn't rendered which is the sad part. Thankfully this bulling & accusation part didn't work. As you know, my financial adviser was part of the emails of which he had to jump in, I will put his response below here. Ms Hxxx In respect to Mr Oxxx, I have known this client for almost 18 months and whilst I know he can be direct, there is a difference between being direct and disrespectful. Unless you have had a recording of the conversation between the client and your staff member, I am sure you will agree that “disrespectful” can be quite subjective. As a mortgage adviser with 30+ years experience, I have never yet been asked to complete an AIP with a “thereabouts” purchase price as all AIPs are predominantly based on LTV. Also, he was never actually, explicity told that you required an AIP in order to accept an offer from him. For clarity, for my part, I do think it is a strange way to do business in that the emails infer he has been lead up the garden path and if I have another client looking to purchase from Seddon homes I will ensure you receive a DIP which fits your requirements Sincerely

What a fantastic developer

What a fantastic developer I’m so glad we chose Seddon Homes in Congleton as a first time buyer. Barbra and Marissa have been amazing and so supportive with everything. We adore the area and the scenery. We have to pinch ourselves that we live in this beautiful part of Cheshire. They even take into consideration the local wildlife which is absolutely brilliant. From hedge hog friendly fencing to birdhouses. The builders Jamie and Anthony are so friendly and can’t do enough. We really appreciate everything they’ve done. When I walked into the lovely Astbury a 3 bed semi detached home on a beautiful, friendly development in Poulton le Fylde. Rural walks nearby with good access to public transport, trains and the M55. The Sales Advisor Lisa, was outstanding throughout the whole process. Always available to answer my questions showing care toward me, and taking the stress away from me, whilst I waited to complete. Do not buy a house with this company

Do not buy a house with this company. 15 months after buying my house we still have major outstanding snags. They cant fix anything first time, iys usuwlly between the third to fifth attempt they manage to sort something which speaks for the capability of the tradesmen they hire. When they are fixing something they often break something else in the process. The communication is shocking, you can send email after email about your outstanding issues and dont get a reply. I raised a formal complaint with them, that 6 months on nobody has even addressed.Avoid at all costs, if i could gove 0 stars i would. They completely ruined our first time buyers experience.

Beware of Seddon Homes developments…

Beware of Seddon Homes developments with estate management charges, or any other property with an association to Trinity Estates. They have shown a scary level of incompetence as managing agent at the housing estate on which I live. The estate is served by a foul pumping station with 2 pumps in the chamber, unbeknown to the residents one of these pumps has been out of action since at least mid 2021 which Trinity either failed to recognise or chose to ignore. This led to a real problem in the autumn of 2022 when the 2nd pump went down, it took Trinity 7 days to arrange for attendance to the pump by which time foul effluent was overflowing across the estate footways. The pumping was belatedly done at exorbitant emergency call out rates. Trinity continue to insist that the residents are liable for the costs incurred rather than acknowledging that their negligence and incompetence is the root cause.

Our dream home come true

Our family is super excited to move in to Zodiac next month. Although delayed for 2 months, it's definitely worth the wait for such a nice house and great location in Warrington! We are very satisfied with the service and support during the process, and the team deserves a shout out. Naomi and Laura are excellent in helping us on making the reservation and upgrade options, keeping us informed about the progress every two weeks, arranging the home visit and demonstration, as well as finalizing the completion and handover process. Both Naomi and Laura are so cheerful and helpful which made our journey so pleasant.Matt is also super efficient and patient in following up on the snags, including doing a quick fix within days, going an extra mile to fix some areas that we don't notice, and coordinating with the customer service for further follow up. It is understood that every new house must have snags but we are glad that all the snags we found could be fixed immediately and there are no major issues in our house so far! Looking forward to our new life in our dream home!
