Absolutely perfect Still Water at Glan Llyn

St Modwen homes has been an absolute dream to work with, moving home can be stressful, but the staff we have dealt with have been nothing more than amazing. Paula will literally bend over backwards to make sure that the sale goes through smoothly her efforts really made the process wonderful. Josh with the aftercare has been top notch, checking in with us to make sure everything is perfect and no question is too much hassle for him, friendly and genuinely wants to help to make sure our home is perfect and Callum who helped us some small jobs around the house was fabulous and would recommend him in a heart beat! Just wanted to say a massive thank you to the team overall have nothing bad to say.

The following review is my own personal opinion & experience of St Modwen Homes received to date. I purchased a new home on the HEATHY WOOD development, COPTHORNE in WEST SUSSEX.Homes built by this company are extremely poor quality. The materials used are the cheapest available on the market. The quality of finish is shockingly poor. Nothing is inspected prior to completion. All they are interested in is a seamless sales transaction. Once they have your money you are pretty much alone. Their attitude to snagging resolution is extremely slow & dismissive. The management team are inept & incompetent, hate being challenged, defensive, plus have a well rehearsed answer to everything. They will blatantly lie to you. Emails & phone calls simply get ignored. They even failed to turn up to an NHBC dispute resolution meeting at my property. What does this tell you?….This company has ‘NO’ integrity whatsoever & should ‘NOT’ be trusted. If my home was something I had purchased from the high street, I would have returned it immediately for a full refund. This only highlights how profoundly unhappy I am. Save yourself misery, high levels of stress, endless emails / phone calls & consider purchasing a tent from a camping shop instead. Before you commit, ‘I STRONGLY URGE’ prospective purchasers to cold call on random houses, so as to reveal the horrific scale of issues owners have & continue to experience. Below are the ‘MAJOR ISSUES’ I’ve experienced, in addition to the 150 + other items. You should not expect this from a brand new home:• En-Suite shower found not working upon moving in. Once rectified, after trying it for the first time, there was a major water leak through the ceiling to downstairs.• Boiler replacement after 4 months, due to the incorrect kilowatt output having been installed. My radiators were not getting hot enough.• Patio doors very draughty due to the under cill not being sealed.This was flagged on a pre-completion inspection, but totally ignored, with the property allowed to proceed to completion. Rather underhand.• Rear garden excavated due to no electrics being installed to the garage, despite this being an included core specification feature for my type of property. Now the turf has been left uneven & patchy through no fault of mine. The lawn is also severely waterlogged.‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️This company deliberately ‘manipulates’ their rating review scores to their advantage, by requesting homeowners to provide reviews, whilst the site technicians are attending to snagging works. The individual technician may well deserve a positive review, but the company does not warrant receiving this. Remember your home is your biggest financial asset. Do ‘NOT’ give your hard earn't money to this developer. Sadly you will live to regret it as I have. And please no generic nonsense reply required. You know who I am, where I am & have had every opportunity to make good, but sadly failed miserably. This developer is rotten to the core, ultra ‘low end’ Mickey Mouse. They should be thoroughly investigated by their regulatory body, stripped of their licence / accreditation to build houses & instead focus on playing with Lego. If you are seeking a ‘bodge it & leg it’ style inferior product with 150 + snags, coupled with poor customer service, then you have most certainly found the right builder! ‼️⚠️‼️⚠️‼️⚠️‼️⚠️STEER WELL CLEAR. Shout out to the team at Stillwater, Newport, South Wales

We completed on our St Modwen home on 31/05/24 and I’ve been really impressed by the level of post-completion after care we’ve received since we moved in. All issues have been quickly sorted and we’ve been kept up to date with progress at all times. I particularly want to call out Callum and John for the support they’ve given in completing all jobs that have needed doing in our house to a very high standard. I have been really impressed by the team at the Stillwater site in Newport, South Wales, with nothing being too much trouble. Thank you so much guys. You have helped to take the stress out of moving. Great at Glan Llyn 😊

We bought our first new build through St Modwen on the Stillwater site in Glan Llyn and they have been amazing from start to finish. I don’t think we would have got there if it hadn’t been for Paula’s (sales) constant chasing of the chain. She was often the only one who knew what was going on as she spoke to every level of the chain unlike our estate agent and solicitor and kept us regularly informed. Post move, both Paula and Josh (customer services) have been fantastic. They have dealt with issues promptly and effectively. I would highly recommend them. It’s a shame there are so many 1* reviews. Perhaps some sites are better than others, or they are written by competitors 😔. Suggest all the 1* reviewers move to Glan Llyn 😜 as this team are fantastic! Massive thanks for making our move and transition an easy one!

Avoid at any costs

We have paid for upgraded kitchen but standard units have been installed. We have to wait more than 3 months to actually get this case moved forward. Constant changes of customer service site manager (3 person in 14 months) and not very supportive team with their call centre (asking me to give them 5star review so she can get a free lunch). Only bonus goes to Louise as she actually tries to help with all the issues. In general low standards happily accepted and promoted by this company is their daily bread and butter.

AVOID LIKE THE PLAGUE!

St Modwen Homes are the worst company to rent or purchase a property from. They have not resolved a mould and damp issue on a property which has persisted for 6 months. My sister and her partner are due to have their first child in a less than a weeks time. They have a customer service team which are not qualifed professionals who are commenting on construction related matters. I have persisted with them to try and reach a resolution to no avail. Stmodwen homes do not care. Avoid this company like the plague.

I have been in a new home at Heathy wood for just over 1 year now, we have had to fight to have the garden rectified due to badly designed and installed drainage and there are still so many items outstanding they should be embarrassed instead we are constantly fighting a battle for them to manage and rectify the issues, this is the first time ever that I regret buying a new home. thank you for your repones, I am in constant communication with your aftercare team with little outcome, and they are fully aware of the problems as well as all the other problems before we moved in.

Great after sales support!

The after sales support has been fantastic. The very few snagging issues we have had within the property have been resolved quickly and to a professional standard. Tanya & Lauren have been brilliant with responding to us in a timely manner, supporting our busy schedules with flexible timings for technicians to attend. We had Lee pop round just the other day to carry out some minor works and his and previous technicians work have been clean and efficient. Where do I begin, once upon a time I walked in to the St Modwen sales office at Locking Parklands where I was warmly welcomed, shown around and sold the dream of owning a St Modwen home, from then on it turned into a nightmare. I was being pressurised to complete and persuaded to use St Modwens recommended solicitors otherwise they would pull the plug on the deal (I wished they had now). The build quality is 3rd world, we had a professional snagging report carried out and St Modwen dismissed 99% of the issues as either my fault or the snagging company not knowing what they are doing, some of the issues we had were the following; Air bricks below ground level and covered in tarmac,Fire doors not fitted to regulations,Walls not straight and out of allowed deviation,Upvc frames cracked,Water leaking through ceiling on 2nd floor but not covered under warranty due to boiler in the kitchen not being serviced at exactly 12 months,I could go on but the very worse was the roof not fitted properly and causing damp and mould in the lounge and kitchen, this took over 12 months to get it fixed.Their aftercare is awful, the girls at the customer services are patronising, rude and haven’t got a clue what they are on about,St Modwens own fix it guy doesn’t understand simple instructions,Its got so bad I am on anti depressants due to the mental stress this has caused me along with anxiety of whats going to be wrong next.I have learnt some lessons through this ordeal, Sales team are liars once they get you hooked,Aftercare team are clueless,Customer services manager is useless, yes she did attend my property due to the issue of damp also found other issues herself which she said were not acceptable but again nothing was done,The fix it guy can only fix things with a silicone gun,St Modwens recommended solicitors have the developers interest in mind NOT you the buyer,It should be illegal for companies to treat customers this way, I feel sorry for the buyers on Handley Place as all the cowboy contractors and less than honest sales team have moved over there. They should be called St Bodgewen not St Modwen. NEVER AGAIN, AVOID AT ALL COSTS !!!!

Glan Llyn St Modwen

We had a lot of interactions with the team during purchase, Simon and Toni, which was very good. Our interactions with site managers and customer service just after moving in, namely Matt, Liam and Josh, has been excellent, always prompt and pleasant. The team on site (including all contractors ) are brill! We did not have any major issues (nothing major and so far definitely nothing worse than an older house). No complaints so far!
