Following a full review of the situation, we can confirm that the viewing appointment was originally arranged for 13th June and was subsequently rescheduled to 20th June after you contacted us to advise that you would no longer be available on the original date. With regard to the confirmation email, during your conversation with Andy you referred to an email confirming the viewing appointment. Having investigated this matter further, we established that the email had been sent by a colleague from another branch rather than directly from our Stafford office. Unfortunately, this resulted in a delay before the amended appointment became visible across all branch systems, which initially caused some confusion when the booking was queried. Once identified, the issue was clarified and steps were taken to resolve the matter promptly. We would also note that the vendor was contacted and kindly agreed to accommodate a viewing on the same day, ensuring that your journey was not wasted and that you were still able to view the property. Regarding your comments about the telephone conversation, our records show that the initial call was handled by a member of the team who became distressed by the nature of the discussion, at which point the matter was escalated to Andy as Branch Manager. We take the wellbeing of our staff seriously and will always support team members where interactions become difficult. Having reviewed the call, Andy was attempting to investigate the issue and provide an explanation regarding the booking discrepancy. However, due to the nature of the conversation, he was not afforded the opportunity to fully explain the circumstances or offer an apology before the call was brought to an end. We do, however, recognise that the situation was frustrating on all sides and appreciate that the confusion surrounding the appointment led to understandable disappointment. Whilst we regret that your experience did not meet your expectations, we are satisfied that the team acted appropriately in investigating the matter and in arranging an alternative viewing at short notice. We’re pleased to hear that you found our viewing staff welcoming and helpful, but we’re genuinely sorry to learn that you were unhappy with your experience during the negotiation stage. We have now completed a full review of your offer and the contact during the negotiation. I have personally listened to the recorded telephone call between ourselves and the owner of the property. I can confirm that the conversation was handled in a professional and appropriate manner, and the instructions provided to you accurately reflected the seller’s position at that time. To clarify the negotiation details: your initial offer was £55,000 below the then asking price, which represented a reduction of approximately 22% off the sale price. The owners specifically instructed us to advise that their counter-offer would be £240,000. This figure was already a reduction from the previous asking price and it had been agreed as part of our Boxing Day sale event, during which the seller chose to reposition the bungalow to encourage renewed interest. We are sorry that you felt Joanne was rude or condescending. This feedback is taken seriously; however, it is very much a one-off when viewed against the many reviews we have received that specifically mention Joanne for being helpful, professional, and supportive throughout the sales process. Having listened to the telephone calls and reviewed the emails between yourself and Joanne, in my opinion the communication was incredibly professional and I can only surmise that your negativity towards our staff member is due to your very low offer on the property being rejected by the seller. Regarding the subsequent price adjustment to £240,000, this reflects the seller’s decision to formally align the asking price with the figure they had already instructed us to negotiate from. It was not a contradiction of earlier advice, but rather a progression of the marketing strategy. We regret that you left feeling dissatisfied and would welcome the opportunity to discuss your concerns further at Director level.
