We called Gemma for a property in St Albans and asked her specifically if there was any official views or offers from anyone else as we were desperatly in need of a place for our family. She said no, you can come and view it, after our view on 4 Nov, we called her and told her we liked the property and told her also that we have another viewing, then we will make a decision, she said in this case she will not advise the landlord yet unless we cancel our other booking. After talking to my wife, we called ger back in 30 min and also sent her a message that we are happy to cancel our other viewing and make an official offer. We called her and sent messages all day on Friday without any respond and eventually she called at 16.00 to tell her that they decided to give the property to someone else becase he was a single guy and we are a family. When I spoke to her on Thursday, I told her about this exact situation and how it happened to us many times and she told us that this would not be the case and there is noone else. Not only Gemma and Gem lettings but the all estate agents and their representatives should stop seeing tenants as a commercial object, there are lives, children and their education at stake. When I told her that I lost the other property also because she told us that if we cancelled it she would put our offer through, and also told her that we are recording the call and if there is any law against what she and the landlord are doing we will fight for our right, she started lying and said that the other tenant also has a family which will move from abroad. They should all know that this market will turn around soon and tenants and buyers will remember the estate agents that are providing a service where they treat people as humans.

Requested to view a property through Gem Lettings and dealt with Gemma O'Sullivan directly. After viewing the property we decided we would like to rent the flat. We met the landlord during the viewing and him and his wife were really nice and very friendly. Gemma then started the onboarding procedures and I have never experienced such a rude and unprofessional service in my life. Our move in date was pushed back 3x's, Gemma took ages to respond to any emails and would never answer the phone if you called. We eventually had a move in date in the diary so we handed in our notice on our current property but the week before we were supposed to move Gemma informed us that the landlord had decided not to rent to us anymore, effectively making us homeless with 1 weeks notice. Gemma would not return our calls and emails, we had transferred all the money (inc Gemmas fees), arranged movers and were ready to go. We were totally shocked that this could happen at this stage in the process. When we weren't getting any response from Gemma I decided to reach out to the landlord directly via Facebook and we had a call and smoothed everything out. it turns out Gemma had been telling LIES! to the landlord, saying we were being difficult and that she could get the flat rented out for more money. He asked Gemma what should he do and she advised him not to rent to us and she would deal with it. The landlord had no idea about us effectively being made homeless, that movers had been booked/paid for and he was shocked at her behaviour. We ended up staying in the flat for a year before moving on. The landlord chose not to rent his property through her again after her behaviour. It amazes me that she still has a business after reading some of the reviews left on this site. DO NOT use her to rent out your property or if you're a prospective tenant. She is a a liar and rude little girl.

As a tenant you generally have no choice of the agent. ..... As a landlord you have the choice of many ! I have been letting several properties out via Gem Lettings for many years now. The company is consistent, conscientious and caring. It has a far more personal touch than the larger agents in that Gemma is personally involved with you, your property and the kind of tenants that you require. In addition the fees are very competitive and the service both hassle free and outstanding. Most importantly, as a landlord, I have the utmost trust and confidence in the company to manage and respect my properties.

DO NOT USE!!!

DO NOT use if you're a tenant or landlord. Gemma is rude and unprofessional. Rented a property through her in 2016-2017, but before we did she put us through hell. Gemma told lies to the landlord about us and he decided not to rent to us 1 week before we were supposed to move in. We had given notice on our current property, booked/paid for movers and Gemma told the landlord she could get more money for the flat and not to use us. I eventually cut Gemma out and went direct and sorted it all out. He has never used Gemma since.

Have recently moved to St Albans and were using many estate agents to look at properties. Gem lettings were hopeless at getting back to me regarding viewings. Had left numerous messages for Gemma who never returned my called despite who ever I spoke to telling me she would. Other estate agents were fantastic and helpful in finding a property that is good for you. Frosts were the agent we end up going with and they have provided great service the entire time.

Back in 2015, my first night in the flat I was renting through Gem Lettings, I discovered it was infested with rats. I could hear them scratching about in the walls and the ceilings and discovered the next day that they had chewed through the wall and were living in the hob extractor fan. Gem Lettings and the landlords knew about the problem but claimed they believed it was dealt with and didn't disclose it to me which was really disappointing. The previous tenants refused to talk to me about the problem. They very reluctantly let me out of the contract, I paid 1 months rent but only ended up staying one night. A very unpleasant experience which has put me off renting for life. Response to response, I don't have the wrong agent.

Absolutely fantastic experience with Gem lettings, we were with Gem lettings for roughly 7 years, Gemma always resolves any issue within the properties promptly. Gemma also had to deal with an extremely delicate situation, this was with an extremely volatile and intolerant Neighbouring landlord, who was intent on having us removed for some 3/4 years, with some wild, whacky and disturbing accusations. Anyway Gemma dealt with this professionally, and we were happy to stay. Sadly we had to go to citizens advice, as well as contacted lawyers to deal with this harassment. Gem lettings has some wonderful properties, and deals with all concerns. Highly recommended to all. 😊

Very poor and unprofessional management of a recent letting attempt we had. We placed a deposit on a property within 3 hours of seeing it. Gemma allowed for more viewings the next day and we subsequently lost the property to other tenants after Gemma told us all was 100% confirmed. Extremely disappointing result and clearly poor management of the landlord by Gem Lettings. Cant help thinking we would have been succesful if we had gone with the other agent who clearly had a better hold of the situation.
