GoogleI have my apprehensions dealing with agents but Karen Rawlings at KFH proved me wrong! She is a professional and a sweetheart who guided and helped me through out the process and been very patient with every question / doubt I threw at her. She even took time out of her busy schedule and organised another viewing upon my request, which she is not obliged to do so ! This shows her conviction and care for all parties involved ! It’s a pleasure dealing with her and I have already recommended her to so many of my friends ! Thank you very much Karen 😊 you are the best !

GoogleI am deeply disappointed with the service provided by Rianna at KFH. Her unprofessional and uncaring attitude has left me with a negative impression of the company as a whole. Firstly, Rianna stated that contacting her through the WhatsApp group was not an option and that all communication should be conducted via email. Following her instructions, my partner and I sent an email the day before to schedule a viewing appointment for the next day. Rianna replied, stating that she had checked with the current tenants and confirmed our appointment for 1:00 p.m. in the afternoon. However, our frustration began when we tried to contact Rianna through email again to confirm the appointment or ask for further details, we were informed she was out of office for a week. What was utterly shocking is that she hadn't actually scheduled our viewing in the system. This resulted in us making a needless trip, costing us travel expenses and wasting valuable time. As we're not located near Canada Water, the journey was not a trivial inconvenience. Moreover, the lack of a proper solution or assistance from the other staff members present today only exacerbated our disappointment. The entire experience has raised serious doubts in our minds regarding KFH's overall level of service and professionalism.

GoogleMy wife and I tenanted a home managed by KFH for the past 2.5 years. Over this time, we found KFH Canada Water to be repeatedly complicit in the landlord's behaviour--including the outright refusal to remedy physical hazards (such as poorly fitting door furnishings that were causing trips and falls onto hard surfaces); as well as repeated stalling of maintenance work such as water damage, damp, fungi and mould; a lack of running water to the dwelling's only bathroom for weeks at a time (at one point, KFH suggested washing ourselves with a bucket because the landlord's plumber friend was on holidays and unavailable for a lower-cost repair); defective heating valves causing heaters to run uncontrollably during warm months (and some not run at all in winter); and a series of others. Maintenance tasks were prolonged due to the landlord's repeated assertion to use unqualified (or partly qualified) labour of friends and relatives, who often had less of an understanding of the defective system than ourselves and would only attend the home in their spare time, which could be weeks after we flagged an urgent defect (and spread over several unsuccessful visits--with any temporary fixes often relapsing within days or weeks). The longest defect (the house's heating) remained unresolved for 287 days, and we were repeatedly gaslit that there was no defect over this period. When these "contractor" friends attended the premises, they were repeatedly shocked at the conduct of KFH and the landlord--in particular the lack of urgency regarding these defects. After the continued transgressions and ongoing issues with the bathroom water supply--this time escalating the matter due to my wife's pregnancy, we received a Section 21 eviction from KFH. Within 48 hours of our vacate date, KFH had listed the home for rent on Rightmove at a £525 pcm premium. It is important to note over this time that our regular inspections indicated that we were treating the property well throughout the tenancy, and we never missed a rental payment. The only damage reported by third party inspectors upon our departure were previously flagged defects. Out outstanding complaint with Southwark Council will now also include the Section 21 notice being served by KFH soon after a repeated relapse of the bathroom water defect. The landlord was clearly inexperienced. Our understanding is that we were their first tenant and that they had inherited the home. For this reason, they were in greater need of KFH’s professional guidance, particularly in scenarios where their transgressions overstepped legal boundaries. In my 10+ years in the real estate sector, overseeing thousands of real estate deals around the globe, I have only ever encountered this level of unprofessionalism on one or two occasions. That’s not company to aspire to!

As first time renters we have had quite a bad experience with prospective landlords while looking for a short term let but Alex DaSilva from the Streatham Hill branch has done his best to ease the disappointments we have had and has pulled out all the stops to find suitable accommodation for us in our time of need. Untrustworthy and awful company. Do not rent from KFH ever and particularly a managed property. The management team are appalling and the staff turnover is unbelievable. Any works required to the property took months and some were never done. At the end of the tenancy our security deposit was held for a month (for no good reason and industry standard being 10 days) at which point we were told the landlord wished to retain two thirds of our deposit (having completed on the sale of the house the previous week). The house was in awful repair when we took it and the items listed to justify the retention were already there at the beginning of the tenancy, beyond our control / wear and tear or completely overpriced for repair by KFH. The management team, and Jonathan Munoz in particular, are obstructive and untrustworthy and we will be picking matters up with TDS and ARLA accordingly. Avoid KFH at all costs.

Very quick and enthusiastic approach to valuing the property and, after deciding to engage them, quickly organised a series of viewings managed by several of their staff in the branch. Achieved a series of offers within their stated timescale which were within the parameters I had expected (although noticeably below the valuation and top range figure - typical in my experience). After acceptance of the offer I felt at times that they were acting for the purchaser rather than me (vendor) when I was hoping for rather more pushback to the purchaser's demands - again fairly typical in my experience as they are focussed on getting the sale to completion and receiving their sizeable commission. I am always surprised at how much agents charge in comparison with solicitors where the legally significant work occurs and where mistakes really can cause huge difficulties. Finally, the bill settling was a little annoying as they kept forgetting the agreed variation made when they were appointed.

Who doesn’t love rats eating each other in the kitchen and poo droppings in the toaster? Apparently Sujata at KFH loves it as she said the house is habitable to stay in! Plot twist: The real rats were the ones blaming us for the infestation (saying not to leave the back door open - oh don’t you worry, our deranged neighbours constant screaming alone made us think twice about keeping any entrances open), and failed to mention a shoddy floorboard that directly led to the sewers. Ever since moving in, we have had non stop issues every single month - from dangerously fitted boilers to leaks to finding rats in our bin. Constantly undermined, not being taken seriously and having to chase time after time. Anyway - we’re out now! Tarraaaaa

I liked all the staff in the West Hampstead branch, who were responsive and helpful always.I disliked having always to pay so far in advance to get anything done. Negotiating the maintenance teams who could help before I had a new tenant was very difficult. I regretted moving from my old agent more than once.The new tenants are in almost a month and not a penny of the rent they have paid has yet come to me. I await to see if the payment system is as efficient when it comes to putting the rent in my account.
