Atik is one of the best guys here he did helped me with everything from the start and he’s making sure that’s i always have the best time in Enclave and also all the staff are amazing and the building have everything that’s you need from gyms to cinemas and also they do some activities that’s you can meet up the people that’s live in the building and make some new friends.

I had the privilege of residing in Enclave for a year, and during that time, it became far more than just a place to live, it truly felt like home. One of the most remarkable aspects of this residence is the uplifting and welcoming atmosphere that envelops you the moment you step into the building. Living here afforded me the opportunity to connect with individuals from a diverse range of cultural backgrounds, fostering a strong sense of community that I deeply valued. The nighttime staff, in particular, were exceptionally attentive and supportive, contributing significantly to the overall sense of safety and comfort within the premises. I would especially like to commend Wasif, a member of the reception team, whose kindness, professionalism, and unwavering helpfulness left a lasting impression on me. Equally commendable is Elizabeth from the morning staff, whose courteous demeanor and professionalism consistently stood out. Without hesitation, I highly recommend experiencing a stay at Enclave, it is a place that leaves a lasting impression, both in heart and mind.

Asked on reception this morning the price of a studio, as it was recently £1400/ month bills inclusive on a 12 month deal. Was told there's now a "new" deal, at £1533 a month. Booked a viewing this afternoon, turned up and the price has magically gone up to £1650! This was after Sara had to "check" the price as she said it "changes every day" . She then refused to show me around saying the price won't "ever" go down again. I just think it's confusing nonsense. **Update: 1 week later, I had an email saying the original offer (£1400 a month) was back! After being told this would never happen. However, have given it a miss as it's clearly where intelligence goes to die.

That said, we always aim to be as transparent as possible and our website is updated consistently for accuracy. The all-inclusive rent rates are also detailed on the website so there are no hidden costs. I can see why Enclave is only 60% full if that. I had a viewing and first I was told the studio flat was £1454, then spoke to a lady just before my viewing and was told it was £1570 ....came and saw the building. There are plenty of perks but the studio was small. I was then informed that the price of the room I saw was actually £1663....and sent a virtual tour of another room at £1570. On Zoopla they are still posting studios for £1000 for the studios. False advertising and I see other reviewers are experiencing similar issues.

For Enclave, or whatever it’s about to be renamed to since they have been brought out - 1 star is generous. I’ve been here since the building first opened, and the level of inconsistency, poor management, and lack of accountability has been exhausting. I would also be weary of positive reviews as they once incentivised those with rewards and prizes. Screenshots attached. The biggest issue is the rent pricing. It feels completely arbitrary. I’m in one of the smallest studio flats on a lower floor, yet I’ve repeatedly come across residents in larger one-bed apartments on higher floors paying less. There’s no transparency or fairness in how prices are set. What’s worse is the lack of loyalty or recognition. Those of us who moved in early, dealt with the initial issues, and helped build the community receive no incentives, no meaningful renewal offers, and no acknowledgment at all. Beyond pricing, there are serious operational concerns: • Ongoing cleanliness issues in shared spaces. You’ll find mouldy food, rancid smells, broken items (someone literally just destroyed the pool table) and more. • Safety concerns and inappropriate conduct have been reported several times. • Private information breaches from their own systems. I’ve had my personal number & information accessed for someone’s own interest when my information should’ve been protected. • Residents getting trapped in lifts. The lifts here are not safe and constantly out of service. If you live above the 3rd floor this is extremely tedious to take the stairs. There are 48 floor here. For the size of these studio flats, the pricing simply doesn’t reflect the reality of what you’re getting. I expected better from a building positioned this way. Instead, it’s been frustrating, inconsistent, and disappointing. Having been here from the start I have left a lot of issues out. Save your time, money & sanity by living elsewhere. People rarely renew here for a reason.

Been living in this building for few months and I am absolutely grateful to the night staff - Wasif and Abas are great at handling any issues and provide quick assistance. They are good to chat to too! The amenities are top notch with everything available right inside the building.

In my opinion the best part of Enclave Croydon is the friendly and approachable reception staff. Always greeted with a smile. Peter always goes the extra mile to assist with any issues i have raised.

I emailed them in July'24 because I wanted to rent this place and had some queries. Noone responded even after following up 3 to 4 times. So I eventually found another place eventhough I originally wanted to stay here. When I moved to London in November'24 I decided to give them another chance so I visited the place in person. I had booked a tour via their online website but when I went to the building, they casually told me 'oh that doesn't work , there's no showing company today and that you should have called instead'. I actually did call but noone responded. So clearly communication lines are really poor for a building which has almost 800 rooms. But the lady in the reception was understanding so she gave me keycard access to selected rooms for me to view myself. But then I had so many questions but noone to ask to! And one thing that really put me off is the co-working space and gym. It's really small considering the no. of rooms in the building (plus co-working space has no screens meaning you can only work with your laptop, this is difficult for young professional who wfh). Anyways, I still explored their website time to time to see if there are any good options but the wierd part is they keep changing price constantly. From July to November '24 there was a huge shift in prices even for a basic studio. Unfortunately I'm sure many like me aren't renting this place due to poor communication and unreasonably high rent. Few good things- website is very user friendly, the place is close to the train station and the studio has dishwasher (but note the cosy studio doesn't have it).

Ick! Regardless of how 'lovely' the building and team supposedly are, it's still in the middle of the dump that is East Croydon. Rents are exorbitant for space ratio (£1600 for a studio) and limited cooking facilities. Joke for a kitchen - couldn't even cook pasta due to cut off times for safety on the hob. The place stank as the rubbish chutes were constantly blocked and food waste left for days in chute areas. Opening team gave a lot of incorrect info and towards the ends the team in place were just vacant. Biggest pain of all is a debacle around council tax which is paid by Enclave as per the lease but Croydon Council have no record of this and subsequently, I was bullied into paying £800 of council tax in May 23, which I have yet to get back. There's an old and very vulgar expression.... all fur coat and no knickers... that pretty much sums up Enclave Croydon!

Each apartment includes a private kitchen, and we also offer 98 sets of hobs across both communal and private amenity areas for residents’ convenience. Any issues with the bin chutes are addressed promptly, and we’ve provided clear signage and equipment to assist residents in using them effectively. Regarding Council Tax, payments are managed directly by us in coordination with the Council. As outlined in your AST, any Council Tax correspondence should be forwarded to us, so you don’t have to worry about making payments yourself. They will follow up with you shortly if they haven’t done so already. Enclave has been a great place to live. I moved here a few months ago. It’s been amazing ever since. The staff is very courteous. From a foreign land many are worried about safety at the place we stay. Enclave has utmost safety and it’s top notch. The gym room, game room, cinemas, private kitchen and dining are above expectation. There’s a staff always at the reception desk ready to help at any given time. Highly recommended especially if your new to the country and the public transportation accessibility is way beyond expectations!

Perfect place to stay, so many amenities within the building, from gym, co-working space to cinema room and Library. Also great and helpful reception staff, maintenance staff, cleaners and specially night staff Wasib, who is always polite, helpful and friendly. I had a great time in Enclave and would highly recommend this place. 5 out of 5 star!!!

Update and reply to Enclave: thanks for clarifying your nighttime concierge’s duty. But you did not answer me on why he “rearranged the cushions on the sofa closest to where I was sitting AND lingered about in the room while all the time looking in my direction instead of checking the room if this was his purpose/duty” which was clearly a sign of his being nosy about what residents were doing. You also did not reply to me why only this particular nighttime concierge. Behaved like this but never his colleagues when he was not on duty. It’s ok. You do not need to reply to me anymore because you will only be defensive. But I hope you would understand that your staff have a duty to be discreet and not being intrusive into residents’ personal lives. *** Original comment *** The nighttime concierge is too nosy and seems to be nosing about what residents are doing while we enjoy the facility amenities. All the other nighttime concierges (when the above is on his day off) are great and never do what he did. I am very sure he was not doing regular checks from the way he conducted himself when he entered out of the blue. For example, on one occasion, right after entering the room, instead of checking on things if this were his purpose, he rearranged the cushions on one of the sofa closest to where I was sitting!! This was clearly not his job but should have been the job of a housekeeping? After rearranging a few cushions -- which really didn't make any difference because all the cushions were already neatly placed on the sofa -- no one had moved them -- he lingered on for a few more seconds and then left! AND he ONLY came in to rearrange the cushions and did NOTHING ELSE! ALL his colleagues have been discreet when they entered the room on other occasions, trying to cause as little disruption as possible. They just entered, did what they needed to do then left--very discreet throughout the process. If it were his duty to check the different rooms/facilities, then: 1) I should have seen him everyday at the same/similar time when he's on duty because I use the room at the same/similar time everyday. But I only saw him twice and on both occasions, he made his entrance clear and noticeable such that I had to stop immediately to see what he wanted (of course he was only there to be nosy about what I was doing). 2) The other nighttime concierges (when he was not on duty) never did what he did. They never even left the front desk which was where they should be sitting because they needed to make sure residents could find them AND that no strangers entered the building. Even though he did this only twice, it was enough to make me to feel very uncomfortable when seeing him because: 1) I hate people snooping around and being nosy about what I do; 2) I wonder what else he could/would do -- does he have access to the residents' register with all our personal data in there?

Our night concierge team plays an essential role in maintaining the night time running of the building, which includes regular patrols throughout the evening. This is a standard part of their duties to ensure the well-being of all residents and to keep shared spaces tidy and presentable for the next day. Rest assured, they are only focused on creating a secure environment and are not monitoring individual residents. A notice is always posted if they step away from the desk, and the front door remains securely accessible only with a resident key card. DON'T BE A GUARANTOR TO THIS PLACE! THEY ARE TOO EAGER TO GET PEOPLE INTO CONTRACTS, NO COMMUNICATION WITH YOU, LIMITED INFO An overzealous relative somehow managed to get a place here with me as his guarantor -- despite him being on Universal Credit meaning that he didn't earn the standard two times the rent; despite them doing checks on my finances showing that I don't earn the standard three times the amount of the full rent (although some recommend that this should be closer to 3.5 times when the tenant is unemployed or on low income). My relative had meetings with them and the JobCentre and, somewhere down the line, thought that UC (payment plus housing benefit) would cover most of the rent and that the guarantor was nothing more than to guarantee the payment of what was left. In retrospect, this seems silly to believe but, stress, this is what he told me before signing the contract, and, considering that Enclave didn't have any contact with me while they were remaining in contact with him about his move-in money and his move-in date despite him only doing temp work, I felt that this was the case. Turns out, it wasn't and my relative fell behind on rent after a couple of months and, out of the blue, Enclave asked me to set up a standing order for £1000 per month. They knew he was on UC, they knew I didn't save £1000 per month, and they had no communication with me despite KNOWING that I would not be as the contract suggested - a 'guarantee' that they would get a payment 'should the tenant fail to' pay - but the person who they would expect the pay almost a third of my salary (increasing to 35% when I return to my previous role at my job -- something they would have known if they spoke to me). I told him that he should surrender the property as it was too expensive and his misrepresentation, while innocent as I think he genuinely believed it to be true, would invalidate my signing of the contract. Instead of taking any accountability for their role in this; acknowledge that they should not have accepted the application until he was in full-time employment or, again, spoke to me in person (not just sending a contract that only had three points about the role of a guarantor), they sent a brief email asking for him to pay over £2700. No phone number so the issue can be discussed, no waiving of the incentive repayment (something added due to his low income), just asking him to reply to the email. I don't know what was said in the meetings that convinced him think it was a good idea to sign - he is an adult but he is not one who have taken such actions in the past and, while someone being on UC should not disqualify them from renting here or elsewhere if they have a guarantor for it nonetheless, I am surprised how readily they got him into this contract especially as other places with lower rent refused his application. A competent and professional renter should have the expertise and knowledge to advise prospective tenants whether - with everything considered - the place is right for them. Enclave didn't care at the start and, somehow, care less now *mild dyslexia, apologies for grammar*

I usually do my laundry early in the morning (e.g., 6 or 7am) to avoid the crowd. Sometimes I can see people coming back from partying and they are usually polite and civil. But on a few occasions, I see people who look like teenagers and I doubt if they are really residents here. I'm not sure how they could get in? (e.g., On one occasion, I saw two teenagers dressing punk going into the music room which is right across from the laundry room)

I was excited about visiting this place but left totally disappointed. I made an online inquiry back in July and never heard back. I didn’t think much of it at the time, as I was not in a rush to move. Fast forward to today: I booked a viewing at 5:15 pm. 25 minutes later (I have to admit that I was 15 minutes early, so by that point I had been sitting around for 40 minutes), there was still no sign of the person I had the appointment with, nor any ETA. Seeing my frustration, the receptionist gave me a pass so I could check out the common areas. I hadn't planned on a self-guided visit, but at that point, I had already wasted enough time. I returned from the self-guided tour almost an hour after my original appointment, only to be asked to wait once more for an unspecified amount of time. After 15 more minutes, I decided I had had enough and made my way home. Based on my experience, this company is either (a) understaffed, (b) unreliable, (c) unprofessional, or (d) all of the above. Never again!

I recently moved into this amazing new apartment, and I absolutely love it! It's brand new and packed with amenities, making it feel more like a "home-tel" than just an apartment. The cleanliness is impeccable, always extremely clean and well-maintained. The private kitchens are perfect for entertaining guests, and the bar area is a great place to chill and unwind. The work-from-home space is relaxed and comfortable, making it easy to stay productive. The staff here are exceptional, always going above and beyond to make you feel welcome and at home. Their helpfulness and friendliness truly stand out. I couldn't be happier with my decision to move here!

I’ve been living at Enclave Croydon since December 2024. On the positive side, the building has great amenities and I’ve made a couple of good friends here. The reception staff are also mostly helpful and friendly. But I’ve encountered a lot of issues during my tenancy, with a poor lack of co-operation from senior management leaving me feeling stuck in substandard living conditions. One of the biggest issues has been noise. My flat faces the train tracks, which makes noise a persistent disruption whenever I open a window. During viewings, I was only shown flats much higher up where the noise is less noticeable. With windows open (all summer), it’s so relentlessly loud I can’t hear my own TV or work calls when WFH, let alone get to sleep at night. On top of that, neighbour noise is a regular issue. Whether it's stomping sounds from the flat above, or music blasting through my living room from the flat below, it can often feel more like living in uni halls than a professional apartment building. I also get extremely loud creaking sounds in my flat when it's windy outside, which at times has woken me up in the middle of the night. Maybe to be expected from a tall building but it's loud and can go on for hours. Beyond the noise, there have been multiple unresolved issues with my flat: - My ventilation system has never worked properly. This was acknowledged by the building management following a professional inspection, who have since scheduled three separate engineer appointments with me, but not once has an engineer actually showed up. Three no-shows where I had rearranged my work schedule to be available. As a result, my flat is stuffy and ineffective at clearing smells. - My oven and microwave have both failed repeatedly. The microwave function didn't work on the day I moved in, and even after multiple repair attempts, the oven still doesn’t heat properly so I haven't been using it. - The kitchen sink has emitted a bad smell from day one, which no amount of drain cleaner has fixed. The smell fills my flat and even gets into my clothes which I can smell all day when I commute into the office. - My shower occasionally leaks water onto the bathroom floor which requires mopping up, and the ottoman bed supplied is broken. I have raised the various problems with my flat repeatedly, but the senior management team have been mostly uncooperative in resolving them. As I write this, they have been ignoring me for over 2 weeks on an issue that I was told I'd hear back about within days. The experience of living here has had its good moments, especially around the amenities and the social side. But the cons have outweighed the pros and I believe the management team should be held accountable for their poor handling of my situation. Anyone interested in moving in here, just know what you’re signing up for.
