After Partridge Homes said my lovely property would sell quickly, I chose their so called "on-line only estate agent" option, which means you pay upfront. There have been no viewings in the last six months and in the twelve months its been on the market, they have provided one feedback email. With the end of the contract looming, they have failed to sell my property.

Good Morning Helen and Allan,Thank you for taking the time to provide this review, we are obviously very disappointed with the comments you have made. We marketed the property on the on-line only marketing package on 13th January 2017. On 8th February we had received an offer within £2,000 of the asking price which you declined. In our opinion this was a fair offer and the buyer was in a strong position to proceed.On 10th March we had one of our Vendors who we had sold his property and agreed with him to pay the asking price for your property, however this Gentleman suffered three heart attacks and unfortunately had to withdraw from his sale and purchase. We have advised you on several occasions that the fact the property has 58 years left on the lease does restrict the market as many lender will not lend to buyers with a low lease. On 12th May 17, we advised you to make enquiries to extend the lease to make the property more appealing and allow buyers to have a mortgage. We would then review the price of the property to incorporate an extended lease. In the meantime we arranged for new photos to be to give the property a fresh image on-line whilst you obtained details about the lease. On 30th June 17 you asked us to reduce the property by £50 and amend the description which we did for you.On 27th July 2017 you asked us to reduce the property by a further £900 which we did this again for you and requested details on the cost from the Freeholders to extend the lease. It was then confirmed that the Freeholders have advised the cost to extend the lease would be between £9,000 to £13,000. Our advice has been to look to extend the lease as at the moment the property is restricted to predominately cash buyers and we can then review the price to incorporate the extended lease. I have also advised you that we would be happy to rent the property for you on a short term basis whilst the lease extension goes through to ensure that you are receiving an income from the flat. We are more than happy to continue marketing the property at no extra cost for you after the 12 month marketing package expires, however we really do feel that you should look at extending the lease. We are sorry that you have felt the need to carry out a 1 star review on trustpilot and google, it has been our genuine desire to get your property sold and we will continue to do our best for you. Used them to sell our house as they seemed fairly priced and family run business.They overvalued our property, kept sending random viewers without mortgage in principle, if they turned up at all... Wasted precious months because of them..We kept being tossed over to the office junior who did not have a clue and lied to us on several occasions. Constant chasing for months caused us a lot of stress and distress...At no point did we feel valued or looked after at all properly.They took their money without a word, without a thank you in the end. Would not recommend at all.

I was close to signing up with an out and out online agent, however a family member advised me that Partridges offered an online only option package, which I must add is a great idea to give homeowners the choice. I was asked by Paul at Partridge Homes if I would mind providing a review of the service I received from them.....no problem what so ever. As a Landlord I have two requirements 1) A Professional Working tenant & 2) the maximum rental yield possible. You ticked both of these boxes within a very short timescale. I also achieved £25 extra per month than I expected due to the guidance you provided and then tenants seem great. I have spoken to the tenants and they have also mentioned how impressed they were with you. They also commented that you are very 'picky' with tenants which was music to my ears! I am a B2L Investor and have recently used Partridge Homes to buy a new investment property. Over the years I have purchased and rented properties with many different Agents and this was the first experience with Partridges. I want to say thank you the service when buying the property as I was kept updated on a regular basis. The biggest compliment I have is for the Letting service you went on to provide for me, great tenants were found (I think you guys were more picky than I was with tenants) which is refreshing as you genuinely had the mindset that you treated the property as though you would with your own. When I seen the offer of £1250 + VAT to sell my house this thought crossed my mind....how wrong could I have been!I received a Free Video Tour, Floor Plan, the major website advertising and weekly, yes weekly advertising in the Solihull Paper. Feedback and service could not have been faulted.
