Highly Unprofessional Letting Agent Everything went smoothly until we had to cancel on the day of picking up the keys due to unforeseen circumstances. We had not signed any contract yet but had paid approximately £400 in a holding deposit so as to stop any further viewings. The letting agent Dhaminder Singh called both myself and my father on separate occasions to berate us, stating that he had travelled a far distance to check the inventory of the house and spent 4 hours doing his job. He told me and my father that he chose us out of all the other potential tenants due to our "integrity" but he no longer believes that we are a decent family. In reality, we have never seen him in person, nor spoken to him before. Rather he only chose us because I am a doctor and earning relatively well as he previously told me that my application was the best for this reason. I am relieved that this came out now as it revealed the kind of treatment we would likely receive after signing the contract if/when any issues arise.

@Aalaa Fadlalla, Thank you for your review. While I respect your right to share your experience, I feel it’s important to provide a full and balanced account for the benefit of others. You were under no legal obligation to proceed with the tenancy, as a contract had not been signed. However, your decision to withdraw just hours before your agreed move-in date, after submitting references, paying a holding deposit, and receiving a draft tenancy agreement 22 days in advance, caused significant disruption and financial loss. The property was removed from the market in good faith, and both I and the agent committed time and resources based on your clear commitment. This included referencing checks, an inventory visit, and blocking the property from further viewings. None of this is acknowledged in your review. You mention feeling “berated,” but in truth, the agent expressed legitimate disappointment at how the situation was handled. That may have been uncomfortable to hear, but it does not constitute unprofessional conduct. When someone pulls out at the very last minute, without prior indication and without apology, a degree of frustration is both understandable and professional. You also raised concern about being accepted based on your profession and affordability. Yet this is standard due diligence in any tenancy process. You were selected because, as a doctor with a strong financial profile, your application met the necessary criteria. That is not favouritism, it’s responsible letting. It’s therefore difficult to understand why this has now become a point of grievance. You also suggested you were “relieved” that this happened before signing, as though it revealed how you might have been treated had you moved in. I would respectfully say the same, I am equally relieved that your conduct revealed itself early. Withdrawing at such short notice, with no accountability or apology, suggests a lack of integrity and regard for others’ time and effort. Had this occurred during a tenancy, it could have been far more disruptive. It’s also important to highlight that you dictated the move-in date yourself. In doing so, it would be reasonable to assume that you gave notice to your current landlord, made moving arrangements, and coordinated logistics such as removals and utilities. To cancel only hours before moving day raises serious questions. If you had not given notice to your previous landlord, then you were clearly not fully committed to this tenancy, despite every appearance to the contrary. If you had given notice, how were you able to reverse it or renegotiate it on such short notice? Either way, this reflects a lack of transparency that significantly affected others. You raised the issue of integrity, and I agree it’s central. But integrity isn’t just about asserting your legal rights; it’s about how those rights are exercised. Communicating clearly, acting responsibly, and recognising the inconvenience and impact on others when plans change are all part of professional and personal integrity. Unfortunately, that standard was not met here. Most importantly, consider this: what if the situation were reversed? What if, after you had given notice to your landlord, made financial and practical arrangements to move, and arrived at the property ready to collect the keys, I, the landlord, had simply decided to withdraw? You would very likely have found yourself homeless. You may have had to scramble for accommodation, potentially lost money, and suffered emotional distress. And rightly, you would have felt entitled to complain, or even to seek compensation, and to question my integrity. That same standard should apply in reverse. I sincerely wish you and your family well in finding a property that meets your needs, and hope that future tenancy arrangements are approached with clearer communication and mutual respect. Dhaminder and the team at Solihull Residential have gone above and beyond to help our family. They approached the owner to reconsider our application after we made an error which could have cost us a significant amount of money. Despite their attempts the landlord refused our application. Dhaminder took into consideration our genuine error and kindly offered us a full refund and absorbed the costs incurred on the aborted letting. They did this even though they did not have to! It is reassuring during these difficult times that businesses like this are clearly not merciless in their approach towards new Tenants. As a property investor, I purchased an apartment in Solihull on the 3rd August 2005, off plan. As I live 60 miles away from the property, I identified Solihull Residential Lettings as my chosen letting agent, picked up the keys from the developer, and promptly handed them on to Solihull Residential Lettings the following day. Since that time, the apartment has NEVER been empty! My tenants have always paid on time and been trouble free, and Solihull Residential Lettings have always managed to secure a fair rent, giving me an excellent return on my investment, far in excess of comparable yields in Nottingham and London. Good fortune perhaps?
