Quite simply the worst lettings agent I have ever come across. I have been waiting a response to numerous emails for over 3 weeks, no promised return phone calls after 6 separate attempts.

This is awful place. Avoid at any cost. They are racist and do not respect the contract! After I paid for full one year studio, they emailed me few days before moving and said your contact was cancelled and they decide to rent it to someone else. They took the money in full and viewed the place 3 weeks before that. They did not give me a reason but it has to do with my nationality. The returned my money (thousands) very late giving me a very small window to look for a new place before my first day at university. Horrible experience! Please avoid.

Xenia used to be great, when we first moved here it was the best accommodation I looked at, however, since both the building manager and the maintenance ‘left the company’ (presumably fired as started by someone who knows the team), the building has been falling into disrepair, they have broken MANY terms of our contract and due to the lack of maintainance our flat has been legally classed as uninhabitable for humans for months and has caused health effects on me and my partner. Almost everything they say you will get, you don't and because of the departmentalisation no one can fix anything for you, for example we had no heating for 4 months, during the snow (and my partner is asthmatic) because every time we called we got told we would get a call back the next day and never did. Even their own maintenance team from another building when he saw this one was appalled by it. It's a shame I have to say this because at the start I loved this building so much I voluntarily let them use my room for viewings, but don’t come here, it’s absolutely appalling how they treat people here and the services they supply (or rather don’t).

Seriously, don’t move here. Shocking management, which left us with no heating for months on end while it was snowing with 2 disabled tenants, and when it got to summer, we couldn’t even open our window as we live on a corner block and it hit the other persons window. Shower mixer didn’t work for months, and had also barely any pressure. Our toilet seat has never been fixed, and we’ve lived here for almost a year, it’s not actually attached to the toilet. We have had major damp problems as the extractor fans don’t work in our apartment and for two or more months, one of our window handles was falling off. Our cinema room can’t be used as we don’t have a building manager any more, which we pay a fortune for. We only have 1 TV remote even though we pay for 2 TVs. When we have tried to complain we have been met with constant lies. If it was possible to put negative stars, honestly I would. Oh and our microwave oven broke and wasn’t replaced for actually god knows how long. And there are fire alarms almost twice a month as they’re super sensitive. Disgusting treatment of tenants. Oh and our heating didn’t work for months. Edit: I have called Xenia weekly & we still haven't had our black mould removed, our window does not even open and I can't find a single fire extinguisher in this entire property.

God awful. I've tried to give this place the benefit of the doubt, but it's gone downhill in the past year. If you enjoy being forced to leave your building 2-3 times a month because of a false fire alarm, your building's front door permanently open allowing any strangers inside, silverfish in your room, a maintenance team that no longer works, and a reception which is now open a whopping 2 hours a day instead of 8, then this could be the place for you! The price increase now makes this a one star instead of two star. If you choose to live here, look forward to being woken up at 5/6am to a fire alarm that no-one can turn off until 2/3 hours later! Terrible, terrible service.

AVOID Random faulty fire alarms go off whenever and wherever. 12:30 at night , 6 am , 3pm WHENEVER. If you log in a maintenance for anything it will be looked into probably after you move out. The main door is always open nowadays which allows homeless people and the sorts to come into the building as they please. If you work 9-5 then god help you because you are working the reception hours of the building and if you lock yourself out or need immediate assistance they will ask you to come back the next day- in their working hours. The price and location are the only good aspects

I would have given one star (or none) previously as management were useless (accounts still are slow in responding and are poor communicators) but the new accommodation manger, Siobahn, has really impressed me. She really seems to care about doing a good job and improving things for all. She has communicated well with me, followed up on my requests and made a point of keeping me up to date. If things continue like this, I believe she will turn things around. Thanks, Siobahn!

I am extremely disappointed with the service I received. From the very beginning, Fiona, Leighton and Liam all promised that a new mattress would be delivered to resolve the issue I had raised. Unfortunately, this never happened. Despite being reassured several times, weeks have now passed and I am still left without what was promised.

The worst experience ever! Extremely poor management and very unsafe, took hours to respond when a pipe broke next to my apartment and flooded the entire floor including my room. Had to call the customer service a 100 times and no one came for help even after 6 7 hours of waiting still no body showed up. The management at the accommodation saw what was happening but still did not help at all. I will not be renewing my contract with them! Very disappointing! Do not come to this place! This experience was extremely stressful and as an international student I felt very unsafe and helpless.

I lived here for a year. To begin with, a studio flat (double room with double bed) was advertised, I paid for this only to discover upon moving into the flat that it was actually a double room with 3/4 bed, I tried to resolve this issue but was told by the manager, Gaynor, that there was nothing she could do unless I wanted to pay more money for another room. I decided not to get into an argument with the management and remained in the room with 3/4 bed. The rooms are of very good standard, I sometimes had issues with the facilities but these were promptly rectified. All in all, the manager at this building, the head office management were difficult to communicate with. After my tenancy, I had to follow up my deposit refund for almost 2 months. Money was deducted from my deposit for alleged marks on the mattress from my tenancy. The calls I made and emails I sent to the company to help come to a resolution were largely ignored. Overall, the service at this accommodation is terrible and I think this is common with accommodations with students, especially international students. I still can’t understand how one pays so much money and can’t be treated fairly and given adequate service. I will not be living here again, I won’t advice friends and family to live here either.

I have spent my first year at uni here and it has been great! The staff are very friendly and very helpful with any problems. Facilities are great, the gym is well equipped and always tidy, the social area is also always tidy and a great space to hang out or do work. The location is very good, only a 15-20min walk from tesco extra which I found very useful and only a couple minutes from the centre of Sheffield. Also a good distance from both universities making those 9am meetings not too hard to get to. The room itself is well laid out, a very decent sized desk with plenty of space in cupboards and the wardrobe so you won't struggle fitting things in. Kitchen area was great, I have really enjoyed having my own space to try new recipes in and having no fear of other people's mess was a big bonus. I highly recommend this property to anyone looking for well priced, friendly accommodation. Thank you Xenia for making my first year at uni a very happy one, even in the pandemic!

I spent all 3 years of university at sovereign/newbank house and would recommend it to anyone looking for private student accommodation in Sheffield! The staff are very welcoming and will help you with anything they can; they make moving away from home much less daunting. Hallways, the gym and study/social areas are always kept exceptionally clean, and any repairs I have required have been fixed within the day. You definitely get value for your money with all the bills included, it could not be made any easier! Thank you 😊

Promised calls now for nearly 4 weeks

Promised calls now for nearly 4 weeks. Help 24/7 that is the biggest lie. Head Office staff….. no manager available every time and they again don’t call back. Was put on high priority call back again yesterday no call last night they call you at 9am guess what I called them and no manager available. Our son has not moved in yet and he won’t be. I want a full refund today and Burgess House Newcastle has the worst reviews ever rats, alarms going off, smelly , no service, no help . I will be putting this place down until I get my deposit back but do not use Xenia.

TERRIBLE COMPANY, buildings are left in an unsafe state with no problems ever being fixed. The attitude of the staff working for this company is absolutely appalling and they never take any concerns seriously. Do not ever rent or live in a building managed by this sham of a company. You will live to regret it (coming from someone who has lived in a building managed by Xenia).

If I could give it lower I would. The constant fire alarms, the smell of weed, the stealing of parcels. When I moved out, they tried to make me pay for "damages" that either were already there or didn't even exist. Luckily I had pictures etc, so the external body ruled in my favour. Also, my mum got a letter from council tax saying we owe them, but I'm sure that will all be sorted. This place is literally a nightmare. On the plus side, at least my law degree is coming in handy.
