I rented a house with Michael for the academic year 2014-2015. In that time we had a number of issues arise including mould in the majority of our rooms. After Michael had told us this was our fault (which we didn't agree with) we strictly followed the guidelines he sent us with regards to heating and ventilation. This DID NOT alleviate the problem as we told Michael but he considered his work done and left us living with potentially dangerous mould despite several emails and phonecalls from us. At the end of the tenancy he attempted to overcharge us on our deposit. When we appealed to our more reasonable landlord the charges went from £50 each to £5! I honestly don't know where the positive reviews are coming from. This is a letting agent who takes advantage of the transient student market solely to take their money and deflect their issues. His prices are cheap but you will be expected to live in squalor. Spend more and go elsewhere!

M3 Lettings provided us a brilliant contrast to our previous landlord. With speedy responses to our emails and the extremely affable way in which M3 conducts their business using their services over the final year of our degrees alleviated the pressures of running a student house greatly. To provide an example: it became apparent that the previous tenants had gone and left our utilities in a mess, by swapping our meter over to a business tariff, for some unknown reason; M3 agreed to act on our behalf in order to help alleviate the possible stress sorting this out could place on our studies. This is indicative of the service we felt whilst being tenants under M3: although M3 was our landlord's agent it was clear that we were also their customers and were treated as such. I would greatly recommend M3 Lettings to anyone looking for a stress free tenancy.

These guys really helped me out when I was having a difficult time and needed to move quickly. They facilitated a swift and smooth process for me and any minor issues I found upon moving in were replied to promptly and dealt with very easily. I was often given the opportunity to sort things out in my own time/pace which really helped me feel less stressed at a time of stressful life events. I was allowed to redecorate the bathroom so that the flat felt more like my home, which made me very happy. When moving out I got a little delayed and M3 were really good about letting me stay on for a short period after my fixed term tenancy had ended, while I was trying to arrange my next move. A full inspection was undertaken and I received my deposit back as I had left the property in the same clean state I had found it in, so very fair treatment in that respect. Overall I found this to be one of the easiest tenancies I have had, and having dealt with some really difficult letting agencies it was so refreshing to find such an efficient one. Thanks M3 for your help and for your flat, which was a real safe haven for me just when I needed one! Would definitely rent with these guys again in future.

Rubbish letting agents who seemed to care very little about any problems that arose. One housemate's key broke in the lock and was told to call a locksmith himself at a personal coast of over £200 due to lateness of the incident. The house was also broken into, and I was told to get all of the keys changed and pay for duplicates as well from my own pocket. At one point during the year the shower started leaking into my bedroom and it took over two weeks for the problem to be resolved. As well as this they try and overcharge for poor quality housing. When we moved in the house was not properly clean (the shower unusably so) and there were holes in a lot of the walls.

Awful, had mould and damp everywhere. To get anything done we'd have to send multiple emails to Gary who always seemed to be on holiday, he'd mostly blame anything on us. Scammed us for our deposit on moving out as well, eg charging us 3/4 times the usual price on everything or for unnecessary things eg 3 hours cleaning when the property was clean. Avoid m3 at all costs
