SOLD!!! We had our house on the market with a local Estate Agent for 1 year, she could only manage 4 viewings in that time, never available and photos of our house were not great. We decided in January 2020 to sell our much loved, first family home. It was a difficult decision with the memories that had been made there but we took the first step by inviting 3 estate agents out for their opinion. From the beginning, Danny was the upmost professional and spoke truthfully which made him stand out. He gave examples of other properties in the area that he sold and provided comparison to ours. He was bang on the money. He gave an advertised price and an expected closing price. We agreed to use his services and our house was advertised online. Less than a week later we were sale agreed at the full expected price. Everything was smooth from start to finish. Hopefully I won't, but if I was to sell again, I would have no hesitation using Danny's services.

Watch out for these guys. They let bidding go on much longer than it should, we were highest bidder after 2 weeks of bidding, should have closed on the Friday but allowed another buyer to enter on weekend. Never offered 'best and last' and were quite abrupt to deal with. Average 3 bed House went nearly 100k over asking price!!!! Just after their commission...Wouldn't recommend at all... Friends have had similar experiences of them. Buying a house is stressful enough without this kind of carry on. (as you can see from the long winded response posted, they confuse people with industry jargon and, to say a few thousand euro is 'insignificant' shows the level here.... I have shown family members who are auctioneers our situation at the time and they were appalled at how business was conducted, we personally requested to make a final offer directly through S&B for the seller at close of business after bidding against 2/3 parties that week, as we were really keen on the house.... we were flat refused and as pointed out, another bidder gazumped us on the Monday and bids then spiraled out of control. Nothing illegal, but highly unethical and bad practice...If this post warns or helps one person then it has been worthwhile, furthermore, we purchased a house with a larger more reputable agent directly after dealing with these guys, no hassle, no bidding war, no confusion. Don't be fooled by their low entry price points, if your heart is set on a house and these guys hold the reins... expect 25-30% more than they're looking for.. it's just how they operate.)

I sold an apartment in Santry through Smith and Butler which closed today 15 of May 2020. Yes, the peak Covid 19.Danny from the start was a plain, truthful and open speaker and he maintained that all through the process. This is very comforting whether you are either buying or selling, where it is probably one of the most dramatic decisions most people encounter in their lifetime.
