very poor communication initially (A 2-star rating). Our apartment at Element the Quarter is almost complete. I have sent an email ten days ago with some queries and received no reply. We also sent a number of emails last week to try to arrange viewing but again no reply neither to emails nor to voice mails. We only got an email reply today with apologies that the email went in Junk! I wonder why this happened specifically on this occasion although there were some previous communications using the same email? and what a coincidence to decide to check the Junk folder today! Not pleasant!!UPDATE on 26thOctober2023: Gary Clarke at RWinvest has been dealing with the issue mentioned above since this review was first published last month. He has been very professional in keeping me updated on the arrangements for viewing the property until a date was set for the visit on 25/10/23. He was there for us on arrival, showed us around the building and took us to view our apartment. The communication was brilliant and the development looks impressive with some brilliant on-site services such as the laundry room and the secured bike store room. He managed to make it up for us after the initial negative experience and hence I edited the rating to 4 stars! Thank you Gary!

DO NOT invest your money with this company, their employees are pleasant and attentive until they have majority of your money, they then pass you on from pillar to post, recommend solicitors who keep 'shutting down'despite you having paid money upfront for their their services and after almost 5 years of being patient (Covid was taken into consideration) My GBP35,000 has been sitting in their bank account earning interest and the development is still not completed - the newly appointed solicitor has suggested all potential investors group together to sue the development at a further cost which goes into the thousands and the developer has emailed to advise against it meaning the purchasers are left adrift RW invest appear to have washed their hands of it and cannot help me apart from sending me further emails about other developments that they would like to fleece me for. At this stage it looks as if I have lost all of my money and have no asset to show for it. Absolutely disgusted with this firm and cannot believe that legally this could happen in the UK. Prior to making this investment I checked the internet for any bad reviews and could find none - the reality is the before sales service is good but unfortunately you will be scammed - I wish someone had written an honest review - as a single parent this money was meant to subside my son's university - due to the financial strain this put on me my son did not complete university. BUYER BEWARE !!

The development referred to in your review was a buy-to-let student property investment. The solicitors referred to in your email were unfortunately impacted heavily during the early stages of the Covid-19 pandemic due to national lockdowns and changes to working conditions. As a result they unfortunately made the decision to cease trading, as many businesses across the UK were forced to do through no fault of their own. When this happened, RWinvest worked with the developer to source alternative legal representation on your behalf to minimize any disruption caused by this - Please note this is not the 'newly appointed solicitor' you refer to.As Covid-19 heavily impacted the student rental market and many students returned home or had to study remotely, there was no occupancy level for the completed part of the development, as with the majority of student accommodation across the country, and due to the ongoing and ever changing nature of the restrictions of the pandemic there was no indication of when this disruption would ease. During the purchase process in June 2018, I had an excellent service from RWinvest . However, I don't recommend at all to purchase! You might end up like me and the other investors who saw themselves frustrated and not even worth trying to have our money back because the invested amount is small considering the exorbitant price of legal fees and the chances to get your rights back because of the way the contract exchange has happened. Below is the story and you will know in the conclusion who their target audience to sell for. - First Promise Failure: Deadline of the completion date.After having the contract exchange processed, I was in continuous follow up as I could see that the completion date is impossible to be met which was April 2019. The excuses were many and my reply to them used to be "you promised to provide us trusted and well reputed developer" the answer used to come in a mean that the developer will anticipate....Of course the deadline delay was covered legally... therefore, we have been informed that definitely by September 2019 it will be finalized and they provided us at a later stage with a partial certificate of completion so we can pay the required amount to complete the 75% of the full value. However, the second deadline failed and they again promised us by March 2020. The reality is that the third promise was surely not going to happen but they collected the amount as per the contract and generated a completion certificate...- The First Shocking News!During March 2020 Covid-19 started to hit hard and they used this reason to buy more time. However, we understood later that the building can't be completed due to issues with the city council as it doesn't meet the regulation requirements!!!! We explored this reason after administration announcement done by the developer! - The Second Shocking News!After knowing that, we, as apartments' buyers, will get some of our invested amount returned as creditors (way less than 50%). I explored that the same project had issues and was bought by the developer and my apartment was registered under someone else's name and RWinvest didn't inform me about that! I leave it to you to imagine what kind of company is this!!!!- The Third Shocking News!The appointed solicitor didn't register my contract in the land registry!!! I leave it to you to imagine as well why this has happened?- The Fourth Shocking News!I will get 0% back from what I have invested because of the above reasons. My wife will write her review about the same experience in the same project (Fabric District) and about the second project called Hamilton Hub that we did invest in during summer 2018 as well ad we got 0 return to this moment...... and it has shocking news too...Majority of the investors that I got connected with were foreigners not living and residing in the UK and this might be a strategy and I let you imagine why RWinvest has done this....Note: I only highlighted some of the issues and there are more facts that I will be publishing.Watch out!Charly

Dear Charly,Whilst the developer for both projects did everything possible to mitigate the issues that Covid-19 presented, they were ultimately unable to continue with the projects, leading the first, Fabric District Residence, to be placed in to administration as a direct result of the impacts of the pandemic.RWinvest has been working on behalf of all investors in both developments to assist in facilitating the best possible solution.With regards to Fabric District Residence, RWinvest spoke at length with the administrators to find a solution and to broker the best possible outcome for all of our clients who have purchased in this development.RWinvest wrote to all investors to offer a proposed buyer-led purchase of the development. If the proposal was accepted RWinvest had agreed to work with investors to appoint the relevant Quantity Surveyors, Lawyers and Construction Managers who were professionally qualified to deliver the project and see it through to completion. Unfortunately, only around 50% of investors responded to the proposal and of those that did respond, not all gave their acceptance.In order for the proposal to move forward it would have required all investors to be in agreement. As such, the administrators remained the primary point of contact to facilitate a solution for the investors.With regards to Hamilton Hub, the developer with RWinvest’s assistance, secured a new buyer to purchase the development in its entirety, which will facilitate the return of all of the original investors deposited funds. Our understanding is that this sale is still in process and we are awaiting further updates from the developer.We understand that it is unfortunate that the developer for both developments, YPG, has gone into administration which no one could have foreseen prior to the Covid-19 pandemic.We are working tirelessly on all fronts to resolve these outstanding issues and will always do what we can to assist our clients.RWinvest has a dedicated post sales team to assist all of our clients once they have purchased a property through us. Dear Amber,Thank you for your feedback.When we initially agreed to market these properties all relevant due diligence was carried out and the developer had a proven track record of completed developments in the same area which were fully tenanted and paying assured rent in full and in a timely manner. Given this was the case, there was no cause for concern. Whilst it is regrettable that the projects referred to in your feedback later encountered difficulties, those difficulties were as a result of various economic factors, including but not limited to the Covid-19 Pandemic which impacted the construction industry across the UK, and the continuously changing nature of the pandemic and restrictions imposed on the construction industry further compounded these difficulties. Given the above, these difficulties could not have reasonably been foreseen at the time the properties were marketed. The first development referred to in your feedback faced challenges as a result of rising material costs combined with supply chain issues throughout the global pandemic, amongst many other challenges arising throughout that period. These difficulties occurred throughout the Covid-19 pandemic, and at the time RWinvest reached out to all investors to inform them of this and worked with closely with the administrators in an attempt to facilitate the best possible solution and attempt to achieve the best possible outcome for investors. One proposed solution was, without obligation, to assist investors to purchase the site out of administration using deposits already paid, and we would then help in appointing the relevant professional team of Architects, Quantity Surveyors, and Construction Managers etc. to finish the development. Unfortunately we did not receive sufficient response to this proposal and therefore the development remained with the administrators who are still in communication with all investors. The second development referred to in your feedback encountered almost identical issues, however as the construction on that development was further progressed, several blocks were able to be completed using materials already on site, and we will continue to monitor the situation to assist wherever possible.Please be assured we do understand and share in your frustrations, and whilst it is regrettable that you remain unhappy with the progress so far, we can assure you that our clients best interests are always our focus and we will always do everything possible to assist in any way that we can.
