First-time off plan purchse

I’ve always been cautious about investing my savings in off-plan purchases. It can feel daunting to trust your potential life savings to something that isn’t physical yet, and to place your money in the hands of a developer and their representatives.Abdul Sami from RWInvestment was excellent in reassuring me. He explained the reputation of the property developer and showed me what has already been purchased on the project. He gave me the freedom and advice to conduct my own due diligence on the property developer and RWInvest themselves.Once I felt satisfied and comfortable, I signed up. Adam Burns handled the handover brilliantly. He was an excellent communicator, facilitating communication between myself and the conveyancing solicitor to finalise the initial exchange. Adam was always available to answer any questions or queries I had. Upon the exchange of contracts, he explained that I am now offered client aftercare by RWInvest, where they will provide regular updates on construction progress and opportunities to visit the site periodically.RWInvest has been excellent. Sami and Adam were very reassuring, and I would definitely recommend them to anyone, especially if you’re a first-time buyer like me.I am looking forward to completion in 2027, God willing!

I recently contacted RWinvest regarding investing in off plan properties

I recently contacted RWinvest after reading previous Trustpilot and Google reviews regarding investment opportunities and spoke with James Crompton. His knowledge of the entire market was top and was he was very easy to work with. After agreeing to move forward with a property, I was passed over to Adam Burns. At first I was hesitant to be passed to another, especially as James was very knowledgeable. But Adam was perfect for what I needed on the client care side. He understood that I wasn't available during the day, so was happy to converse over Whatsapp in the evenings, when I struggled with the solicitor on certain points, again Adam stepped in and made the process so simple.A pleasure to work with these both, they are both experienced, customer friendly and are passionate about their jobs and what they do... RWinvest have really got it right with their employees and the skills they bring.

They sold the ‘dream investment’ - and since then, that building has been leaking water, rotting and falling apart. This caused damage to the whole building; which is in shambles now. We’ve made no money and no return on investment because the council deemed the building uninhabitable. ‘Oh but we have 10 years builders warranty’ - no you do not you bunch of liars. When i tried to address the scam artists formerly known as RW invest, i was taken round in circles and had to physically go bang on their office door to get someone to talk to me. Of course, they’re all slimey, gross, unethical sales folk who think sweet talking works. I made it clear that their after sales service is disgraceful. You’d think they’d try to remedy it. BUT like every professional scam artist they blamed everyone else. Nothing was on them. The whole world is wrong and they are also the victims. Let’s get a few things clarified before you consider giving them a penny (which is more than their worth). First question you should ask them is: are you collective investment schemes LEGAL? Did the financial conduct authority (FCA) give you the green light or did they warn you about high risk investments. Don’t be fooled by the shiny brochures, the stupid projections which of course is all made up fluff anyway. If you value your hard earned cash, keep it in your bank account. They don’t deserve the commissions. And they have the audacity to open an office in Dubai. I’ve already warned everyone in the Emirates so good luck with that pyramid scheme. I will work very hard to make sure you not only shut down; but i’ll personally ensure you’re dragged into court, not a threat but a promise. Don’t come to my side of the world with your scams. Keep them in the UK. You have personally demolished the British economy by scamming international, clean money. Nothing they do is legal and nothing they provide is legitimate. When i cornered them in every which way the truth became apparent. They know very well they are running a very sophisticated pyramid scheme. In my humble opinion, you all deserve to be behind bars you thieves. May karma get you in the worst way imaginable. What goes around comes around. It only took them seconds to turn against their ‘amazing developers’ and pretended the take legal action. Little did i know, the legal firm they use is in on the scam also. Before you sign any contract, tell the lawyer (who is most likely complicit) - is the collective scheme legal? is money pooling legal? Does the FCA support this sort of business. No, no and also…no. I’m continuing my fight and will drag you all to hell and back. If you thought i’d go away you were all sorely mistaken.

RW Invest's role in relation to your purchase was solely that of sales and marketing agent, a transaction which completed over five years ago. Upon completion, full responsibility for the building's management, maintenance, and day-to-day operations transferred to the appointed Property and Block Management company. This is standard practice across the industry and is clearly defined within the management structure of the development. The ongoing condition of the building, including any maintenance issues, leaks, or repair works, falls entirely within the remit of the block management team and is wholly outside of our control or responsibility. It is our understanding that the issues you refer to have since been addressed by the block management team under the building's warranty and insurance provisions, as would be expected of them in their capacity as managing agents. We will, as always, endeavour to assist our clients where we are reasonably able to do so by directing them to the appropriate parties. We must also address your characterisation of this investment as a "collective investment scheme" and the associated allegations of illegality. These claims are factually incorrect. The property sold to you through RW Invest is not, and has never been, a Collective Investment Scheme as defined under UK financial regulation. RW Invest markets individually owned property investments and does not operate unauthorised collective investment schemes. We treat such assertions seriously and reserve our position accordingly.

Show Flats in Embankment Exchange

I recently visited two show flats at the new Embankment Exchange development, guided by Hannah Joy from RW-Invest. Overall, I was quite satisfied with the build quality.The first show flat I visited was a 2-bedroom apartment. The kitchen was open-plan and equipped with an electric cooker, a full-sized dishwasher, a fridge, and an integrated dryer and washing machine. However, there was no cupboard cover for the dryer and washing machine, which was a minor drawback. Additionally, there were only 3.5 full-sized wall-mounted cabinets in the kitchen, and they did not reach the ceiling as shown in some photos in the Embankment Exchange info pack. Despite this, I felt the storage space provided by these cabinets was sufficient for our needs.The living room had laminate flooring, while the bedrooms were carpeted, adding a touch of luxury. Each bedroom featured an en-suite bathroom, a built-in wardrobe, and a working desk.Overall, I was impressed with the amenities in both show flats, despite noticing the gap between the cabinet tops and the ceiling, which I found is common in many homes from my online research. Additionally, Hannah Joy was very professional and answered most of my questions. She even provided Personal Protective Equipment, including safety shoes and hi-vis jackets, for my wife and me.In conclusion, I believe this new development has great potential. The build quality is good, and the amenities provided are satisfactory for modern living.

So far so good. An efficient, professional experience from RWinvest. I bought my first off-plan property from RWinvest in Liverpool’s Baltic Triangle, developer Legacie, and the process has been going very smoothly; contracts have just been exchanged. After my initial enquiry I was contacted by Joshua McIntye, who was very helpful and fully engaged, answering all my questions in detail and generally doing an excellent sales job. Some friends had warned me against investing in off-plan properties, particularly in Liverpool, and seeing a number of negative experiences online had made me rather wary, but the comprehensive information shared with me regarding the processes, protections and the companies’ track records put me at ease. After making the deposit I was happy to be passed on to Chloe Walker in customer care, who guided me effectively through the conveyancing process. The solicitors RWinvest had assigned me seemed to be dragging their feet somewhat, but Chloe made sure there were no issues, or implications for missing the 21 day deadline, and in the end we exchanged contracts just a couple of days late. Completion is some way off, in Q1 2027 if all goes to plan, but certainly, from my experience so far I would be very happy to recommend RWinvest as a company to deal with. To give a full picture, I hope to update this review when the construction is finished and I own the keys.

We visited Parliament Square…

We visited Parliament Square Development a few days ago with Hannah Joy from RW.Hannah was already waiting for us when we arrived ( a few minutes late, sorry Hannah) and then showed us to our apartment to check on the state of completion. As expected, there were a few things that needed to be remedied. But Hannah stayed on the case and revisited the apartment today to check on progress. She the reported to us with photos that all jobs bar one have been done. Which is a great relief to know!After taking us to our apartment Hannah also showed us round the common areas and the underground parking garage. Avoid, avoid all 'property investment' companies, it turns out to be more trouble that it is worth

My experience shows that RWI act as pressure salesmen in the primary interest of 1)developers to sell their properties; 2) themselves to get their commission, at the expense of the interests of investors. For example, it is my experience and that of other investors I have heard from, that they present investment options to many investors on the basis that that deal is partially funded via mortgage at market interest rates; this is a marketing tactic they use to try to get you to buy multiple properties. It later transpires that those properties are unmortgageable, which places investors in a tight place. Worse still, for my conveyance, both RW Invest and its principal/developer, Caro, refused to provide crucial fire safety documentation that lenders require to mortgage the property. That is, RW Invest & Caro's actions have the effect of hindering investors' ability to obtain a mortgage, while simultaneously threatening to swallow the deposits of investors. Again putting investors in an impossible situation, and undue stress. Developer orientation - Example: RW Invest had ignored and/or dismissed several internal complaints I had made about their negligence and mismanagement of the conveyance. But, when I posted this review, they tried to have it removed and only at that stage responded to the complaints I made via multiple internal channels.They also failed to secure extensions to complete, in view of the fact that the delay in completion was caused by their & developer's mismanagement of the conveyance. This indicates to me that their primary objective is their bottom line, even if their actions place their investments at a high risk of losing their hard earned investment capital.RW Invest/Caro have poor conveyance management: E.g. myself and a number of other investors were promised an EWS 1 form (a requirement for a building of this specification) for a number of months by both Caro and RW Invest. This doc is necessary to arrange a mortgage. On their representations, we waited for months and that EWS1 never came. Instead of apologising and explaining that to investors, RWI start putting pressure on investors to complete knowing full well that RWI & Caro have prevented investors from completing. That is poor conveyance management & misrepresentation which puts investors at risk of losing £50k, as well as undue stress.Advice for investors considering working with RW Invest:At sales/pre-contract stage you should disregard representations that it's too early to get an AIP, or that the forms, permits etc to apply for mortgage will certainly be given to you at a later stage of construction, or representations made by RW Invest about the mortgageability of the property they are advising you to invest in. If you are relying on mortgage finance for your deal (as RWI advises you to), I would make the property being mortgageable a condition of the agreement to lease, or walk away from the deal. Reviews: I would wait until the end of the conveyance before leaving a review. In my experience, RW Invest sweeten up investors at the beginning (i.e. appearing to be very responsive, diligent, genuine) and then request for a review at that stage. Once you exchange contracts, things take a hideous turn. When you need to speak to someone, your client relationship manager is MIA. Things got so bad that I sent requests to two RWI personnel, to but me in touch with their MD. I was rudely shunned by the RWI personnel. After writing on TrustPilot, I approached them once again, hoping they would now take my complaint seriously & rectify. Instead, they responded justifying their negligent actions & taking an aggressive stance toward me.Very untrustworthy business and I hope for all investors out there RWI and Caro make amends.11 months since reservation - no property, threats to swallow my investment and acute stress due to RWI/Caro.Recourse:I know of & am connecting with other investors who have been misrepresented to by RW Invest & Caro, so should you want to talk/take action, feel free to reach out to my assistant at charlottehaggerty6 on gmail and she'll add you to the group. All the best with your investment journey.RachealUpdate: this is now with The Property Ombudsman. Over a year since RW Invest promised me high yield investment properties. Dear Racheal,Thank you for your extensive feedback.I wanted to address the matters you have highlighted within your comments, individually:Unmortgage projects, This is factually incorrect, and clients have completed with mortgages on every project we have supported the developers in selling. Some have paid in cash and others have used funders. However, we are not in control of which funder the clients use our side.Fire safety documentation being refused, This is again, factually incorrect. Not every project requires documentation (such as an EWS1 certificate) as only buildings meeting particular criteria require this as part of the projects safety measures meeting regulations. In this projects case, it did not meet the requirements needed and as such, the developer did not require an EWS1 certificate to be provided. This was advised to you on several instances but instead of moving to a lender who did not require this you remained with the funder you had chosen who had made it clear they would not proceed without this information.Extensions to complete, This again, is factually incorrect. It is not the responsibility of RWinvest to secure you an extension on a development, it is on you (the contract holder) to meet the obligations set out as part of the purchase you made. However, to be clear, in this instance you are aware we did secure additional time to complete and although the developer did not need to support this, they did through RWinvest negotiating this with them to give you as much time as reasonable.Rescission, Again, factually incorrect. Neither RWinvest nor Caro have threatened to swallow your funds, Racheal. You have made a purchase, not met the obligations of the contract within your purchase and despite the developer providing additional time to complete as a result of RWinvest negotiating with them, you have still yet to complete. As such, the developer was acting in accordance with the contract. The developer could have legal rescinded your contract the day after you failed to meet the obligations. Instead, this was not addressed until several months after.RWinvest did all it could to support you and give you as much time to complete as we could negotiate with the developer. However, your contract lays with the developer, not RWinvest.RWinvest

Nothing to show for it apart from lost fees, unbelievable stress and being on the receiving end of corporate bullying from them & developer Caro.Also worth noting, that I'm told by other investors that one of their main developers, Caro, have breached the rental assurance agreement and investors have not been paid rent for 2 years.

Dear Racheal,Thank you for your extensive feedback.I wanted to address the matters you have highlighted within your comments, individually:Unmortgage projects, This is factually incorrect, and clients have completed with mortgages on every project we have supported the developers in selling. Some have paid in cash and others have used funders. However, we are not in control of which funder the clients use our side.Fire safety documentation being refused, This is again, factually incorrect. Not every project requires documentation (such as an EWS1 certificate) as only buildings meeting particular criteria require this as part of the projects safety measures meeting regulations. In this projects case, it did not meet the requirements needed and as such, the developer did not require an EWS1 certificate to be provided. This was advised to you on several instances but instead of moving to a lender who did not require this you remained with the funder you had chosen who had made it clear they would not proceed without this information.Extensions to complete, This again, is factually incorrect. It is not the responsibility of RWinvest to secure you an extension on a development, it is on you (the contract holder) to meet the obligations set out as part of the purchase you made. However, to be clear, in this instance you are aware we did secure additional time to complete and although the developer did not need to support this, they did through RWinvest negotiating this with them to give you as much time as reasonable.Rescission, Again, factually incorrect. Neither RWinvest nor Caro have threatened to swallow your funds, Racheal. You have made a purchase, not met the obligations of the contract within your purchase and despite the developer providing additional time to complete as a result of RWinvest negotiating with them, you have still yet to complete. As such, the developer was acting in accordance with the contract. The developer could have legal rescinded your contract the day after you failed to meet the obligations. Instead, this was not addressed until several months after.RWinvest did all it could to support you and give you as much time to complete as we could negotiate with the developer. However, your contract lays with the developer, not RWinvest.RWinvest

An efficient, professional experience from RWinvest.I bought my first off-plan property from RWinvest in Liverpool’s Baltic Triangle, developer Legacie, and the process has been going very smoothly; contracts have just been exchanged.After my initial enquiry I was contacted by Joshua McIntye, who was very helpful and fully engaged, answering all my questions in detail and generally doing an excellent sales job. Some friends had warned me against investing in off-plan properties, particularly in Liverpool, and seeing a number of negative experiences online had made me rather wary, but the comprehensive information shared with me regarding the processes, protections and the companies’ track records put me at ease.After making the deposit I was happy to be passed on to Chloe Walker in customer care, who guided me effectively through the conveyancing process. The solicitors RWinvest had assigned me seemed to be dragging their feet somewhat, but Chloe made sure there were no issues, or implications for missing the 21 day deadline, and in the end we exchanged contracts just a couple of days late.Completion is some way off, in Q1 2027 if all goes to plan, but certainly, from my experience so far I would be very happy to recommend RWinvest as a company to deal with. To give a full picture, I hope to update this review when the construction is finished and I own the keys.

It is a good company. after registered to their website Dean contacted with me. Dean is amazing. Everything he said was correct and he is helping a lot. we have already exchange the contract and waiting for completion. I ll update here after the completion too. After you agreed to buy Rachel, Sarah and Gary will contact with you. They are after contract team. They are good too. And after you agreed you have to deal with solicitors and official things. Chloe helped us and she was very very helpful and patient to us. So far all is good and waiting for completion. I double checked everything they told me and so far good. You can frustrate from process little bit so be patient little bit. As I said before Dean is key here. He knows a lot he is amazing. He is helping and educating you (ıf you dont know about real estate market). I will continue...

Lost for words.

Sadly leavng only one star in my experience with Rwinvest. Unfortuneatly due to the economic turn down Feb to May last year 2023 i was unable to complete on a New Build property in Liverpool on time as I had a shortfall financially to cover after making two payments and furniture package 3k around £64,000. When my mortgage offer collapsed I explained my situation to the Rwinvest sales team. One was very helpfull in explaining if i could fund the gap there may be a chance i could complete late. With a glimmer of hope on the horision I sold my business to fund the gap and the money was in place all be it two weeks past the closing date. I desperatley contacted Rw for around 8weeks and was told they could not get hold of the developer as they where on holiday and there was no one available. Eventually after several attemps Rw got in touch however said contact a legal representative. Whilst i waited and waited and sold everything i had the property was re sold. Origionally in good faith i handed over my life savings during a Pandemic and the build completed. I sadly found out my fate from the acting solicitor i had lost everything. So no property, no promised income rental and now facing not being able to retire and clear my debts. I read from otheir reviews of great customer service . Yes at the begining. I had the door closed in my face. No return calls. I even asked if it was possible to re invest the lost cash if anyone could help me. I found out after eurovision weekend the property was sold. Looks like i am not alone here. Devasted to say the least.

However, we must point out that the content of your review does not accurately represent events relating to your purchase.Our Post-Exchange team had been in continuous communication with you relating to completion of the property you had entered in to a contract to purchase, all calls and emails were answered and our Post-Exchange team had kept you informed on the approaching completion date. We appreciate you had made efforts to re-arrange your finances in order to complete on the property, and whilst we do not wish to see any clients deposit forfeited, and we did make your case to the developer, the developer did allow additional time of several weeks beyond your completion deadline in order for you to raise the funds to complete on the purchase.It is important to note that during this time the developer themselves incurred significant costs whilst allowing you the additional time to raise funds to complete, meaning that they could not continue to extend this time any further. Unfortunately this decision of the developer supersedes our position as the Sales & Marketing agent and was not something that we were able to overturn.RWinvest.

I had to trust a foreigner first (Daniel Woodbridge) but he convinced me with his professionalism. Rachael Barkley gave me the confidence I needed since I had no similar experience. I was guided by a good team.Unfortunately has been the apartment over a month since completion of purchase still not rented. I think it is a shame because I was told by RW (Daniel W.) that there is a long list of tenants who were interested in renting in this building. I suggest to buyers to insist for a written insurance or sth like that. Everything that says RW should be written and signed.
