Having had a sale fall through with a previous agent, I was somewhat nervous as to how my sale would proceed. Right from the start James and the team made me confident that they would be able to sell my property, quickly and efficiently. They quickly placed my property on the market and the effort that was put in to sell the property was immense. Whilst the purchaser was somewhat difficult to deal with, they put my mind at ease and relentlessly pursued the sale for me, coordinating with my solicitor and keeping me fully informed throughout. Angi especially went over and above to make sure that I was looked after as their customer and it made me feel that I was the teams number 1 priority. I highly reccomend such a fantastic, communicative and professonal agency.

Well what can I say Angie and team are one of the most professional and exceptional caring Estate Agents I have had the pleasure of dealing with. I am so pleased that the Letting side of the business is now back up and running with a very experienced team who go above and beyond to make the whole process so easy, which takes away all the stress of getting the right tenant. I now live in Uttoxeter and I needed to let a room out in my house, there was only one company I could only trust and it had to be the lovely Angie and her team. I was introduced to Anna who heads up the Lettings team and was impressed with her knowledge and expertise and how she explained everything in detail. Within a week of them taking on my property they found me the perfect tenant. They are very thorough and very cautious with the application process, I never realised with letting a room in my own house the electrical and Gas Safety checks had to be adhered to. Anna went through the whole process with me and I found it very comforting to know without this and if anything went wrong I would be liable! I would highly recommend C Residential/Lettings to anybody that is looking to either sell or let their property, outstanding and excellent customer service and a very experienced friendly team. I honestly don't know what to say other than what a fantastic estate agent. My house move has come with challenges, taking longer than anticipated but I'm so glad I chose c res to guide me through. Then when house we bought came back on the market ( previous sale buyers had to pull out as their sale failed) they let us out in an offer before open visiting day. Avoid this agency! Never again! I'll outline why I consider this agency incompetent and not worth recommending. I'll start chronologically. 1. The agency is lying. Before renting, I was told the mess was due to renovations. It turned out the agency doesn't deal with tenants well. I had to ask Colchester Council for help. 2. The agency tried to charge me for rubbish removal that was there before I moved in. 3. The flush tank leaked all day for over a month. The water consumption was exorbitant. 4. They tried to charge me for cleaning the room after I moved out. The agency loses again. This is a highly incompetent agency. As for the security deposit, that's the least of my worries. You forced me to live in a filthy house where no one cared about cleanliness, especially your agency. I hope people think twice before using your services!

The team started off very strong, great communication, engaged, and supportive when we re-listed our house with them. The chain was long and slow, and after several months we made them aware we were starting to look at other properties due to the unpredictable chain. Although communication dropped after we withdrew from a purchase with them due to a change in circumstances, we were still selling our place with them. I later found out that our buyers had been looking elsewhere (after we said we would leave the very long chain), something the agents hadn’t shared with us, which was disappointing as we had been open with them. At the same time, they were noticeably unhappy when we made an offer on another property (likely commission-related), even though they knew we were looking. Overall, they are professional and capable agents, but our experience did change over time. I’d still recommend them, though it’s worth comparing with other agents too.
