Take to long to answer the office phone and even longer to get a response 😞 Need someone near the phone or that messages get pick up every hour. I nearly went to other agent to buy another house if was that frustrating. I wonder how the sellers feel about wanting to buy a house, cannot get viewings and then cannot get feedback. No wonder housing market is so slow.

I had a completely unprofessional experience with John Shepherd Estate & Letting Agents regarding a rental property in the Gravelly Hill area. On June 23rd, I submitted a viewing request through Rightmove for a flat where I fully met all the pre-qualification criteria mentioned in their listing, including income, move-in date, and tenant profile. Since I received no response, I went in person to their office on June 24th. They confirmed that my request was in their system and told me I would be contacted later that day to arrange a viewing. That call never came. I followed up again by email on June 25th, which was also ignored. Meanwhile, I tried calling multiple times during working hours, but their phone line appears to be permanently down. It always plays a message saying no one is available, with no way to leave a voicemail. This is not only unprofessional, it makes them completely unreachable. To make matters worse, the listing was marked as "out of market" on June 25th without any notice or explanation. I was never informed if the property was let, withdrawn, or if I was being considered at all. No courtesy email, no update, nothing. I made every effort to follow their process, I showed genuine interest, I visited their office, followed up in writing and by phone, and I met all their listed requirements. In return, I received complete silence and zero transparency. This is not just poor service, it is a total lack of respect for applicants. If you are a prospective tenant, I strongly advise caution when dealing with this branch. My experience showed a complete breakdown in professionalism, communication, and basic standards of letting practice.

Tassi, but worse

Since Tassi was bought out by John Shepherd, my experience with them has gone rapidly downhill. Maintenance requests and contact form submissions are not actioned, phones are never answered, and if you even get in contact with someone through previous correspondence or guessing their new email address, they'll just stop responding when you've asked them questions.

Be warned and stay well away. For context, they were advertising apartments in a block and we were told not to be concerned about the flat number itself when signing the paperwork as they're "all exactly the same" and are going quicky so the number you are given may differ depending on the time the contract is drawn. Here is a drafted email which sums up my experience:Hi [John Shepherd Property Manager]Previously, I had been lied to about the property through the false-advertising as well as verbally (with the property being advertised/listed online as having 2 bathrooms, being told I am paying for two bathrooms, being shown 2 bathrooms during the viewing, but being given a number 7, a flat I was never shown with 1 bathroom on move-in day) but for which I have not pursued legally due to the contract stating flat 7 at the time of signing and for the sake of minimising stress. I did already bring this up on move-in day, first via phone-call and then via email to one of your colleagues.The advertising, as well as the organisation told me I would have on-site parking. You are now accepting that this too was another example of false advertising and mis-selling as my particular landlord for the property you chose to give me in the end does not have a parking space associated. This again shows a lack of transparency and that all the flats are not the same misleading me again.I have attempted to be extremely reasonable despite the opaque responses and misinformation involved, and find myself being pushed into taking further action.I know you may not personally have been involved some of what I have mentioned above, however you are managing the property and representing your organisation.Please also let me know in writing if there is nothing further you are willing to do as an organisation to resolve the matters stated above without the involvement of external parties.Kindest regards,[Name hidden]
