Horrofic build quality- Nothing but a…
Horrofic build quality- Nothing but a NIGHTMARE of TROUBLE and HEADACHES!!!DO NOT WASTE YOUR HARD EARNED MONEY ON BERKLEY BUILT HOUSES.No standard fitings used.Lightbulbs are 3 pin bayone bulbs.Spot light fittings are some obscure "sgu10"Plumbing does not work correctly - cold water stops for days at a time in the bath.Sink Taps are not fited with correct uk sandard flexi pipe - instead Berkley use an elaborate setup of down-sizing adapters to attach their weird taps flexi pipes. so new taps cannot be direcly installed.Washing machine broke after 3 years, boiler broke a few months later. Boiler was fitted with non standard 2 flue pipes which had to be changed to get a new boiler!Bathroom door handle & lock broke after 4 yearsYou cannot just walk into B&Q or Screwfix and pickup parts for a straight replacement on a broken anything!!!

King’s Road Park is a development…
King’s Road Park is a development worthwhile for me to wait for more tha 2 years. Not only the amenities here, but also everyone (customer service, contractor, pod management) is working hard and trying to achieve the best for the occupants, they handle the issues professionally and I will surely recommend St. Williams if there are any chances that I need to.

My experience buying a new home from…
My experience buying a new home from Berkley Homes in London E14 has been exemplary from start to finish. Everyone I’ve encountered from Berkley without exception is well-trained, knowledgable, with a can-do attitude and happy to go the extra mile to make me feel I’ve made a great decision, coming to live here. A few minor snagging issues, all resolved promptly and to my satisfaction. Apartment specification and finish as good as anything I’ve seen in - and infinitely superior to competitor developments nearby. And the amenities, including pools, spa, gym and residents’ lounge are all outstanding. Hugely recommended! Special thanks to Melissa, Ian, Shaan, Shannon, Martin B, Martin C, Chris, Zoran the magnificent French Polisher, Lyntton, Kev, and all at Concierge & the Quay Club who have made me feel so welcome. Thank you.

Premium Price Tag, Subpar Quality, and Non-Existent Customer Care
Berkeley Homes sells properties as luxury, premium living, but the reality is a complete lack of quality, craftsmanship, and basic care.

Timely delivery
Timely delivery, client focused approach, excellent customer service and really helpful Berkeley’s application.Would be great if the mortgage advisory is added to the deal. Your customer service manager, Tiago was amazing and we could not have managed to take over. furnish and rent out the property without his professional assistance because we could not travel from Pakistan due to Red list country.Also, special thanks to Fahd Samad for smooth coordination and expediting solicitor’s queries throughout the process.Overall great experience with Berkeley’s.

My home plus feedback
The only thing I was not satisfied is the My home account. It is not user friendly at all. Newsletter put into the Reservation to exchange category and some in the Exchange to completion. This made me confused. And every time you clicked the Construction progress, it shown Coming soon with nothing inside. Until the property completed, the web is still showing nothing and the Buying Process is still in Exchanged status. I can only contact services manager to know the building progress instead of login and get the information by myself. I suggest that you can keep taking photo around the development and post it in the Construction Progress page would help a lot already.

Appreciation- King's Tower
I had great experiences with my purchase and recent completion/handover of an apartment at Chelsea Creek King's Tower. I am particularly satisfied with the Relationship Manager Ms. Maggie Xu, who has been assigned to my case two years' ago. Maggie is very professional, she always taking initiatives providing services.

Most Arrogant untouchable developer in…
Most Arrogant untouchable developer in London if not in the UK, Read well Berkeley leaseholder agreements you will understand that you shall not even consider Berkely homes for a Chicken Pen! for Example: if in the same development Flat A runs into legal trouble with the management agent or developer and Sold the flat leaving unpaid legal bills and cost, Flat B , C , D, etc must pay the bills! how ridiculous is that? and I am not Joking. Ground Rent is a Typical Rip-off by Berkley group one of the most expensive in the UK.60 sqm flat GR is £ 850 PA ???Building defective Walls, structures, and cladding, and pushing the costs on leaseholders alone. Pathetic Avoid at any cost! there is no Zero Star on Trust pilot

Overall a great experience
Overall a great experience. From reservation to Exchange took exactly 3 months. Despite a few delays that could have been avoided the whole process was really smooth. Particular highlight was the few weeks after exchange when the customer success team were extremely helpful. Sarah Coyle, Nick and team. They attended to any queries we had, checked in regularly without being intrusive and constantly offered to support where ever they could to help us settle into the flat.

Giorgia is efficient, knowledgeable and willing to walk the extra mile. She understands the concerns of an overseas buyer and provide the top notch customer care to save the customer’s hassles. Nice flat, painful lawyer.
Difficult buying experience - slow and arrogant legal team were a pain to deal with, but we got there in the end. Moving in experience has been great though, with all snags rapidly sorted out and a lovely welcome from the team on the ground.

Berkeley Homes Is a Total Disgrace, Unsafe, Poorly Built, and Financially Exploitative
Living in a Berkeley Homes development has been one of the most disappointing and frustrating experiences I’ve ever had as a homeowner. For what is marketed as a luxury development, the reality couldn’t be further from the truth. I have lived here for 10 years and the situation is rapidly worsening.

Buying with Berkeley
From reserving our new home, to exchanging contracts and moving in day Berkeley were amazing at making us feel special. We had lots of issues from our own buyer and Berkeley were really supportive in helping us get this sorted. Moving in day was made to feel special also with the lovely gifts you receive to congratulate you on completing on your new home. The sales team were great and really informative. We had one defect on the day we moved in and the site team were amazing at getting this rectified in a quick and professional manner. The development we have moved to Holborough Lakes is a stunning development with such a lovely community vibe. I would 100% recommend Berkeley’s properties and developments to anyone, the quality and spec of these houses are something that make your home special.

My unit at Reading Huntley Wharf is the first property I bought from Berkeley. I find the property so beautiful and amazing in terms of quality and after sale services. In aspect of investment, I find this is a good buy as I successfully let out the unit within 2 weeks after taking possession.

Royal Arsenal could do better without Berkeley and corrupted Greenwich officials
Sales driven culture, poor customer care service. Royal Arsenal Developments vary in quality, and one should be careful. They are using delayed Crossrail for marketing without even correcting expecting service dates when delays become apparent. Take extended warranty because you will need it. Two years after Pavillion Square has been built, there are plenty of issues that arose from low built quality. Then there's dealing with the customer service that refuses to be let into the property by tenants to inspect faults if the owner is not present. Commuting 2h in public transport during Pandemic for just open the door, after tenants were authorised and involved in the email conversation. Also, keep note that you can't change your providers for gas and got water, and I had people from other buildings complain about being bound to a provider for electricity. Those community heating contracts are extortion and service is horrible (Switch2 worse than SSE)

Premium Developer? Not for us.
Unfortunately this review isn’t positive. Very long story short, my partner and I spent over 12 months in process of buying a new property using H2B. During this time I had spoken to 8 different members of the Berkeley staff, some of who had no idea what they were actually contacting us for. We were passed around from pillar to post with some interactions verging on laughable, simply because they had no answers to some very key questions but plenty of questions of their own. Nearing exchange our solicitors were not happy with the terms posed by theirs in the contract. Everything was very one sided or unexplained in enough detail that satisfied our legal team. All the while, their sales team thought it necessary that they pressure my partner and I to act as intermediaries in order to please their directors. Bizarre and highly unprofessional. What was most unpleasant was the pressure we felt during the whole process. It began with feeling as though we were lucky to be buying there. Then, the already agreed changes to our garden (agreed at reservation) were used as leverage to ensure we instructed our solicitors at their leisure. As we neared exchange we were told that Berkeley would enact notice on us and place our home back on the market as negotiations were taking too long (only for this to be withdrawn days later) But why you ask? Simple, their solicitors didn’t engage with ours. Even with all of this we persisted but the final nail was being asked to sign contracts without the approval of our own legal team. Illegal? Quite possibly. Eventually someone more senior was drafted in to rectify these issues but alas, far too late. We leave with £700 in legal fees we no longer need but the bright side is that we are now purchasing a wonderful new home with a developer that has made the whole process enjoyable. I’m not naive enough to think Berkeley are poor across the board but our experience with them has been a disaster and it’s a mistake we won’t make again.

Moved in a month ago
Moved in a month ago, and really enjoyed the new home. The experiences of settling in are excellent! I had a few small snags which were fixed quickly by the after care team. Sandi and Jennifer were brilliant, super helpful at every step of my moving.

There has been a problem with water…
There has been a problem with water leaking into our flat from above for over 6 years. The 'service' we've received from Berkeley Group has included painting over mould and claiming the work was done (!) and blatant lying about bricks on the outside being 'bone dry'.I would avoid Berkeley Group Holdings at all costs.In the end, they are paying more to fix the problem because they have to keep coming back to repair botched incomplete jobs. I surmise they think that if they keep fobbing off, that people will get tired and give up or pay for the repairs themselves.

I recommend Berkeley Homes to everyone who whants a house or an apartment which is built to high standards and with care. Also the employees of Berkeley Homes at Trent Park, went out of their way to help us in the purchase of our apartment, especially Adam, Linda, Phoebe, Tony and all the others that I don't recall their names. Thank you all for doing an excellent job.

First time buyers!
After a long journey to our purchase, we have finally moved into our beautiful first home. Berkeley homes couldn’t have done more to settle us in and make us feel special and welcome in our new apartment. Abi was incredible throughout the process and Natalie settled us in, making sure we had everything we needed to be comfortable and satisfied.Concierge are incredible and go above and beyond to provide the most fantastic service daily.Highly recommended.

Can’t recommend the staff at Hartland …
Can’t recommend the staff at Hartland village enough. Their customer service is Second to none, particularly compared to some other local new build developers. Sadly, we had to pull out of our sale due to personal reasons but Frances and Janey both went above and beyond to help us and we are forever grateful. Fantastic service throughout the whole process even though we did cause them some issues, they did what they could to help so thanks again.
