Avoid their buildings & terrible service

Updated 16.03.2024 - Still not fixed though they have now plan in place but it's been 12 months with broken glass. The worst Experience I have had I still can't believe I was asked to remove 1 star review. Updated 17.01.2024 It comes to light that by the Lease Document Berkeley as Landlord is responsible for repairs of the windows and replacement.They were aware of my case from last year and have done absolutely nothing. Whilst everyone is looking at whom to blame is great to witness this in Legal Documents such as Lease and wonder what the Head of Estate who works on site is doing day to day. Also, the Fancy Door Entry System Wifi is cut again for 3 months and not working. So buy into their "future home" that is not working. Updated 04.11.2023So I did change review as per below from 1 to 5 as they insisted on this whilst promising to fix things however nothing is done and it’s New Year already. So here I will share how they try to cheat trustpilot system by asking directly for changes of review and yet not doing anything. So I have issues with their building (how they build) & their managing agent Greenquarter - one of largest regeneration projects has building defect of internal structures missed and people has to be temporarily rehoused as well as future repairs have no plan in place so you will be left with hefty price to pay for external redecorations. They also allowed managing agent to increase service charge for managing fee whilst service is appalling. Service charge is signed off by landlord The Berkeley Group. No idea who is the Building insurance as have no details and when got email no one is getting back - great spend of 125k in 2022 on annual insurance provided by the landlord that you can’t use. Updated 15.11.2023They sent me agent to check and promised to remedy situation if I remove 1 star review.

Knife crimes on property with no intervention

I’m disappointed with the growing lack of security at Woodberry Down. Crime has noticeably increased, with incidents like phone snatching, trespassing into buildings, and even knife-related events making residents feel unsafe. My husband was mugged at knifepoint, an elderly man was murdered on the property, and the same group of kids from the nearby estate continue to commit crimes on property with no intervention from Berkeley homes. Security presence is minimal and access points aren’t well monitored. For a development sold as premium, this is unacceptable. I hope Berkeley Group addresses these issues urgently, but right now I cannot recommend living here.

Tenant review

Please note - I am reviewing this developer as a tenant, not as a leasholder or freeholder.I was the first tenant in the flat since the completion and the quality of finish is quite good here. There are a few issues with paint drips on the floor and snagging scratches, but everything else is good.Concierge team is amazing, premises are kept clean and when the toilet flusher broke, it was fixed quite quickly.Soundproofing is great (except the door into the corridor)

Very satisfying experience in buying…

Very satisfying experience in buying our flat from St Williams in Fulham - Kings Road’s Park. The flat was completed slightly off schedule but it was delivered exactly as it was described: beautiful, well finished and super clean. Not only the flat but also the buildings, communal areas, sport facilities and gardens: everything was stunningly true to the brochure. Shaan in Customer Services was extremely diligent and helpful in communicating with us for questions and viewings. We would recommend the buying experience as a 100% yes!

Her approachability and expertise greatly enhanced my experience.Lastly, I appreciate Laura Andrew for diligently following up on the remedial work in progress. Her regular updates on the status of the work and the expected completion date have kept me well-informed and at ease.

Good quality & good service of Berkeley

Berkeley is renowned in providing good quality & good services. They handover my new home on time, without delay. Excellent Sales & Customer Relations teams in my property site (Hareshill) - with quick response & never fail to update me the progress, responsible with good following up from the Customer Relations Manager during the whole process. The site Manager and the team here is also well experienced & helpful, as well as the Customer Service Team - they are efficient & tried their best to address and arrange the fix of the snags/defects after we moved in. Thank you all.

Green Park Village - New Home Experience

Green Park Village is a nice and good place to living in. The Customer Service team is great and provides good service to me before and after completion. Sarah and Rob were professional and supportive when I had questions. However, not to mention the 4-month delay in completion, our house had more issues than we have expected, for instance floor leveling, creaking stairs, and other cosmetic defects. Maybe Berkeley can further improve the work quality in future. Although Berkeley had been quite helpful to fix some of issues, the snags are still not completely cleared as of now nine weeks from completion. This may be due to inadequate staffing. Nick, a very good and quality staff, seems to be the only one fixing snags for the whole development. All in all, I hope the developer can resolve all snags within 3 months from completion.

Low Quality Construction Material

I have moved in my property, developed by Berkeley Group subsidiary St Edward, for more than a year now. Progress in clearing up the snag list has been painfully slow. New defects pop up from time to time and the obvious reason for the delay is inadequate staff to carry out the defects rectification work, while new residents are moving in at a steady rate. There was a leakage of the heating pipes in the last cold season which I had to report directly to their Quality Manager to acquire their attention and immediate action as the customer services has no particular feeling to a leaking pipe and the increasing damage it causes every day. Recently, the bathroom stainless steel faucets which were unbranded, has started to tarnish within one year. After reporting the problem, nobody come for an inspection, and the developer alleged that corrosive material had been used on the SS surfaces. This upsets my common sense as we only used common household bathroom cleaners, and corrosive chemicals is particularly difficult to procure in UK. Makes me believe that Berkeley Group has used cost-cutting substandard materials in their construction work. They will get away if no problem occurs in the first 2 years warranty period and the longer term is the customers’ problem. I originally thought that buying a more expensive property will guaranty better quality. Now I am not at all convinced that I had made the right choice in this purchase.

The flats are massively overpriced for what they offer. The service charges are unreasonable and feel like a complete rip‑off. No one wants to pay premium prices for substandard living and endless extra fees.

“ A tale of two cities” Berkeley Westminster/ Lambeth

“ A tale of two cities” I lived in Westminster through “Dolphin intermediate housing in a 60+ apartments where some were affordable housing with the same super quality fitting. (I agree equal chances) in a brand new building where I stayed I a quality built which was cleverly designed with huge space and lots of quality workmanship & materials .. hats off to Berkeley & Dolphin who treated people equally from application to end of 7 year lease. We have now purchased a two bedroom property in Lambeth so excited at the time but sadly home it maybe one day for us in the experience of buying to today (Easter 2023) with Berkley home through Peabodys has been an experience you do not want. We would persuade anyone (but we are all different so their choice & I hope a good one ) to avoid Peabody shared ownership (this is my experience only) now merged with “Catalyst”.I’m not sure it’s the merger or change in how people are treated/customer service (I admit gladly we have the most amazing concierge service I have met ….. it we found out they are temporary !) *The quality fittings & design are badly designed & poor. *Catalyst/ Peabody, the whole selling process (longer for various reason & ill-health was appalling & threatening. *After being forced to move in ( 2 x rents mortgages payable when agreed as they said “ to help me”. As their deadlines looked so did the way they used threatening tactics and as mentioned it was a longer process & whatever hea* I moved in & that’s when you find out the quality, snagging, everything was none-urgent issues. * sound proofing between the bedroom next to the kitchen/lounge due to no door or section is opening (no privacy either) but you cannot knock a nail or change as that voids your warranty in the first 24 months. * there are two white cheap light fittings just dangling (not LED spots) in both bedrooms. * None of the doors for & poorly finished (unlike previous Berkeley that had contemporary inner doors) no doors fit or close properly. * just yesterday the shower (wall system not not water system ) broken. * again yesterday the toilet either barley flushes or does not. * only one bedroom has fitted wardrobes .. er why…. Even though it’s the larger of the two bedrooms. * the bathroom cabinets has half a door on the smaller side & the only way you can change height of glass shelves is to dismantle the door … & why have one door anyway with dated holders that hold the mirror in place which are known for going rusty. * No under or upper LED’S around bathroom cabinets. * The built-in wardrobes in the one of the bedroom, the middle securing screws (with few cloths hanging ) have come completely out. * a common resident issue is the thermostat (which should be “smart” & entry phone are the most confusing the entry thermostat is at waist level! Why ? (While the fridge top shelf is too high to reach .. go figure. * I was told & informed in front of numerous first time viewers that we had air conditioning & this would be the only block up “ever” get it.it’s an air flow system. * the bedroom with no built in wardrobes does not have a TV inlet/out let plus no USB plugs which the other bedroom has lots on either side of the bed, while the poker on has sockets but sold & marketed as a two bedroom apartment.. why the minor cost to install such things not included. * maybe this is normal or a Peabody thing that Berkeley designers were told to cut cost………* No Berkeley project site manager has even contacted us, the last place they were there on site for 12 months checking & rectifying until it was problem free & Berkley along with Dolphin living were exceptional on every level. * there was room to extend the kitchen by one short or long unit, instead they left a blank space … for what . We already have built-in appliances. * THE GOOD THINGS: as there are : the concierge team are too, the views with a hope of no high rise is wonderful, the top floor garden is professionally & well designed, stil not finished so a hope for water & a meadow like area would be forward thinking, the entrance is week furnished & welcoming, if they take away all concierge then it will lose its welcome & safe spot as the small entrance is on the main road (you don’t want it to turn into a poor man’s entrance (now banned) like companies have exploited. ** the main sadness is the quality of the finish & the poor design thought , for a place that cost a lot of money Berkeley & Dolphin offered a first class experience from reserving to leaving what was a “Home”.* why did I buy this place, I believed in the Berkeley product and the way Peabody used to care & I have been waiting for this development for many years from planning to completion.., Would I buy, who owns the failures lay as I still cant contacts to escalate the more important issues.Maybe the next “Zone” at Oval will be a good one for you.

Choosing Berkeley is an endorsement a pleasant journey to buy property in UK

Confirmed Berkeley is a very experienced developer, the property is good with central location, building at a high quality and considerate design. Sales team is also very considerate, and Sarah keeps updating me with the construction progress, status photos and prepared answering all my questions in detail and clear manner. The handover process last Monday was also very pleasant. The team showed me more than my expectation. I feel so grateful to choose Berkeley for my first property purchase in UK.

Liars

Be very careful believing anything the sales team tells you verbally. We were told explicitly upfront that we could rent out the parking spaces we bought. Based entirely on that assurance, we spent an extra £25k on a second space.

Berkeley ensures to make you feel like home

After raising some concerns, they were very fast at responding to them (within the week). In terms of quality, I have realised that they have high standards compared to other developers and have great sales people. In terms of area, Southeast London is a regeneration area and makes me feel insecure, despite the CCTV and concierge. But it is something I already knew by picking this place. Shoutout to Grace Wong, she makes sure you feel welcomed and special for your new place

A job well done by Berkeley Homes, but a small gap to becoming perfect.

In our journey to purchase an off plan property in Sunningdale Park from Berkeley Homes spanning over a period of some 14 months from reservation to completion in October 2022, our overall experience with the sales team and the post contract exchange support provided by Customer Relations was great. In particular, our request for the legal completion of the purchase to be effected on a specific date was nicely accommodated to fit in our special circumstances. However, there were some rooms for improvement on the post completion customer services provided so far. In particular, the lack of understanding on the issue and implication of proposing to install a joint mounting post for the two EV chargers serving our freehold detached house and our neighbour’s freehold detached house in order for Berkeley Homes to fulfil their obligation making “provision for EV charging” in the sales specifications. The issue has subsequently been resolved after going through a number of email exchanges with Customer Services, including escalation to their more senior officer. Also, the follow up actions in response to our enquiries could be cosier. In the 5-star scale, we would rate the post completion customer services that we have received so far is 3-star.

The aftercare at Berkeley homes is…

The aftercare at Berkeley homes is exceptional. There is nothing the team won’t do to help or accommodate. Even the smallest thing is ever too much. Yes there were a few small issues when we moved in (very minor and not worth mentioning) but they were sorted immediately. From the moment we moved it we were made to feel part of the Berkeley family. A beautiful hamper full of local produce, a bouquets of flowers and a stunning candle. And just recently Christmas calendars for the children and a New Home decoration for our tree. It’s the small touches that make a big difference.

Great sales team!

We had a great experience dealing with Sales team with regard to TGQ. Allen was the first guy we had contacted with, extremely friendly and professional. Later down to the process Poonam took it over most of time while Allen was engaged with other projected she was a brilliant star and we love the team very much! Melissa certainly does a great job at managing such a high performing team! Highly recommended!

Our overall experience was absolutely amazing from sales through completion to settling in. There was great communication every step of the way and the transition was quite seamless. Both the sales and aftercare teams were cordial, helpful and very responsive. They put a special touch every step of the way and they were always happy to help. I was most impressed by their personalized welcome cards, the very thoughtful gift left for us in the apartment and the support provided to help us settle in without any hitches. My overall experience with Berkeley has been very satisfied. Right from the beginning during the buying process the Sales Representative was very helpful. Although there were some hiccups on the material of facade of the property we had chosen, it was finally resolved by the customer service team. They have done a very good job in keeping communication with us on the progress of construction and willing to spend extra effort to help. They have given me the impression that they take customers satisfaction seriously. As such I have no hesitation to recommend Berkeley to friends.

Except the payment and completion…

Except the payment and completion experience, I am very satisfied with the customer service. There was no special consideration on my payment progress to be deferred given my medical condition during hospitalization period (ICU), on compassionate ground. I was upset and reminded by your team of strict adherence to the deadline to make second 10% payment promptly and also complete the unit timely otherwise deposit of 20% will be forfeited. That forced me to struggle through the hospitalization period to ensure the second 10% payment successfully released to you and also due to the delay in my mortgage loan application, I was further pressed to sign a supplemental agreement with the developer to ensure completion. What I am trying to say is this, sometimes rules are dead but people are living and if you want to please your customers you got to consider your purchasers difficult situation and support be given without using the contractual term to press your purchaser who was hospitalized.
