GoogleObstructive in the sale of our property. During said sale, it also came to light the Buildings (which they manage) Fire Safety Certificate was 9 years old. In a Post-Grenfell world, this is abhorrent. Their response to this was equally careless and remorseless. We ensured the residents were left fully aware. The Property Management Accountant continues to invoice us for the property, as recently as March 2021, despite our relinquishment of legal ownership in December 2020. We will be avoiding all future dealings with Hilbery Chaplin like the plague.

GoogleFrom the moment we met Dan we knew we had made the right choice in letting out our property. Being new to the rental market we were looking for a highly professional letting agent who could take care of everything for us without having the worry. Dan was absolutely instrumental in helping us through the whole process from day 1; explaining everything, answering all our queries and really went above and beyond to deliver a real high standard of service. Nothing was ever too much - it was an absolute pleasure to have him and the team at Hilbery Chaplin let our property out. They have sourced two wonderful tenants for us and couldn’t be more happy with how everything has gone. We were recommended Hilbery Chaplin by a friend for managing property and would now 100% recommend them to anyone else. Thank you Dan and the rest of the Hilbery Chaplin team!

GoogleI have used a couple of agencies over the years and Hilbery Chaplin, by far, have been our favourite to deal with. In particular Valerie and Dan at the Romford branch. It was a highly stressful time for my family and we were up against the country going into lockdown, however they were able to bring our moving in day forward and all paper work etc was completed swiftly. They were both such lovely people. I couldn't recommend Hilbery Chaplin enough.

Starting with our viewings with Kathy and our calls with James, the team were always happy to answer our questions and advise us on the process, which was so appreciated as we are first time buyers. Once we got our offer accepted, Hollie was incredible throughout the rest of the process. She pushed things through brilliantly and communicated everything with us to keep us calm during what was certainly a stressful process for us both. A massive thank you to the whole team for getting us into our first house.

GoogleI signed with Hilbery Chaplin for rental flat May 2016. I must firstly commend on excellent customer service of Trish - kept me updated, answered any queries regarding contract signing, thoughtful 'welcome' giftbag. Robert, very good - from contact call to viewing property. Dan, very good (inspection agent), quick to respond to repairs or issues that were over-looked by them or ongoing. My biggest concern & disappointment lies with tenant (s), who reside on same floor level as myself. These tenants are 'heavy' smokers..In no exaggeration, when they smoke in their flat, smell lingers in corridor & enters my flat via front door (space below & side) for hours /days. Smoke smell so unbearable, that you have constantly keep 'airing' your flat, times when I've had open door leading on flats level, which also serves exit out or to other floors or open window on exit stairs. These tenants could easily smoke on their balcony (every flat in building has one), plus I've seen other tenants do this on other floors. I have made complaint property management, only response is 'they'll investigate', but nothing has been done by them. Hilbery Chaplin has written that there is nothing they can do, as owners entitled to smoke in their flat, unless their is clause in their contract prohibiting... This act is (1) hazadous health (2) Unfair tenants 'non-smokers', should be expected to accommodate this as normal (3) There is no set standards upkept by property management on this or overall cleaniness of tenants residing in building.. Sadly for my health & peace of mind, I have decided I will need relocate elsewhere when my contract ends.

GoogleOne of the best in market for property renting. I have got 3 years of association and impressed with their service & support. Unlike others that functions like agencies, Hilbery Chaplin is more like a well organized company with all staffs are highly professional, friendly & good at their work. Whenever I visit the office in market place Romford, I feel like their valued client- that really impress me a lot. I would like to mention few names like Caron, Trish & Rob- they are too good and especially Rob's professionalism & skills are commendable! I would recommend Hilbery Chaplin and give 5 big stars!!

GoogleRight from the start they were professional; helpful; they really were listening to me. From the moment that they first engaged with me, I didn't feel that they wanted to rush me through the paperwork and sign on the dotted line. They took the time to explain the process and really work along side me. I had just lost my Father and was deeply in grief. The last thing I wanted to think about was selling his house. But I was shown great empathy and understanding and felt that I really wanted these people to sell my Dads house. From the moment they had my house on the market they kept me up to speed at every step of the way, I trusted them completely and they had the house sold so quickly. If you want a professional efficient service use these people to sell your house they are great. Well done Phil the manager, Anthony and the rest of the team you all did so well Thank you so much. GoogleI will recommend this Letting Agents to anyone, the staff are absolutely fantastic and professional. Trish is a wonderful woman nothing was ever too much, she went through everything in detail and assured us to feel free to contact her if we were unsure of anything. If your looking for somewhere to call home then this is the place to start. My mum also received a wonderful welcome Gift bag.

GoogleLiars. Awful service. Had no intention of letting out any property to us. Maybe because of our background. John Waller constantly lied about the refurbishment of shops hence why we weren’t able to rent any shop yet space is still exactly the same.
We are sorry to hear of the issues you have had. We no longer deal with the parade in question, however the timeframes of the proposed refurbishment / regeneration have also changed a number of times recently. GoogleVery unhelpful and unprofessional company to deal with. I would advise any landlord looking for a good, reliable letting agent to avoid Hilbery Chaplin. They pride themselves on how long they have been in business. But by the looks of it even after a hundred years of business they still are completely useless. Do not use this company, they will over charge and do a slap dash job. Lucky if you get tenants who will actually pay their rent. Good luck if you decide to use these cowboys. I certainly will never be again and will be advising everyone I know;other landlords or people looking to sell to avoid using any Hilbery Chaplin office.

GoogleBY FAR THE WORST AGENT I HAVE EVER DEALT WITH! Their lettings staff are rude and unhelpful. The women I spoke to on the phone couldn't wait to get me off the phone, they didn't offer to help me just told the manager was away an no one could help me. I had such a bad experience I will be letting my friends know my thoughts about your company. I was calling as I am a landlord with multiple properties in Romford and Dagenham I am looking to have managed. I will be using another local agent and I strongly advise other landlords to do the same!
