I have been trying to get a viewing on a property on Broomhall Rd Blackley. I was told they were not doing any viewings on this property for 10 days, I got a viewing for sat 22nd Aug 22, they called and changed the time twice then told me they had done viewings for another buyer and the viewing is cancelled because the property is now sold ? Just getting the runaround frustrating

Royton branch

Matt Clayton from the Royton branch has been fantastic from start to finish. He has kept us updated every step of the way and been organised and professional throughout. He's gone above and beyond in selling our house (even doing phones calls etc to save waiting for Solicitors) and is now helping in the search for a new home. He's handled the tears and tantrums in a professional, polite way and is an absolute asset to the Royton branch. Although more expensive than some agents, you genuinely do get what you pay for.

Buying, rent or selling do not use!!

So we tried to rent from Ryder and Dutton a few years ago signed and put our deposit in. I was told to put my notice in on my house as the new house will be ready in a matter of weeks so 4 weeks was more than enough. 2 weeks still no news. 3 weeks the same. Ended up having to rent a different property.***I am now looking to buy*** Enquired about a property got a call so phoned back 2 weeks later still not heard anything. My husband enquired and it took 3 weeks for them to contact him. Got a viewing on a property got text confirmation arrived in the pouring down rain and the agent said it wasn't in his dairy (had to phone to chase it AGAIN). The service is a nightmare. I know the market is crazy and houses are selling but all the opportunities missed due to this company is unreal.

We were looking for a freehold property locally

We were looking for a freehold property in the local, this 3 bed semi had just been reduced, they took our offer. A bit unusual, the vendor was moving into a new build, we had alternative accommodation, so the purchase was a steady and pleasant experienced. Snags with the mortgage people - Nationwide being utterly useless. Throughout, the team kept us informed with progress.

Great Support and Communication During Our House Purchase

We had the pleasure of working with Geraldine Marsden during our recent house purchase. She kept us informed at every step of the process, explaining details clearly and promptly responding to our queries, no matter how small.

Don't trust them

Initially asked Ryder and Dutton Huddersfield to value our property. They Valued it at £200,00 - £210,000. Ended up going with a different agent. A month later we got a viewer who said she happened to also be a sales negotiator for Ryder and Dutton. She give a number of reasons why we won't get the askiing price. When she left she left feedback saying in her "professional opinion" she wouldn't offer more than £180,000, although her colleague had valued it at £200,000 + (unbeknownst to her at the time) . Shortly after her viewing and "professional opinion" we had a couple who loved the house and offered £205,000 straight away.

Mega bucks for no work

Three days my house was on the market and sold immediately. However Ryder and Dutton Middleton had undervalued it, I negotiated £15k over myself, and Ryder and Dutton had the cheek to take a cut of the extra £15k despite having nothing to do with it. I'd say, put a sign in your window, miss out these people, even the solicitors they recommended were useless, we had to keep chasing them up. As far as I'm concerned they stole money from.me they had no claim to whatsoever. Go elsewhere

Unsubstantiated claims

I am in the market for a house in Huddersfield at the moment. I am saddened by the ridiculous & mis-spelled claims by this company. It is not right to claim 'this will sell in a week' or 'UNEXPECTADLY BACK ON THE MARKET, NO SILLY OFFERS WILL BE ACCEPTED THIS HOME HAS BEEN PRICED TO SELL AS THE PROPERTY HAS SOLD FOR TENS OF THOUSANDS MORE IN RECENT YEARS' when there is no evidence of previous market history on that same website (Rightmove). I could of course say its also silly to ask £159,995 for a terraced house in Birkby?! I think market-stall bravado should be removed from the most important financial decision in most people's lives. Another example: a property described as 'stunning' is just ridiculous, and said to be freehold, even though a leasehold record shows on land registry. Another example: a property has *CONTRACT READY* as its opening gambit. So what? It's very unappealing and has been on the market for ages, and has been reduced.

Completely Disappointed by Emmy Spiers!

I enquired about a property to rent within Huddersfield (Lindley/HD3) in April 2021. Emmy Spiers then replied to me on the 3rd of April 2021 -asking for additional information to be submitted by filling out a Rental Requirements Form. The form asked several questions of a sensitive nature such as your employment status, employer details, annual income, and the names and ages of any children joining the property. Of course I didn't mind filling out this form as it's part of the rental process!I then submitted the form on the 5th of April 2021 and awaited a reply. It is currently the 17th of June 2021 and I have received no reply whatsoever.I am extremely furious (to say the least) that I've provided my personal information (as well as my family's information) - and Ms Spiers hasn't had the decency to get back to me. Under GDPR you are meant to ask personal details only when necessary and process personal information as securely as possible. Now since I didn't hear anything back after submitting these details my questions become:A) Since I've not heard back from you in months...what exactly did you DO with my details then?B) Why ask for details in the first place IF you're not going to use them to make an assessment - and get back to the prospective renters?C) Is it Ryder & Dutton's company policy to ignore prospective renters - or was this a personal decision you made?I suppose I'll never get the answer to these questions as she seems to have mysteriously lost access to her email inbox. In the future Emmy, respect people's time and information! I took the time to reach out to you/the company, and subsequently filled in the form because I was genuinely interested in the property + needed to move urgently. If you say you'll get back to someone...honour it!For whatever reason you decided that I wasn't worth your time, and not worth a simple reply to either offer us a viewing or not (which you said would follow after submitting the form). I don't want to speculate on why you chose to ignore the very information you had asked me for - however, all I will say is that IF it was due to racism, ageism or classism - a BIG shame on you.Treat EVERYBODY with respect and dignity going forward - as you can see, when you don't...you not only ruin YOUR own reputation but you tarnish Ryder & Dutton's reputation too!

Should be banned from trading

What an absolute joke of an estate agency. If you decide to sell your house with these clowns, be prepared to only have around 10% of interested buyers come to view your property. Totally against the property ombudsman code of practice, these lazy vultures will NOT let you even book a viewing unless you send them proof of funds to buy. This is only a legal requirement AFTER making an offer on a property, NOT to view one. It clearly states in the code of practice, agents can ask for proof, but CAN NOT demand it. Gemma who answers the phone out of hours, is clearly a person who needs to try and control people. She is rude, arrogant and a very sad little woman. So before putting your house on the market with these lazy fools, just remember, if they cba going to a viewing, they will simply block around 90% of potential buyers. YOU'VE BEEN WARNED!!!!!

Great service from start to finish from the Middleton branch. Our family home was advertised online and we had so many viewings and offers it was overwhelming. Lisa Royle looked after us throughout the journey and reassured us that it would all work out and she was right. Thank you to everyone else at the office also for your help. Excellent communication throughout and always available to answer our questions.
