AVOID AVOID AVOID!!!!! Please read in full!!!!!

Since signing our tenancy agreement we have had NIGHTMARES with this scam company. Now been over 2 weeks and still no news when we will have our deposit back. Apparently Katy Harris has been trying to call the landlord but it’s table tennis, they keep missing eachother. In all my years at customer service and using a telephone I have never known a company incapable of contacting a landlord for feedback regarding releasing a deposit. Currently I’m sat on hold only for her colleague Amy to say she’s on a lengthy call so is unsure when she can put her through or even if I can get through. After waiting on hold for nearly 10 minutes Katy has managed to get a response from the landlord stating she will have answers at 4:30pm.. very close to the end of the day funny enough. She’s also requested that I do not chase her until after 5pm??? What a strange thing to request especially seeing as that’s when they will close for bank holiday. I’m sick to death of the pathetic excuse of an estate agency. Nothing but liars who get pleasure at messing people around, fobbing you off and failing to do their jobs time and time again.Stirling Ackroyd also ensured I would not need to conduct a professional clean as the property was so disgusting when we initially moved in. Confirmed by Becky - the lettings director and also Arran who was a Property Manager, even after having written confirmation of this agreement and providing this. Katy Harris still has to speak to the landlord to see whether she would charge us? I’m pretty sure if the landlord wants to go down this route even though it’s illegal considering we have a written agreement from 2 Stirling Ackroyd employees. They still said she can charge us? AVOID THIS COMPANY!!!!!! They will cause you nothing but stress and hold onto your money just simply because they are nothing but terrible people.AVOID AVOID AVOIDWon’t hold my breath on a resolution today or in the next week in fact.

Incompetent and unprofessional

I rented out my property through this company and it was a nightmare. The tenants were not properly vetted and almost every item of furniture in the property was either destroyed or soiled beyond salvage during the course of the tenancy. I paid for background checks and inventory check, in and out. It was an utter waste of money as although damage was noted, I was not reimbursed at all. A lot of damage was missed at inspection, including a door taken off it's hinges and a completely broken dining table.

Had such a great experience with Stirling ackroyd. Had the privilege of working with Joanna who made our experience in such a tough market worth while. Although we didn’t end up buying a property through Joanna (due to the marketplace being super super competitive) I wish we had as she is such an incredible agent. Really fought for us to get a property, gave us regular updates of new properties coming in! Always answered the phone or called back quickly (which is super important and can be rare in this market.. very friendly, honest and have given us such great advice throughout our process.. really thought about and cared for our needs which made such a stressful process much more bearable. If I ever sell or buy in the future Joanna will definitely be our first point of call! Joanna is definitely an asset to Stirling Ackroyd!! Thank you Joanna

We recently bought a property via Stirling Ackroyd, with Feroza Ahmed as our agent and we were very happy with the service that we received. From the moment we viewed the property, Feroza was informative, patient and extremely helpful. During the search for a new house, we dealt with a large number of estate agents over a period of 6 months and Feroza's approach was honest and personable; which was extremely refreshing. Unfortunately, our house purchase became somewhat complicated and Feroza was such a support to us - we really felt that she went above and beyond to do her best for us. We are not sure we would have continued with the purchase at times if we had been dealing with another agent.Based on our experience, we wanted to communicate that she is truly an asset to Stirling Ackroyd we will be recommending Stirling Ackroyd to any potential buyers that we meet.

We sold a property through Stirling Ackroyd Twickenham branch. Rodney and Morgan there wasted no time in arranging multiple showings and the property was 'sale agreed' in less than 10 days. Unfortunately our buyers found a solicitor/conveyancing company online which was nowhere near our property or where they lived. There was NO chain, the buyers were first time buyers and we were not purchasing another property, very straightforward or so we thought. Our solicitors were in Teddington and did everything possible to move the sale along from our end. Stirling Ackroyd had someone progressing the sale between both solicitors and buyer and seller. Unfortunately HS Legal in Colchester, were impossible to deal with. They would not speak to our solicitors and refused to take calls or respond to emails. When there was no progress after more than 4 months we advised the estate agents we were walking away due to lack of progress by the buyers solicitor. The buyers were still anxious to buy the property. Sterling Ackroyd arranged another solicitor. Unfortunately the person acting for them in the new solicitors, Taylor Rose was a nightmare but Rodney and Morgan in Sterling Ackroyd went above and beyond their remit to ensure the sale got to completion. So, after more than 6 months we Competed on 5th of August. It would never have happened if it were not or the Sterling Ackroyd team. The legal profession were the cause of all our issues NOT the estate agents.

Very poor service (Great for selling though)

We rent a flat for 3 years with Stirling Ackroyd with a very disappointing experience. Maintenance issues (doorbell, toilet, alarm, blockages) were handled very slowly, and in some emergency cases they were reluctant to reimburse costs. Although their issue-reporting platform looks modern, it did not help resolve problems efficiently, tldr: too much technology and too little actual service.

Give you no option but to use ‘Tink’ as a financial guarantor stating sensitive data outside of the UK. Even when you select the manual option it prompts you immediately they have been unable to obtain a reference when it has only been requested of the nominated referee. This should be investigated by an independent Ombudsman or Which Magazine.

PLEASE BE CAREFULI put an offer on a property to rent. My offer was accepted and I was sent a link to read a draft contract, confirm it was read and pay the deposit. I sent screenshots of error messages but I was being pressured to pay the deposit without reading the contract. They refused to email a PDF version and was told I would lose the property if I didn’t blindly pay the deposit. PLEASE BE CAREFUL and do not sign anything or pay a deposit unless you are fully informed as to what you are agreeing to!

I had arranged an RCIS level 2 survey along with valuation by SA surveyors. The best part of dealing with them was the communication. Amy has been great at responding to queries and the email replies were as quick as a messenger chat! The survey happened within a short time, the report was generated very next day and the price was very competitive. The report itself was well organised and they had a separate section of summary questions to be raised with the solicitors. I did a fair amount of research before deciding on a surveyor. I would recommend that as a first time buyer, if you were to trust me, you can definitely go for SA.Regards

Terrible letting service from Stirling Ackroyd

I contracted Stirling Ackroyd to manage my property when I was letting it.The experience was terrible, as they were really hard to communicate with as I usually had to leave several messages and chase for a response. They made a terrible mess of renegotiating the contract at the end of the first year, so I then terminated my relationship with them and found it much easier to manage the property myself. Over 12 months later I am still waiting for them to transfer the deposit to my account with the Deposit Protection Service and have been making nearly daily calls for the last month to try to get this done.

Amazing Service

Calm, polite and professional.

As a new property manager Saffah is no doubt finding it a challenge faced with do many tenant and landlord issues and a groaning email inbox every morning. In spite of this Saffah manages to retain a calm approach and patience. Communications with the agents in general and action on issues have been a little iffy in the past but Saffah seems professional and efficient. I think there is room for improvement overall in the property management department of the company but Saffah is obviously trying her hardest.
