Trustpilotbad exprience
My experience with the Reigate office was very poor. I do not feel more detail is needed but suffice to say I experienced terrible communication and lack of knowledge from the branch resulting in large costs incurred by myself! - thank goodness for the property Ombusman who resolved the matter fairly.

TrustpilotGreat service from Luke of Andrews Leasehold…
Luke Timms of Andrews Leasehold Property Management took over the management of our block in July and I have been really impressed with the amount of work he has done for our block and the issues and problems he has been able to sort out in such a short space of time. I feel confident that the management of our property is in safe hands. Professional and efficient service.

Great experience viewing a property with Nancy Henley. Easy to arrange the appointment which suited my schedule. Nancy was very friendly and knew how to answer all my questions so was clearly well informed about the property. I felt at ease and glad to hear more about the process as a whole which is great as a first time buyer with little experience.

TrustpilotWhere do I start
Where do I start - When I first moved into this property I had to clean it myself, as the last tenant or Agency itself did not. Then I had to wait 15 months for them to fix a persistant leaking kitchen tap & had the cooker condemed 3 months into the tenancy (which was also around the 1st /2nd week of lockdown). I only received a new replacement cooker as it was the early days of the first lockdown & I threatened to deduct it from the rent if it was not replaced asap. When moving out, I brought a 10 ltr tub of paint and had a painter paint all the reachable areas. The Mould & dirt from the previous tenant had been painstakingly removed by myself & the place was left in a much cleaner state than it had been handed to me. In September 2022 I was informed I had 2 months to get out of the property (no reason given - just an email saying get out). I managed to get out within a month. They were not best pleased with me leaving the property so quickly persistantly telling me I was not due to move out until Nov when I requested references to move on. It is now 3 months & I still have not had my deposit returned. They are trying to state that the electric heater (which has left a heat stain above it on the ceiling area is a heavy nicotine stain (have you ever tried to sit on top of an electric heater & smoke - MAJOR FIRE HAZARD)!! this is what the 10 ltr paint bucket was left for! Now they are including the same exact product for deductions from my deposit, including Duct tape which the landlord had cobbed together the kitchen cupboards to stop them from falling apart),I asked for an itemised quote for the dedutions (which took them 3 months to obtain). How much are they deducting? Almost the exact price for the November rent. The quote they have given me is arbitrary, petty (items wanted for deduction are issues/repairs/damages caused by the previous tenant that they make notice of on the move in damage report) & state it will take a further 3 months (6 months in total) to just send me an itemised dedutcions bill before return of my deposit. When it comes to renting - steer clear. They are incompetant & they are theives!

Thank you for sharing your feedback of your time as a tenant with Andrews property group, I apologise that we were not able to meet your expectations on this occasion. With regards to the condition of the property on move in, a landlord does not legally have to provide a clean property for a tenant, only a safe property. Therefore, occasionally a landlord may not opt to pay to clean a property before move in. Although I appreciate this is frustrating, this does mean that as long as an inventory is provided which states the condition of move in when the tenancy starts, then a tenant would only be obligated to return the property in the same condition and would not be required to clean it on the way out. This is not something we advise within Andrews, our professional advice is for a landlord to always have a property professionally cleaned before every move in and this noted on the inventory, then each outgoing tenant would need to return the property in the same fashion. With regards to your maintenance issues, it is not our intention to take this long to repair items during a tenancy and I apologise for this. If you would like to provide further details of your experience to wecare@andrewsonline.co.uk we will be able to learn from this to ensure this doesn’t occur for future tenancies with Andrews. Kind regards,Carl HowardGroup Chief Executive

TrustpilotWow! If i could give 0 i would.
Wow!! If i could give 0 stars i would. What a terrible company, rogues and liars. Its like they dont want to sell anything. Was interested in a property, our it first even though i was offered elsewhere. Waited... Waited.. Called over and over again to be told loads of different stories... Whilst they passed the blame to the landlord... (dont know why landlords go with this agency) as theres really nice properties (possibly because they steal your deposit). Anyway still waiting 4 weeks on... To finally get someone to admit thatbthey cannot download the virtual video as they dont know how to. That was 2 weeks ago now and they still havnt been able to. Given up waiting as dont want to miss out on other properties... I would advise that no matter how lovely the property dont go with this agency... Its really not worth it. Only good thing i can say is there is a lovely girl called Jo who was very apologetic but... Other than manners bot much else happened. Save yourself the headache xx

Isaac seemed to be open and knowledgeable agent who is pleasant in communication. I will certainly contact them again in the future.

TrustpilotWe reluctantly rented a property…
We reluctantly rented a property through Andrews, Bear Flat Branch in 2018, and offered the landlord an 18 month tenancy. When we were first shown the property the agent explained that the property was part-furnished, yet was unable to clarify what items were staying. The agent also said that when you put your offer through, we must ask for end of tenancy maintenance to be addressed. (This is the job of the agent/landlord) not the new tenants.Having then moved into the property the house was not professionally cleaned and had a house full of furniture. No window keys were supplied, no garage keys. The conservatory was an unusable room, damp/mould, leaking and unheated, so for 18 months we were unable to use this room, we got nothing from the landlord or agent to repair this. At the end of our tenancy they wanted to deduct £250 from our deposit for end of tenancy cleaning.Yet when asked were not able to provide two quotes to justify the deduction or specific work intended. The house was left cleaner than when we got it. Emails were sent, yet no response. We found the staff to be misleading, incompetent and rude from the outset. In all my years (14 to be exact) of working as a letting agent myself, I have never dealt with such an abysmal Company.

TrustpilotSuspsicious and untrustworthy
When we moved out of the 3 bedroom house, rented by Andrews and inventoried by Black Cherry Property services, we ensured it was cleaned thoroughly, the bathrooms, toilets and tiles sprayed, wiped and bleached, the sides dusted and the floors mopped. We wiped out all the cupboards and we cleaned the oven. When we moved in we were given no detailed pictures of anything (alarm bells for anyone with a similar inventory where a person writes "good" or "clean" next to everything) but we took our own pictures on check out. We gave those pictures as evidence when Andrews and Black Cherry came back and suggested that "quite a bit of work" was required.I'm not going to deny they found some small level cleaning or argue it was perfect and no dirt was found but they certainly went looking harder on the check out than on check in. This was provable by missing the out of date, unsafe and illegal fire alarms at the beginning of our tenancy but spotted in the latter inventory and the basins being cracked and chipped, probably years before. However, I did ask that the £337 quoted for cleaning was explained to justify the very unusually high cost compared to the competitive market. To date I have never had that figure explained. If you look on Google for the cost to clean a 3 bedroom house upon rental departure, based upon a tenant doing nothing and leaving it entirely to a company, you won't see any figures as high as £337. I tried to add all the links on page 1 Google results as evidence but this site won't let me. The highest was £267.Looking at the figures there's no way at this stage we weren't stitched up. Deposit Dispute didn't query the cost or reference our pictures, nor those provided by Black Cherry Property Services with claims of dirt not evidenced in the actual images e.g. the picture of the clean white toilet that nobody understands! (honestly, it's just a picture of perfect, white and clean toilet with text next to it moaning, pointing and spluttering about not being good enough. I 100% stand by the claim that Andrews nor the Dispute people can say anything other that "huh?"). The Dispute team only really looked at the text wording by Black Cherry in the initial inventory v's the pictures Black Cherry provided on check out, but even then there were plenty of hints for the Dispute team to work out that the wording couldn't be relied upon. e.g. billing us for "leaves in the garage". There were leaves were clearly visible in the check in inventory that only a fool would try and get away with billing for! The Dispute team agreed with that, it's one of the few long distance pictures from the the check in inventory that was of any use to anyone at all. How does this craziness even make it to the point we need to go to deposit dispute over such a thing? It's actually a bit worrying this is how human beings are in 2019! Just use common sense! I'll add, this was the only time a like for like picture was able to be used as comparable evidence and it proved exactly what we, the tenants, said! Good job the guy writing stuff down was 100% accurate with in his subjective opinions... other than that one comparable and factual picture and the other provable c0ck up around the date on the fire alarms... but other than that his word was gospel and could never have been wrong! (The only 2 bits of real evidence anyone could say be sure of and he's 0/2)So OK, lets say that everything Andrews and Black Cherry said was true. They just can not justify billing us £337! The bills we got never explained how many man hours were spent or what was done. Just a very bland and basic bill. That must have been a great job to land, easy money! Kerrrching! My honest opinion, hand on heart, it would have taken 1 person less than half a day, if that!I have rented 3 times now, every other time has been great with reciprocated honesty and respect, then these guys start frothing at the mouth over the deposit. I'm done renting and would never use Andrews nor Black Cherry again!£337 indeed. Pull the other one.
