GooglePeople should think twice about dealing with people as rude and disrespectful as this. They try pressure you to go through with deals even when there are huge flaws and they also hid costs from me until my solicitor found out. Well known in reading to be dodgy.

TrustpilotI feel so stupid
You know that gut pinch you get when you feel you've been done because you were too gullible? Well... I wrote my initial review in August of 2021 at the beginning of my relationship with Prospect estate agency. I gave them five stars then as I really believed their skilled sales person. He really made me feel trusting in their eagerness to look after my property for me. How naive was I? In fact this is why I did not give a one star review. I believe that my naivety is partly at fault. I don't want to sound vindictive or accusatory towards Prospect so I will detail my story and let you decide if the drop of 3 stars is justified. What broke the proverbial camel's back was this last episode where the tenants reported a leak form the boiler. Prospect rapidly contacted me to get the go ahead to send their contractor for an assessment. This contractor had been used to do prior repairs on the boiler before. He comes back quoting over 550 GBP repairs, the boiler had to be taken off completely to repair a split on the expansion vessel. I suddenly remembered that the boiler had an extended Bosh warranty. I contacted Bosh they promptly sent an engineer. She reported that there was no trace of any failure of the expansion vessel and an 11 GBP pressure valve was changed. In and out in a blink of an eye. Now If you are thinking that this is a genuine diagnostic error, I could agree with you. Only this comes on the back of deluge of similar miss-diagnostics and charges for job that did not need doing. Another (out of many) instance to convince you of the validity of my disappointment with Prospect. New tenants with young kids move in after my previous tenants moved out. Three weeks in, the tenant calls to report a suspected toilet leak in the first floor bathroom. They send picture of a small stain forming on side of the ceiling. Immediately I tell the agency, this leak originates from the bath, the toilet being located on the other side of the room. Instead of communicating this to the plumber they send him to fix a (non-existing) toilet leak. The next day the tenants have another bath and the stain the ceiling is now a meter long right under the bath. They call Prospect to report that the toilet leak is still there. Prospect contacts me with the picture. I tell them in no uncertain terms that this is coming from the bath not the toilet. They send the same contractor. When I asked him what job did he do for the fee I paid him? He tighten the same toilet nut he had tighten 24 hours prior. The following weekend the tenants have another bath and this time the downstairs ceiling is utterly destroyed with thousands of pounds of repairs. The contractor is sent again and guess what? he found the leak... it was coming from the bath. All that time I was yelling this fro the top of my voice and now I am landed with repairs, decoration, and of course the multiple visits to tighten my toilets screw. My wife children and myself have lived in this house for 15 years before renting it. Of course I know if a stain on the ceiling comes for a radiator a toilet or the bath. But no Prospect staff and their contractor knew better than me. When I put them in front of this undeniable evidence, their answer was I could not prove it wasn't the toilet that was leaking. As for the payments for all of the damages? Contact your insurer.... I guess their contractors' got paid and paid again not their problem right? Ok I leave you with a last one since you are such a good audience, bearing with me until now. When the last tenants left, they were kind enough to report what things needed attention in the house. In particular a leaking gutter that cause the downstairs window to rot. Prospect offered their contractor to do the job of course. The gutter and the wooden window go fixed, I think the window alone was over a grand and a half. The wood was painted of course as part of the new repairs. Recently I get a call from Prospect telling me that the tenants are complaining they can't open the window and prospect is offering me to sent their contractor (the windows repair person) to open the painted shut window. When I tell them that the original window was functional, Prospect comes back to me saying I can't prove it because on the initial house report it said that some windows were painted shut at the beginning of the tenancy. This was true three small windows had always been shut from when we first bought the house but none of the main window were. Well although the report does not explicitly list the offending window as painted shut according to them I have no recourse and if I want this window to be opened, they have just the man for me. I have to say I started this rental a bit by accident and I was very naive since then I have spoken with trade men in the know. They told me that it's a open secret that Agencies get kick backs from the contractors they use.
