Fantastic experience

Fantastic experience. I have just finished my PhD, and for my new job, I needed a fast relocation from the North. This is, of course, stressful, but thanks to Gracie's efforts, I had some viewings and found a brilliant flat in a very short time. Also, one thing that really stood out to me about them is that they are very transparent and genuinely want to find a good place for you with no strings attached - something that I am not used to after being in the 'student enviroment' for so long! This property had been managed by Prospects In Reading for letting purposes over more than 10 years. Nancy Suri MARLA, the senior property portfolio partner at Prospects had been and is still the lady who deals with our property. We have had very many telephone conversations relating to any issues arising in relation to the tenancy or even the tenants. Through these conversations and from the experience of her efficient management providing a seamless line of tenants over these years and we have come to trust and depend on her and act upon her counsel relating to any potential issues or any repairs or replacement of electrical items. Beth Reilly was a friendly face from Prospect Reading that made purchasing my flat as easy of an experience as possible. From bringing summaries of each flat being seen prior to each visit and being quite frank and approachable, I can give a massive kudos to her for choosing my flat. Throughout the process, she also went above and beyond in being liaison between the seller, myself and other parties, sometimes even calling multiple times a day to give updates. She was quick to respond and organised any meetings within a couple of days; and got a colleague to help if she wasn’t available. I couldn’t recommend her from Prospect enough!

I needed to find a rental property in central Reading and thanks to Lewis and the team at Prospect for their support in securing a tenancy. On the same day I enquired about available flats, I was able to view one just a few hours later and start the rental process! Lewis was quick and polite to reply to any questions I had and I was kept up to date at each stage the process. I found the referencing process a little painful with answering to the chatbot but everything was resolved in good time. I’m very disappointed with my experience as a tenant and, based on it, I would not recommend this letting agency. The problems started from the beginning of the tenancy. I moved into a flat that was in a poor state in a number of respects, including not having properly running hot water when I moved in. There were various pre-existing issues with the condition of the property, some of which were subsequently documented in the inventory. There were also delays in receiving the inventory/check-in documentation. This meant I did not have a proper opportunity at the beginning of the tenancy to go through everything promptly and raise disagreements about the recorded condition. Once I had moved in, I also found it extremely difficult to get hold of Charlotte when I needed assistance. One thing I would particularly caution prospective tenants about is being asked to deal directly with a landlord rather than through the agency’s normal processes. I was advised by the agency to deal directly with my landlord rather than through Goodlord, including paying my deposit directly. I followed that advice. The deposit was ultimately protected, but I had to chase this myself before receiving confirmation. During the tenancy, I also spent my own money replacing and improving a number of things in the flat. When I left, I chose to leave several of these improvements behind as a courtesy to the landlord and future tenants, including a replacement toilet seat, curtains and a blind. Unfortunately, the direct arrangement I was advised to use has now become a significant issue at the end of the tenancy. I have returned the property and am still waiting for my deposit to be resolved. When I contacted the letting agency for assistance, I was told that because I had dealt directly with the landlord, I needed to continue dealing with her. I found this particularly frustrating because dealing directly with the landlord was something I had originally done on the agency’s advice. I have now been told by the landlord that there may be a deduction for decorating. I am quite prepared to accept responsibility for genuine damage I caused, there was some damage associated with Blu-Tack, for example, but I do not accept responsibility for pre-existing deterioration or ordinary scuffs and marks resulting from living in a property, which I consider normal wear and tear. Some of the pre-existing condition of the flat can be seen in the original inventory. I am currently still chasing the landlord for an indication of when the decorating invoice will be received and when my deposit will actually be resolved. My latest request for a timeframe has received no response. I have tried to be fair and factual in writing this review. The deposit was protected, and I am not suggesting otherwise. My complaint is about the overall experience: moving into a property with significant existing issues, including the hot-water problem; delays with the inventory; difficulty getting assistance after moving in; having to chase confirmation regarding my deposit; being advised to deal directly with the landlord; and now being left to pursue the return of that deposit myself. Having spent my own money improving aspects of the property and left those improvements behind in good faith, it is particularly disappointing for the tenancy to end this way. Based on my experience from moving in through to moving out, I would not use this letting agency again, and I would advise prospective tenants to make sure that all deposits, inventories and other important matters are handled through clear, documented processes from the outset.

I marketed my property with Prospect at the start of 2024. Having a poor experience with estate agents in the past, I was tempted to "go direct" with a company like Purple Bricks, but Prospect convinced me to go ahead based on their promise of ensuring a smooth sale. I had also worked with Bernadette Martin (after-sales progression) previously and was confident that she would help me progress the sale. Bernadette is amazing and is the only positive part of this process. Within a few weeks after marketing the property, it was clear that the list price Prospect recommended was too high and they were suggesting I reduced it for a faster sale. This was disappointing as it felt like they'd inflated the price to get my business - something which I was already wary of. After the reduction, we had an offer within a week. Prospect then recommended a local legal firm to me. I was told that the buyer also had a local firm which was very good and well known to Prospect, helping the sale move quickly. I was keen to progress fast so went along with this. I then did everything in my power to ensure the process was fast - I expedited sales packs from the management company, I spoke regularly with my solicitor and Bernadette who also did a great job at streamlining and communication. However, the solicitors Prospect had recommended were awful at communication - they seemed to speak to each other once a week on average, repeatedly asked for the same information, didn't speak over the phone etc. Neither solicitor seemed proactive at progressing the sale. After six months of going round in circles with solicitors asking for information, much of which was deemed to be unnecessary by multiple parties, I found out that my solicitor had left and my case was now being run form a parent company in the north of England. It took me a month to track down and speak to the new solicitor who was the least helpful person I have ever met. I was regularly ignored, if I got frustrated then he told me I was being abusive (which wasn't true) and threatened to end the contract on many occasions - he clearly didn't need the work or care about completing it. Bernadette did her best to help but we were both powerless to move things forward with two solicitors who didn't talk to each other or their clients. After another month, we ran into issues with cladding which slowed the progress again. My sale completed in on 30th September, nearly 18 months after the process started. I cannot fault Bernadette as she has always been incredibly helpful and professional. We had daily calls for months, trying collectively to move the solicitors forward and I am sure that if she hadn't been involved then the nightmare process would still be ongoing. I am very grateful to her and everything she has done. I appreciate that she has worked on this case for 18 months and has put in a great deal of effort. Bernadette is clearly the best part of Prospect estate agents. However, I do feel that Prospect all-up secured my business with promises of a higher sale price which was reduced quickly, they recommended terrible legal firms, they signed me up to a Legal Aid company for ID checks which automatically subscribed me to their services (which I assume meant Prospect received a referral fee). I realise all estate agents cost money, but when I look at the outcome of this engagement and the cost of £4,515 for the service, I do not think it was justified. I also realise that there were external complications with the sale based on cladding issues that arose in January and this review is tainted by two TERRIBLE legal firms... but these firms were recommended and the cladding issue didn't happen until ~8 months in, when the property should have sold many months before if all parties involved had been more professional.
