Really good experience

I let out a couple of properties through C & W in Portsmouth, and have had excellent service from Marcus, who is incredibly helpful, and has gone far above and beyond the call of duty on several occasions. I wouldn't hesitate to recommend him and this lettings agency to others.

A tale and sale of 2 halves - North End Portsmouth

Julie who was our senior sales progressor was very helpful, even though we lost our purchase due to the seller taking the property off the market, Julie continued to professionally liaise with our buyer resulting in a positive conclusion. However, l wasn’t overly impressed with the general sales team in North End as there was confusion with the first offer, which was then withdrawn and a overpriced initial valuation (of course we were happy with this but it was unrealistic even an inflated market) and resulted in 2 reductions, details on Rightmove that were very scant in description and viewing arrangements that stated online only.

Cubitt and West - an inadequate letting agent

Cubitt and West (C&W) managed my maisonette for 20 months. I have been disappointed with the service that they provided, and I am not able to recommend them as letting agents. I am not a “professional” landlord; I was obliged to leave my lovely home and needed to have it occupied in my absence. C&W offered a fully managed letting package, with a comprehensive range of services and a lot of reassurances set out in detail in their literature. Sadly, for me this turned out to be all talk and little action. The C&W service is of the headless chicken style; “the tenant has contacted us to say that …. (the boiler is not working; the water has a chemical taste; the bathroom door handle is broken). Please advise”. Of course, I had a list of trusted contractors who had worked for me for years, and I was okay about getting them to do some of the work. But when there was a job that they could not do, the C&W contractors either did not turn up at all (= a very unhappy tenant) or charged me three times the going rate for the work. Essentially, I have been paying over £1500 a year for a messaging service; C&W acting as an intermediary between the tenant and me. Sure, that meant that I did not get phone calls from the tenant at 3.00 a.m., but I could have avoided that by managing my property myself using a dedicated WhatsApp group. Of course, C&W did find the tenant, but only by offering him the maisonette at rent £300, £400 below the going rate! Overall, an unhappy experience, and one that does not compare with what I have been told by friends and relatives of their dealings with other letting agents. Cubitt & West, never again!

First experience with Cubitt and West 3 years ago, 100% very proactive. This time round with a different branch, more recently despite promise of call backs, none received and the opposite experience. Not proactive or responsive at all. Moved sale of house to a local competitor and wouldn't use again or recommend Cubitt and West. Quite disappointed.

Do not use this agency. They will take your deposit. If you do NIL deposit, then they will make claims that cost more to fight than pay. You will be cornered and legally scammed by Property Mgmt. and those external entities (Let Alliance) they leverage to make threats of legal and outside intervention. They put ££ over wrong from right. It doesn't matter that you are a human being. They make extra money by placing you next to half way houses or other unconventional flats (without telling you). In my young family's case - we were charged for giving property back in better shape than received. The arbitrator they brought in knew it - however it would have costed us more to fight than to pay. - From one human being looking out for others.NegativeResponsiveness, Quality, Professionalism, Value

We rented a property in Portsmouth through this agency and it was the worst decision we made. I have lived in a number of rental properties through different estate agents and this was by far the worst! The house was dirty, mouldy, there was razor blades and screws left on the floor. We had a hole in the floor in our hallway which took forever to get fixed. Very unhelpful team. Also when we moved out we cleaned the garden and carpets and now they are charging us over £200 for garden clearance and floor clean. It’s ridiculous.
