We recently exchanged on our house purchase through Starkings & Watson as first time buyers and had a great experience with the team at the Bungay branch. Upon arriving at the viewing we were greeted by Martin who was lovely and enthusiastic showing us around, he sold the house as much as the house sold itself! Kudos to him Upon offering we dealt with Sam who was efficient in getting the house marked as SSTC, less than 24 hrs after offer accepted Our sales progessor Will has been so helpful in getting the transaction moved along, chasing the upper chain when needed and keeping us updated Finally, Liz was super helpful in providing updates and helping us get through some transactional issues that cropped up along the way The whole process has been very good and we appreciate being kept in the loop especially as first time buyers The team at the Bungay office are lovely, you will have a good experience either buying or selling!

In all my 30 years of buying and selling properties my recent experience with the Solihull and Knowle offices combined have been exceptionally poor. Thank goodness they aren’t managing a brewery!! They may now be the biggest on our high streets but they most certainly aren’t the best!! Saddened by the entire sorry state Xact have left me in. Thousands of pounds out of pocket and not moved an inch!! Thanks for nothing!!!

Today we exchanged, on what was probably the most painful house move in history- although I’m sure 99% of people reading this review will argue they have had worse, seeing as the the house moving process in England is about 40 years behind where it should be. Anyway, I digress. This review is purely for Caroline Larke. Without Caroline the sales progressor this move would absolutely not have happened. The business owe her a lot. Because she has had to battle constantly with 2 different legal companies who both of which were ‘recommended’ by Starkings and Watson. This 5* review feels slightly unwarranted for the business of Starkings & Watson but I feel it would be an injustice not to specially mention Caroline for the all the hard work she put in for ourselves and others in the chain dealing with inept legal teams. I sincerely hope the business takes a hard look at who they recommend their customers to use for legal representation in the future. I also hope they give Caroline a nice monetary bonus and not just a glass trophy at an award ceremony at the end of the business year.

Easy to engage with & friendly, responsive staff. Kiya in particular deserves a mention for unwavering helpfulness and responsiveness liaising with all parties to get the transaction over the line. Room for improvement in the initial marketing of the property though. Eg there was talk of a video, but only photos were taken. I had to re-write the copy for the area as they focused on what Shirley had to offer, rather than Dickens Heath which was key given the location of our house. A viewing was pushed back a week when they didn’t have staff free to do it, despite us saying we were happy to do viewings - thankfully this came out in conversation and we were able to take the viewing, which led to an offer. We also found it puzzling that they didn’t contact an interested party when an acceptable offer did come in to try and help us get the best price. I had to request this happen multiple times because “it isn’t usual practice to tell someone who hasn’t yet made an offer” and I’m glad I did insist because that’s the person who ended up buying our house and was the best fit. So all in all, we got where we needed to be with great post offer support and it wasn’t a negative experience, but given the fees there is room for improvement in getting the property SSTC.

From start to finish Starkings & Watson’s service was unmatched. When Chris came to value our house he was professional, informative and there was no pushy sales, no pressure unlike other rival estate agents which was so refreshing! Having offered on a property and needing to be in a sold position the team were fantastic, the turn around from photographing to listing our property was under 24 hours and we were then sold within 2 weeks. From there Caroline Larke supported us no end through the sale and purchase process. She worked tirelessly chasing solicitors and communicating through the chain! Her hard work and dedication was hugely appreciated. The whole team are brilliant at responding to emails and phone calls, keeping us up to date and communicating.
