Our experience of Xact was excellent from the start. The Branch Manager was professional and responsive with everything from initial quote to photos and listing happening as described. They came with ideas about how and where to best market our home and their more creative approach stood them apart from their competitors. Our experience only got even better with the support of our dedicated Estate Agent, Lauren. Lauren is professional and incredible at communicating. She was dedicated to helping the sale and supporting the chain throughout the whole process. She kept everyone informed; chased information and feedback to keep everyone on track to their desired dates. She has great relationships with other local stakeholders and so went above and beyond to keep everyone on track. We cannot thank her or recommend her enough. The office as a whole is warm and professional with update and courtesy calls as standard, access to a helpful app and always getting back to you when they said they would. 5 stars!

I cannot recommend Lauren highly enough. She was my estate agent through what became a torturous 14-month sale process; a journey that involved multiple chain collapses, a complex divorce context, and, toward the end, a very fragile and nervous chain that required constant management, reassurance, and authority in equal measure. Throughout it all, Lauren was impeccable. She operates with the highest standards of integrity, professionalism, and moral strength. She combines empathy and calm with real tenacity and precision; she listens carefully, keeps you informed at every step, and always acts with your best interests at heart. When others might have given up, Lauren held the entire chain together. She balanced compassion with firmness, knowing when to hand-hold and when to stand her ground. I have no doubt that it was because of her that this sale finally crossed the line. Lauren represents everything an estate agent should be; ethical, intelligent, proactive, and deeply human. I will be forever grateful for her integrity and commitment, and I would recommend her without hesitation to anyone looking to sell or buy a home, especially where the process requires skill, sensitivity, and exceptional professionalism.

Julie has been absolutely fantastic from start to finish. She went above and beyond throughout the entire process, always available to answer my (many!) calls and questions with patience and professionalism. Nothing was ever too much trouble for her. When our solicitor turned out to be particularly difficult and unhelpful, Julie really stepped up, offering guidance, reassurance, and doing everything she could to keep things moving smoothly. Her communication was excellent, and she genuinely cared about making sure we got through the process with as little stress as possible. I honestly don’t think we would have made it through without her support. If you’re looking for an estate agent who truly goes the extra mile, I can’t recommend Julie highly enough.

We choose Xact for a variety of reasons, mainly because a relative had used them and because of their location near our preferred search areas. From start to finish we have had excellent personal service. I liked having a principal point of contact at both the Knowle and Solihull office. I appreciated the support and assistance as the sale and purchase progressed. (we were fortunate that Xact were the agent for the whole chain). Contact was regular and when we called we always got a timely call back. Liked the marketing and the ‘Street App’. We had a realistic valuation and achieved pretty much the asking price (we also achieved the highest sale value on our Street which was nice). Overall I have no hesitation in recommending Xact. I have not mentioned names but N&K were excellent and S who did our first meeting installed us with confidence and didn’t over promise. L at Solihull was also great at the start of the sale. Xact exceeded our expectations.

We told Starkings & Watson in writing that we had decided not to sell our house and asked them to remove the adverts. They declined, and said the property would stay advertised until our notice period ended a fortnight later. We also made clear we would not be accepting any viewings or offers, as we no longer want to sell our home, and the adverts stayed up regardless. In my view, advertising a property as for sale when the seller has confirmed in writing that it is not misleads the public, and I don't think a seller should have to argue to get their own home taken off the market. Disappointing way to treat someone at the end of an instruction. Would not recommend.

Although I didn’t purchase a property through Starkings and Watson I wanted to leave a review. Jamie showed me around a property and was excellent. He answered all of my questions before I even got to them with his brief about the property at the start of the viewing, had great social skills and allowed me time to walk around the house without putting any immediate pressure on me to make a decision. He was also going to go out of his way for me on a Saturday and show me around a property before he even started working for the day as the rest of the day was fully booked! If I wish to move on from my new home I’ve recently purchased I’d look to use Starkings and Watson to sell!
