Extremely poor property management and communication

Our experience as tenants with Chancellors/LRG’s property management team has been extremely disappointing. Throughout our tenancy, we have repeatedly had to chase for basic updates and for issues to be progressed. The most significant example was our allocated parking space, which is expressly included in our tenancy agreement. We were unable to use it for a prolonged period because of problems with the communal car lift, while continuing to pay our full rent. Despite repeatedly asking about alternative parking and compensation, we struggled to get a substantive response. We also had outstanding works to a bedroom wall that had been discussed before our tenancy began. Again, this required repeated chasing before meaningful action was taken. Eventually we felt we had no option but to make a formal complaint. What is particularly frustrating is that LRG’s own final complaint response acknowledges shortcomings in its communication, that we repeatedly had to contact the property management team, and that our correspondence had not received the appropriate attention. After all of this, LRG offered £100 in “full and final settlement” for its service and communication failures, while simultaneously confirming that the separate question of compensation for the loss of our contracted parking space is still awaiting a decision from the landlord. Problems can happen in any property, and we understand that not everything is within a letting agent’s direct control. Our issue is how those problems have been managed. Tenants should not have to repeatedly chase simply to receive updates or get outstanding matters progressed. Based on our experience, the property management service and communication have fallen well below the standard we expected.

The frustrating experience of dealing with a tenant who hadn’t paid rent for 4 months and an accounting team who hadn’t chased the debt, contacted the guarantor or provided an account statement during the period. I was most frustrated when calling the area office. However, Rebecca answered my call and listened to my issues, heard my frustration and took the time to agree a course of action. Not only did she accurately outline the situation, advise what steps she would take to gather the information and committed to contacting me with updates. To be called back with an update was most refreshing and unusual having previously left more than 5 messages for a manager and not receiving a call back.

I am a first time buyer so no previous experience about getting an state agent appointment, viewing itself is totally a new experience for me. I was bit nervous on the day of my house viewing on the top tensed about how I will manage to view three houses in 45 minutes without any personal vehicle. In my first property viewing I explained my situation to Jack and he was very kind and helpful. He gave lift to me and my husband and showed us all three properties. It was a great experience. Being a first time buyer I asked so many questions to Jack but he was very nice and polite in answering all our questions. Most unreachable ever, unable to communicate properly. Organised a viewing without letting us know in advance. They were suddenly in front of the house with 15 people on a Saturday morning. Worst of all, they took over our parking space sublet and the income, even though we are still living in the house and they are not entitled to rent it out yet. This is a review for Bella Vickers who helped us find our next home. We first met Bella in Jan 2024 when we viewed a property on Old Road. We submitted an offer but alas we were not successful. Bella was very professional, polite and provided answers to all our questions. Subsequently we viewed several properties with Bella. Jack Williams has been a fantastic agent for us. Throughout our search he has been professional yet personable, knowledgeable about properties we've viewed and our search area, and excellent at engaging and communicating with us at every step of the process. When we had a bump of a property we had had an offer accepted on being withdrawn from the market by its vendors due to an unfortunate change in their circumstances, he made sure to call us straight away when another property that fit our specs became available, and was diligent in getting our questions answered so that we were armed with all the info we needed at the viewing in order to make an offer among a competitive field. And with credit to his communication and advice, we are very pleased to have had an offer accepted.
