Very organised agency in booking viewings, sending information over and reminders about viewings. Colin was great, very friendly proactive agent, who does provide a lot of useful information about each property and was always on time for all the viewings. Big thanks for that.

Andy came out to do valuation. We agreed a listing price. Next day Andy, sent me a new valuation £20,0000 lower than agreed valuation and on top, he dictated that he would reduce the price every 2 weeks by £5,000 without sellers consent. Housesmart fees 1% plus vat, that's £3000, they only do online app, where the customer takes responsibility for viewing and feedback. They don't want to take calls or be mithered by customers. The description of my property didn't meet compliance in terms of valid certificate or proof. I had to stop the sale. I called Andy and advised him not to proceed. You need to think very carefully before using this company who has only 18 properties on the market.

We attended the property to carry out a valuation only, and we were not instructed to sell or market the property. During the appointment, Andy gave his honest professional opinion that the price you hoped to achieve may be too high for the current market. Following the appointment, he set out in writing what had been discussed, including our suggested valuation, our fees and the marketing approach. At no point were you under any obligation to proceed with HomeSmart Estates, and as we were not instructed, no sale or marketing commenced. We fully respect that sellers are free to choose whichever estate agent they feel is the best fit for them, including a lower-cost agent if they prefer. Whilst we do have an app where sellers can see all viewings, feedback and offers, we still love receiving calls and making calls to customers to book in viewings or help with anything else. Using the app is optional. We always aim to be clear and upfront with our advice, even where that advice may not be what a client was hoping to hear. I had the pleasure of dealing with Andy while looking for a new place to live. He was very nice, knowledgeable, and helpful with any questions I had. I cannot recommend K Allan Properties enough and especially Susie, their agent for Caithness, who managed to sell my home in record time! The service they provided from beginning to end was seamless and they were so helpful at every point in the process, talking me through what happens and all that I could expect, taking out any stress and fuss that is normally involved in selling a home. Karen goes above and beyond

Karen is helping us buy our first home, she is kind and most of all caring and goes above and beyond. She makes you feel like you are the only client she has although she is so busy. I came to Orkney from Gloucestershire and she met me off the ferry and looked after me all day until I got back on the ferry. She is professional, informed and so helpful and it feels like she is holding your hand the whole time. I couldn’t recommend Karen and her company more highly.
