The worst agency you could put in charge of your house. If you want a hassle free service DO NOT use them. My experience has been consistently disappointing. Communication has been poor from the outset, with repeated mistakes, delays, and a lack of attention to detail. The viewing process was handled unprofessionally, with the agent appearing unfamiliar with the property and unable to answer basic questions. Throughout the tenancy management, there were administrative errors, unexplained charges, and a general lack of transparency. Routine inspections were significantly delayed despite repeated chasing and, when eventually carried out, were incomplete. I also found the agency unwilling to apply the terms of the tenancy agreement consistently, often appearing to overlook clear breaches while placing the burden on the landlord to resolve issues. Rather than acting as an impartial managing agent, they frequently seemed to favour one side instead of managing the tenancy fairly and professionally. Overall, the service has been disorganised and below the standard I would expect from a professional letting agency. Based on my experience, I would not recommend them.

Ada was the estate agent for the purchase of our property . I felt Ada went above and beyond with us . Ada was always there to help with any questions , queries , . Ada was always very polite and friendly , she would listen and rectify any problems we had . Ada was so approachable it made buying my new home much easier and less stressful than i imagined

Extremely friendly and professional from start to finish. My wife and i were due to have a baby end of July so started the whole moving process end of Jan with the hope we'd have sufficient time to move and settle, but a difficult seller was making this impossible. Our Move Manager, Catherine Salisbury co-ordinated between us all to keep the ball rolling and made sure everyone was moving forward and we cant thank her enough for this. We eventually moved on 20th July just in time for our baby to arrive on 31st!

He was personable yet professional and engaged fully throughout the evaluation. He showed an empathy and understanding not witnessed by the other 3 estate agents who visited. She made a conscious effort to get to know myself and my husband, what we were looking for in a property and made general conversation about family life. I seen a property i liked i contacted Ryder And Dutton and spoke to paige who was really helpful and got the ball rolling for me to go and view the property within a few days then i was contacted again saying i was allowed to go ahead and apply and as a registered blind person i was helped a lot by paige and katie and staff at the office in rawtenstall which was very much appreciated. And now im am going to move in only after applying less than 6 weeks ago. Thank you so much great team great agency would recommend to a friend without a doubt

Offered on a property that was rejected only for the ‘sales negotiator’ to contact us weeks later to say the seller would accept our offer. The agent then dropped the price on the property and when we offered above the asking price we were told we ‘messed them about’ and our offer would not be considered. To describe them as incompetent would be being polite.

Geraldine Marsden handled my queries very well though communication via email was in my opinion not always the quickest way. Getting through on the phone to the office was always a nightmare. And often I was told that the person I wanted worked in a different office. If I was struggling to get through on the phone I am sure buyers were having the same trouble. A surveyor who was surveying for the buyers said his company had the same trouble.

We highly recommend Ryder&Dutton in Huddersfield. They were incredibly responsive and patient. As first-time buyers and just moved to this town, we needed to see many properties to find the right one for us. Some estate company ignored our request to view the properties when we requested to see their 3rd properties, but not Ryder&Dutton, we can view as many as we wanted as they knew buying house is not small money so we needed to make sure if the house is right one for us. They were always available for questions and made a stressful process easy. Big thanks to Kizzie and all her team.
