Shockingly misled

Didn't receive the contract until I asked for it, 2 months after signing it. It wasn't explained to me that I'd lose my cooling off period - when I should have received the contract, and had the chance to read the terms and conditions . Was strongly led to believe that the property would achieve the reserve price. On sale day, when it didn't sell, I was NOT told that all the bids had been "off the wall". Had I known this I would have switched agents. Instead of which, you continued to show the house, so ANY agent would have been unable to sell without you getting 4.8%. "Shockingly misled and lacking information I should have had on day 1" is how I'd characterise my experience.

Recently bid on a property which was…

AVOID AVOID AVOID. Recently bid on a property which was described very positively by the auctioneer on the live video cast. As it turns out, the property is mostly empty in an almost derelict state. I feel the auction description and auctioneers comments about the property was inaccurate. I therefore wanted to cancel the transaction. SDL would not accommodate this and kept insisting I go ahead with the purchase. I feel I was deceived by SDL in how they portrayed the property and to what the property actually is. I would recommend you do not trust what SDL website says about the property and how the auctioneer describes the property. Furthermore, refused to contact the seller on my behalf to mutually cancel the transaction. Instead they were focused on getting more and more money out of me towards a purchase they misrepresented. SDL took 2000GBP out of my card which I used to register on their website. They buyer fee was 1800GBP. still they insisted the buyer fee is outstanding as the 2000GBP was put towards the deposit of a purchase that should be cancelled. I understand I have forfeited the buyer fee by bidding on something. However it is deceitful they are using the 2000GBP towards the deposit and not towards the buyer fee. I would like the transaction cancelled and SDL should be honest about the property they are selling before it gets relisted.

Over all everything was handled very well, we were kept informed and given advice throughout.On the day of the auction ‘Lots’ were sold in three sessions, throughout the first two sessions the auctioneers spent time encouraging bidders to bid. Our ‘Lot’ was in the final session and it was getting late in the day, the auctioneer did not have time to encourage the bidders keep bidding once the bids reached their reserve on almost all ‘Lots’ - including ours.Everything was sold in a hurry and we felt that most of the ‘Lots’ in the final session could have achieved a higher price if the auctioneer had more time to sell them, this spoiled our experience of selling by auction.

Although we didn't end up buying or even joining the list to attend auction I would like to appreciate all the help in trying to get necessary information in regards to an receivership sale. Unfortunately the receivership didn't have the details but Katy was able to get back to me and let me know as such promptly. The team itself was fine the asset management company or the sellers without much information isn't their fault. Auction day delay more than 1hr on livestream From 4 star to 3..... 🙄

Easy to sign up and informative pack etc. Auction was great to see and watch online. The down side is the huge % that you have to pay in fees, that I do not understand where they go and what they are for. The Estate Agents whom I dealt with had not even been informed that the purchase had been completed. Plus SDL tried for reason not known, to try to take an amount of money, unsuccessfully, not approved by myself, that caused my bank to block the card.YES I WAS VERY AWARE OF THE CHARGES % FROM THE INFO PACK , from the start and going forward, just saying, the charges are extremely high and not clear what they are for. Probably the estate agents fees are inc aswell, which normally is the sellers expense.

From start to finish I was guided and advised absolutely brilliantly. I would never have been successful in buying our old village school without Andy's help; reading my emails and texts, answering quickly, making time to talk regularly and understanding the situation and that I had zero experience at buying at auction, calling me 1 week before auction to tell me to register to bid [I wasn't going to because I'd met 2 wealthy interested parties at the property viewing who could easily outbid me], calling again the day before the auction to organise a telephone call and steering me through the whole process.Can't tell you how impressed I was with him, we would never have bought without his encouragement, we think he should get a pay rise. Our whole village has been trying to save the school for 4 years and even though we don't have a penny left, we are confident our funding applications will pay off my bridging loan to turn it into a community hub, cafe and museum and Forest school one day. Most importantly the children can have back the only green space, the school field for playing footie on.Thank you so much Andy. I'd have no problems recommending SDL they went above and beyond from selling my brothers bungalow in April to still helping in July. Needed a photo of a meter for utility company I hadn't been able to contact the buyer, so Katy Knifton from SDL became my emidiator by contacting them for me and going the information to pass onto me.
