Honestly if there was an option to give 0 I would! 5 MOSTYN ROAD BIRMINGHAM I am absolutely sick to dead of this company they are so unprofessional absolutely disgusting people and don’t know how to treat people. We’ve had a mice infestation since September 2023 and it is still ongoing now July 2024. All the staff we have dealt with are so horrible don’t know how to communicate with each other, we keep getting threats that we’ll be taken to court as we have every single right to withhold rent because of what we have had to deal with. They have marked the issue as resolved when it hasn’t been resolved. PLEASE WHATEVER YOU DO DO NOT SIGN ANY CONTRACTS WITH THIS COMPANY. I physically cannot go into the kitchen and make myself food because of the mice it is so disgusting! we reported on Monday that we had another sighting of mice EMMA had told us that she needed confirmation from the landlord to send out a contractor it is now Saturday evening and no one has come and we have seen mice throughout the week roaming around in the house. They tried to blame us about the mice when we’re all clean people and was an issue the first day we walked into this property. You all need to sort yourself out whoever is behind loc8me get a grip I beg you because your ridiculous. The last time I wrote a review they took it down and from reading everyone else experience they dont value any of their tenants seems as though they just want our money.

Absolutely dreadful Landlords (Leeds office )The flat rented was clean and tidy inside . Not well maintained outside at all . Repairs to plumbing and toilet needed completing the entire 12 months of lease and was never fixed . The office staff are rude unhelpful ignored messages and phone calls . When we left we cleaned and tidied and they lied saying it was dirty and we had stolen furniture so they withheld the deposit . Fortunately I took a dated video of the clean tidy flat with complete furniture to fight this decision . Would NOT recommend.

They are happy to recommend properties that best suit my needs. Markhim Lonsdale arranged a property viewing for me, he was very friendly and answered many of my questions. Additionally, they respond to calls quickly and begin addressing my case immediately after. Overall, I had a great experience with this company.

We have had many handlers throughout our tenancy, when problems such as the fridge breaking down have arrived they have taken months to rectify the issues. Things such as the TV which were on our our contract that we’re supposed to be provided we’re only installed in the later half of the tenancy and so on. That being said, overall it has been an ok experience. Small issues such as being emailed in a semi threatening tone about rent arrears (which had been paid on direct debit) and even after calling and showing proof continued to occur because of their side of the system. We have now vacated, this process has thankfully been made easy due to one of their genuinely impressive employees: Emma. We will see how the process to receive our deposits will be, as we had heard some stories from previous tenants. If that runs smoothly too, I will be sure to bump the rating up to 3 or even 4 stars.

So far, so good. Customer service was very good in terms of getting the rent and everything sorted, even helping out with some of the technical difficulties we had when it came to form filling (which is the only reason it's 4 instead of 5 stars). Shoaib and Carrie were both very helpful and understanding, even when I slipped up and made a mistake on the initial signing of the contract. Not moved in yet, so we'll have to see how things pan out.

Kirsty Black at loc8me Durham has made my life as a landlord more or less hassle free. If you own property you will know that there are always problems of one sort or another, but the fact that I have Kirsty dealing with those problems efficiently and promptly on my behalf makes the whole thing anxiety-free. She recently dealt with a nasty leak into the basement flat of my property from a neighbouring one, even dealing with the Insurer for me.

A reliable managed service is very important to us so that our tenants have any issues dealt with as quickly as possible. We have always been impressed by the responsiveness of Rachel who heads up the repairs team in Durham. She has such a wealth of experience and provides excellent and timely support. The network of reliable contractors she has built over the years has paid dividends in ensuring urgent work can be completed within a reasonable timescales. The in-house maintenance team provide invaluable support in scoping works and ensuring the smaller repair tasks are very quickly dealt with. We are always confident that all jobs commissioned are satisfactorily actioned.

Since Loc8 bought out our existing letting agent in Durham, we have found their systems and processes to be clunky and lacking in joined up thinking and certainly not looking at things from the landlord perspective. It seems to be very much drivrn by a Loc8me head office perspective. However we would also say that the staff who have remained in situ from the existing letting agent and are now with Loc8me Durham - namely Rachel, Megan and Phil, were and remain first class, personable and helpful at all points and in fact it is only because of their helpful attitudes that we have remained with loc8me.

My 19 year old daughter signed for a tenancy then tried to cancel giving 2 months notice. Was told it'd be £50 to cancel within that time period. Now their saying she's eligible for full rent after this company have tried ripping her off by £50 for a card payment charge! 😡 They are harassing her and blowing up her phone. Her dad passed away who was her guarantor .There's so many people calling her they don't know what the others are saying to her. It's got so bad and so confusing for her she's having to change her number. They can't rent these flats even though they coerced and badgered her saying there's only 1 available. This is the Manchester branch. We'll seek legal advice and they can take her to court. Nothing but bullys! Avoid avoid avoid!!
