A smooth experience so far and have had no issues. Property is managed by a landlady/lord so there's not much contact with the agents any more but the checkout process was pretty easy. Very detailed inventory photos (In colour too!) giving good peace of mind when it comes to leaving that there won't be any hidden work to complete.

Excellent experience with the South…

Excellent experience with the South Woodford branch. Itayi, Hayley and Alicia were super helpful and responsive to all our communications and kept us guided and informed throughout the entire letting process from the very start to the finish. We just moved in to our new home and Itayi was there to meet and greet us and explained everything clearly. The whole experience was fantastic and Itayi and team are a real credit to Bairstow eves. This is first time we’ve used this agent having having dealt with other letting agent/companies in the past. Bairstow eves have raised the bar high in this industry - we can only highly recommend them to others.

Had the following experience with Bairstow Eves Rainham branch- Great staff (Demi was superb) and process seamless, she was the shining star.However, the gaping hole is that they made it as if i had to use their chosen Conveyancer, making it seem mandatory and saying it was a seller requirement, which wasn't the case, its just a sales tactic. I decided to follow their recommendation and was to be charged 2200, only to be charged 3,300 GBP later, for the purchase. I could have used another Conveyancer and paid 1600 for even a better experience.The legal firm they recommend is Countrywide Solicitors - I BEG YOU, PLEASE FOR GODS SAKE DO NOT USE THEM, THEY ARE CRAP AND SLOW.Buying a house is fine from them, but do not take any of their recommendations from them for legal work, it was a fricking sham and robbery.

South woodford letting team

Called regarding a property to rent from them at 9.37 And was arranged for 13:45.Called them back at 10:37 asked for viewing confirmation and the address as i was traveling from far. Gentlemen responded that confirmation will be send to me shortly and he confirmed the viewing once again with me. I had nearly 2h traveling time so i left and got to the area ( had no internet underground). There was not confirmation email yet, called the office about 10 times and no one picked up. Since i was there i followed right move address got to the road and saw another person waiting to view.I explained to the agent there and got refused to see the property as there was no booking. After waiting for 35 min in there by the property since the other agent was trying to get in touch to the person who booked it i left. about 30 min after i got a phone call from the person who booked the viewing saying oh the tenant didn’t want to do more viewing. I replied at least I should’ve received any email or call to say oh Its been canceled. He replied when u don’t have confirmation email why did u come? Yes after 2 times confirmation of the viewing on the phone i should’ve thought they would played me and waste my time.This agency? NEVER again.

Bairstow Eves great, but use your own Conveyancing firm

Bairstow Eves, were excellent, and could not have been more helpful. We had agreed to use Bairstow Eves conveyancing services as part of their package. Everything processed as normal, the flat I’d inherited was sold, and then….. on the day of completion (1st July) , Bairstow Eves conveyancing solicitors “Spiketts Battrick “, informed us that they were unwilling to transfer the funds from the flat sale into anything but an “executors Account”. We then had to wait 5 days for an appointment at the bank to set up the account , who in turn told us we had to wait 10 days for the account to be set up. 10 working days passed, we are still waiting for confirmation from the bank that we can access the executors account. In actuality, it’s now been 20 days since completion, so a new person is living in my inherited property , but I still have no money . It’s been 20 days since Spiketts deemed to inform us that we couldn’t inherit our money unless via an executors account. When questioned about this ( and NB, executors Accounts are NOT inshrined in law, only recommended) Spiketts were off hand, dismissive, and blocked speaking to us because “we had a dispute in the family” WHAT ???????…..eventually Spiketts did speak to us and were of next to no help, and Rude. Obviously we were a nuisance wasting their time, we had passed the point of usefulness as a client, and as they had our money, so Spiketts felt there was little point in speaking to usUsing Bairstow Eves own Conveyancing solicitors has been a false economy - anything we gained using them has been negated by the fact we’ve had to cancel work to our home because of their solicitors ineptitude. Spiketts will doubtless fall back in their T& CS, but their demands for an executors account should have been made obvious either by themselves or Bairstow eves..Irs now 20 days since our buyer moved into my mothers property. It is 15 days since we saw the bank. We have no idea when ( or indeed if) the banking account details will appear.As I write,I still have no money. Use Bairstow Eves, they are brilliant, but find your own convayencing solicitors, don’t say you weren’t warned.

Thank you to all the team who made my recent purchase of a buy-to-let property smooth. I have bought two properties from Bairstowe Eves in the area.Aimee was great. She informed me of a property that I didn't realise was for sale. They listened to me when I said that the price was too high as I had bought a similar property in the same block. The communication was smooth and they were very patient with me as I also am a surgeon running a private practice so had only small amounts of the time during the day.Julie was amazing at finding a tenant to move in only a few days after completion.Also, thank you to Camilla who sold me my first buy-to-let in the area.

Didn't turn the water on for me when I moved in..searched for the stop valve but couldn't find it anywhere. Had to call a plumber out who managed to find it after about 30 minutes of searching. Billed the amount to Barstow Eves and they refused to pay. They said "common sense should have prevailed" and I should have found the stop valve. I'm sorry but common sense should've have prevailed and you should have checked the water was turned on before moving me in. Disgraceful agent hooked up with countrywide estates repairs who are probably the worst company I've ever encountered in my life, along with Bairstow Eves.

Terrible Experience with this Letting Agent - Avoid at All Costs! I had an absolutely dreadful experience with this letting agent. The property they handed over to us was in an appalling state, showing signs of shoddy repairs, leakages, and poor workmanship throughout. It's astonishing that they have a separate department for reporting defects to the property management service, yet the letting team couldn't be bothered to take note of any of the issues we reported. To make matters worse, when our tenancy came to an end, the landlord unjustly deducted our entire deposit without addressing a single one of our valid complaints. Despite our efforts, the letting agent showed complete disregard for our concerns, failing to take any action or report our issues. It's a shame that they prioritized rushing us into the property without even bothering to properly inspect it. I strongly advise anyone considering renting a property in the NG8 area to steer clear of this letting agent. Their negligence and lack of professionalism are simply unacceptable. Save yourself the trouble and find a more reputable agency that values its tenants and ensures proper maintenance. Take my word for it and avoid this letting agent at all costs! #TerribleService #AvoidThisAgent

We recently completed a purchase with Bairstow Eves that took 11 months in total, largely due to very poor communication from the seller that wasn't helped in any way by BE as the agent. As an experienced investor making regular purchases, this was one of the longest and most frustrating processes I've experienced. I had 4 different points of contact through the purchase and found it very difficult trying to get any sort of communication or help from them (the first 3 were awful and each left the company and I was passed to somebody new each time). Eventually I was passed to Joe, who I must say was excellent (quick to respond and helpful to follow up with the seller for us), and it was probably only thanks to his assistance that we eventually completed the purchase successfully. It's luck of the draw as to which staff member you end up working with, as if it weren't for Joe, I would have given them a rating of just 1 star, they were honestly one of the worst agents I've dealt with for most of the process. His support alone is what bumps my rating up to 3 stars.

I have been going through a tough and long winded process in selling my house due to solicitors and I was so impressed with how Shannon had gone out of her way to ensure the process was as smooth as possible for me. She was the only reason I was able to complete the process so efficiently even with all the hiccups. I also really appreciated Sara being able to meet me at my property when needed and assisted me with key exchange of tenants when I wasn't in the area.
