Had a great experience with Hunters during the successful sale of our mother’s bungalow. Everyone was so helpful, respectful and sympathetic in particular James and Lisa who dealt with our sale directly. Great photos, very proactive and a sale within six months! We would highly recommend this estate agent to anyone looking to sell (or buy) a property.

illegal procedures - 1 bed property Sparks Close (Terrible Agent & Terrible Landlord)

1 bed property Sparks Close, Dagenham, RM8 - Landlord and hunters agent where complicit in illegal procedures regarding discrimination. We went through all the paper work and wasted 2 weeks till they call me and tell me the Landlord dont want a baby in the property. Don't trust them slow untrust worthy. And definitely dont rent the sparks close 1 bed property, Landlord seems like a handful save your self

First time buyers who finalised in August 2024. James and Lisa were always available when we contacted them and provided us with regular updates throughout the process. James did our house viewing(s) and was really well knowledged in the market, the area and the house itself. Lisa was really helpful with nudging the solicitor along during lull periods. Hunters allowed tradespeople access to the property so that they could price up work in advance of us closing, which really helped us plan ahead with renovation as soon as we got the keys. A bottle of prosecco and tote bag were a nice touch upon completion. Highly recommend and no need to worry when dealing with Hunters!

From the first meeting the team at Hunters Selby, I knew this was the estate agent to sell my home. Through out the whole transaction, James Powell was fantastic and ensured all parties were kept informed and everyone knew what was happening to ensure a smooth transaction. Being honest, this was the first time I had used a ‘high street’ estate agent (I have always used online estate agents for previous property sales), however I can now see the advantage of using a ‘bricks and mortar’ estate agent, especially with that personal communication and knowing what is going on at any point in time! James’ approach and exceptional service has meant I’m converted and wouldn’t hesitate to use Hunters again in the future.

From the outset, we have had amazing service from James and his team at Hunters. They have been polite and professional in valuing our house, showing prospective buyers around and negotiating a sale on our behalf. James and Lisa have provided excellent support in liaising between solicitors, ourselves and our buyers. Nothing has been too much trouble when problem solving and facilitating our sale and we have no hesitation in recommending them to others.

Not transparent, poor communication, poor customer service

1. Not transparent, even though they have a duty to disclose issues with the property once asked. When I asked why is a 2-bed in the city centre is only £995 (when I already knew the answer being ongoing construction site), they were purposely very vague. He emailed, "Regarding the prices, there are a number of factors affecting a valuation of a property which include size, conditions, time of year, building etc." 2. Get clients names mixed up and books you in for the wrong viewings. Eg. I asked to see a £995 2 bed property but they linked me to a £1300 property. I had to correct them. They also kept emailing me and calling me Chris when I said several times I am not Chris. Worrying early signs of poor communication, little to no client care. 3. Viewings are incomplete - why schedule a viewing of the property, only for me to turn up and that is when you say there is a communal laundry room but I am not allowed to view it. After the viewing I emailed back and this was their response: "The communal laundry rooms are on the stairs, one per floor. At the moment we don’t have capacity for second viewings unfortunately. I made it clear from the beginning of my enquiry that I wanted to find a quiet home to rent and no drama. Clearly, the initial contact and viewing experience already hints there will be drama, probably worse if I did sign a contract with Hunters.

My experience selling a property in the…

My experience selling a property in the UK with this agent was extremely frustrating. For over four months, they delayed the transaction. Despite my constant follow-ups, they kept giving me excuse after excuse, like mortgage problems or minor issues, saying it would happen next week. Eventually, I told them I would pull out and sell to another buyer, but Matthew insisted I still had to pay. I also want to warn people about this company, be very cautious, because in the contract, they include terms that are unfavorable to the client. Once you sign, they do very little to follow up, and you can’t even be sure if the buyer will complete the deal. Their main priority is just getting you to sign, and regardless of whether the sale happens, they still take your money. And when I tried to back out, Matthew actually threatened me, saying that if I didn’t pay, they would escalate it to other departments. I feel this is a form of intimidation.”

I am very disappointed:

I am very disappointed: After my property was managed by Brandford Hunters for around 6 years, I was suddenly charged £240 for a new rental reform bill contract and £45 plus VAT per person for AML checks. These fees were not clearly explained or agreed with me in advance. The deduction was also made from my refund before I had signed or agreed to the new contract. I feel this is unclear and unfair, especially as a long term landlord client.

I would strongly advise others to think twice before renting through this estate agent. When we signed our tenancy agreement, the property was advertised and agreed with included parking, which was a key factor in our decision to rent the flat. However, just a few months into our tenancy, the parking was suddenly closed off and made unavailable. This caused significant inconvenience and disruption to our daily lives, especially as parking had been a major factor in choosing this property. What’s particularly frustrating is how the situation was handled. The estate agent did very little to help resolve the issue and took no responsibility whatsoever, despite the parking being part of what was originally offered. Communication was poor, and we were essentially left to deal with the consequences on our own. During this time, we were forced to park in a Tesco car park and pay for parking after work. On multiple occasions there were no spaces available, meaning I had to drive around late in the evening trying to find alternative parking elsewhere. This was both stressful and time-consuming. To try and resolve the issue, my partner had to take several hours out of his working day over the course of a week, including attending a three-hour meeting. Despite this effort, the only solution offered was for the landlord to contribute just 50% towards alternative parking, which was located far away from our building in a public car park. Even with this contribution, it would still leave us paying over £100 extra per month for something that was originally included. To make matters worse, the flat has now been re-let at a significantly lower price than we were paying. We were paying £1,200 per month with parking included, yet it has since been advertised for under £1,000 per month without parking. In that context, the offer to contribute just 50% towards inconvenient, off-site parking feels completely inadequate and frankly quite insulting. We were ultimately forced to find a new property, which cost us hundreds of pounds in moving expenses, required taking multiple days off work, and caused a huge amount of stress. Despite this, the agent offered no compensation and even suggested we should be grateful to have been released from the contract. Once we had agreed to leave due to the parking issues and lack of support, we were then required to accommodate viewings of the property. This took up additional hours of my partner’s working day and caused further disruption at an already stressful time while we were trying to organise our move. Only months after we moved out did the agent state that the landlord would cover the additional parking costs we incurred, but this was conditional on us agreeing to drop any other potential claims. We will not be agreeing to this. Had they taken proper responsibility for misrepresenting the property and the significant inconvenience, cost, and stress caused, this situation may have been handled very differently. The issues didn’t stop there. They then attempted to charge us money from our deposit for items such as “discoloration in the washing machine drawer”, something that was already documented in the original check-in report. They provided an amount for repair without any supporting cost evidence. When we challenged this and requested proof, the quotes we eventually received were extremely high and unreasonable. We had to stand our ground and escalate the matter to TDS for dispute resolution, and only then did we end up paying only 40% of what they were trying to charge. It has now been months since we left the property and we still have not received our full deposit back, which is adding further financial strain and stress. Overall, this experience has been extremely disappointing. A letting agent should provide support, take responsibility, and offer fair, reasonable solutions when issues arise. Unfortunately, this agent failed on all counts, and I would not recommend using them

James single handedly restored our faith in estate agents! After a dreadful experience with another agency, we were delighted with how patient, approachable, and communicative James was. He sold the house within a few weeks of it being on the market, at a price ourselves and our buyers were very happy with, and never missed a beat with communication. We have been kicking ourselves for not choosing Hunters first!

Avoid this agency at all costs.

I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused. Every part of the process felt unprofessional. They changed key terms after taking payment, ignored the written agreement, and then tried to keep the deposit even though the change was entirely on their side. I had to escalate the issue to the Property Ombudsman because they simply would not do the right thing. This experience caused unnecessary stress, wasted time, and disrupted my housing plans. Based on how they handled this situation, I would strongly advise others to be extremely cautious before handing over any money.

Robot refused to give me a viewing

Awful experience trying to arrange a viewing. Spent yonks on the phone with a robot. It asked me unnecessary questions and misheard things; then had to reconfirm everything. Eventually it was happy. I hung up and it started again this time by text. In the end it refused to let me have a viewing unless I told them my spending budget - which I wasn't prepared to do. Do not sell your property through these idiots.

Disappointed

Disappointed, we learned our house purchase had fallen through at the point of us being ready to exchange on our property. We found out that the office had known about it and left it to the agent, who had been looking after us, to tell us after she came back from annual leave! We never got a reason for the purchase to fall through and they even tried delaying us putting an offer in on another property. Luckily this was with another agent and we trusted our gut as the trust with Hunters had gone. 7 weeks later we were in our new home. Felt let down and disappointed with Hunters. This was our first and last time dealing with them.

My experience with Hunters was deeply…

My experience with Hunters was deeply disappointing. Repeated administrative errors relating to notices and tenancy handling caused unnecessary delays, additional time, and avoidable stress during possession proceedings. When I recently contacted the branch again regarding future instructions, I was informed in a dismissive manner that they no longer wished to work with me due to previous disputes, disputes which arose from their own handling failures. Professionalism, accountability, and respectful communication appear seriously lacking based on my experience!

Avoid with all cost!

Rented an apartment they told me it was deep cleaned before handing over the keys and everything would be fixed etc nothing was cleaned blood on walls mould in all rooms had a faulty/leaky boiler very slack on emails no communication in there office also they was very rude over the phone we never moved into the property due to all the damages and mould etc I was willing to give up my first months rent and for them to send me back the deposit but they refused to send anything back I would highly do not recommend this company/agancey to rent/buy a property from they are useless and slack

Absolutely amazing experience with Hunters in Selby. I’ve just completed on a house sold by them and honestly they have been mint. James, Lisa and their team were always there happy to answer any query. I was kept updated about the whole chain’s progress without even prompting or asking all the time. They chased and chased all elements of the chain for us to reach our pretty tight completion target. I must have called about 3 times a week during the process and they were always so lovely to speak to. If I could give them the fee I gave my agent for selling they would have it! They were way better in every area. Would not hesitate to recommend. Best estate agent I’ve ever dealt with.

"Avoid Hunters Property Management

"Avoid Hunters Property Management, Inefficient, Rude, and Unprofessional"My experience with Hunters Property Management has been extremely disappointing and frustrating. They have consistently demonstrated poor service, inefficiency, and a dismissive attitude towards tenant concerns.Ineffective Issue Resolution: Hunters fails to handle even basic maintenance issues. For example, a heating issue during winter was passed to the landlord without any attempt to troubleshoot. I had to step in and take personal risks to resolve the problem myself, only to discover it was a simple battery replacement. Their inability to perform even basic triage highlights their lack of professionalism and problem-solving capabilities.Creating Gaps Between Tenants and Landlords: Instead of acting as a competent mediator, Hunters merely relays messages between tenants and landlords, causing delays and unnecessary misunderstandings. This approach has damaged the relationship between myself and the landlord, as the agency often fails to communicate effectively or accurately.Rude and Dismissive Behavior: The staff frequently respond to concerns with a dismissive tone, making tenants feel unsupported and undervalued. Their arrogant demeanor gives the impression that addressing tenant concerns is a favor rather than their responsibility.Neglecting Tenant Safety and Comfort: Health and safety issues, such as rat infestations and malfunctioning alarms, were not addressed promptly, despite the serious risks they posed. The lack of urgency in handling these matters has caused significant stress and discomfort for my family.Minimal Value Added: Hunters operates more like a messenger than a property management service. They fail to provide meaningful solutions and seem content to pass the burden of responsibility onto others, leaving tenants to fend for themselves.Overall, Hunters Property Management has proven to be unprofessional, inefficient, and dismissive.
