We used this company a few years ago to buy a property. Seans mum came out and did the viewing. She was lovely. Friendly and informative. With having such a pleasant experience the first time around we thought that we would sell through them this time, how wrong where we! Absolute dreadful experience. Rachel came to take the photos of the property and was far more interested in "getting back to the office to list the million pound house i have just been to see." She copied and pasted the previous house listing from Rightmove even though the description had changed and didn't even bother to take photos of the downstairs WC. £300 for nothing really. Nevertheless, having had such a good experience before we put it down to a one off, sadly, we couldn't be more wrong. We then did our own viewing for our buyers as they were unable to accommodate it and then accepted their offer. We reserved a new build property which and had a estimated completion date at Christmas. We were then told the completion date was unrealistic by Rachel and when we addressed our concern of loosing the property we were told not to worry as there are plenty of houses about. She simply was not interested, At one point during the conveyance, we did not hear from them for a month! We were then forced to do all of our chasing ourselves to ensure we did not loose the property - i am honestly, not sure what we paid them for. Months in we even found out that our buyers did not have the correct decision in principle for their mortgage, you would expect the buyer affordability would be checked before even taking the property off then marked! Not at this place, perhaps they had a more expensive property to be worried about again! Towards the end off the nightmare, sorry i mean conveyance were in big danger of loosing our reservation on the new property we asked if the enquires could be satisfied while we awaited some amendments from Land Registry to be actioned we were then lied too when Rachel informed us there was only one enquiry to be raised relating to the property deeds which was not true at all as several enquiries were then raised. Dissatisfied with the service we emailed Sean. He did not reply for weeks but having seen us liking a fellow dissatisfied individual on Facebook he was then prompted to respond to us and he did with nothing useful at all. Think we ended up paying them thousands in the end for absolutely, nothing, Please, please, please look elsewhere and don't use these crooks. The company is not what it once was! To their response: Hi Sean, thank you for your switft response. I wish I could say it was the same throughout the conveyance process but sadly i can only assume it is because this is public. It is such a shame i can not attach screenshots so we can see the period starting from the end of December to the start of February where we did not hear from you at all. It would appear it is not just Rachel that is misleading which is a shame. Yes, there was an issue with Land Registry which was out of everybody's control, yourselves included. We have no issue with that whatsoever. Having said that, we were advised all enquires relating to the property and not the title deeds would be raised and they were not. There were several enquires relating the house itself, completely irrelevant from the title deeds and absolutely, could have been raised. Our solicitor was participially confused as to why they weren't. We conducted the viewing which sold our property. I am confused when you "we" sold your property... Must have been the inaccurate copied and pasted Rightmove listing which interestingly, you failed to mention. I wonder why? Yes, we did receive full asking price and i should hope so with how much we paid you. I appreciate, you like to manage peoples expectations as stated but if I am honest. You completely, destroyed ours and made the whole process a living nightmare but thats ok because you've wished us well. Regarding the title deeds, incorrect. The issue was because we had two titles registered to the property.

Overall, very disappointed in the service from SP Sales and Lettings. We had high hopes at the start, staff were polite and answered all questions which was promising. As we went through the process, Karen was rude and her conduct was below that we were expecting given the positive start. Amongst a number of concerns, this was my most serious. Karen forwarded me an email from our seller sent to her about a recent damp report we had paid for. Unfortunately for Karen, she forward the full email chain between herself and our seller where she was congratulating the seller on obtaining information from the damp report behind our back. Prior to this, I asked Karen if she would be passing on the details of our damp proof specialist and she vehemently said she would not. Due to a lack of knowledge on how to forward emails without the full email chain, we exposed the full extent of this breach. We had actually given the company permission to pass this information on to our seller, however Karen was under the impression we were none the wiser and did nothing to notify us of this. I collected the keys from Karen and she could not have got me out of the office quick enough, given her abruptness and at times rudeness on the phone I was expecting her to be willing to discuss this further. I appreciate mistakes are made, however this was dishonesty and a stupid mistake from somebody which exposed it.

Communication! The most important thing when trying to sell a house. SP Sales and Lettings excel in all aspects of Communication. All viewings are Communicated by email. All feedback from potential buyer's is Communicated by email and a follow up phone call. All offers are Communicated by email and a phone call. Every time I rang the office during office hours someone answered the phone or I received a prompt callback. We really can't recommend SP highly enough! From start to finish, the communication was fantastic. As they are a small team, you really do get to know everyone, and it was lovely to be able to speak to the same person every time you pick up the phone throughout the process. Say all the right things to get you to sign up with them but customer service is poor if you don't speak to the right person (Karen). Karen is lovely so freindly and helpful. Not good at replying to emails or returning calls. This is the only letting agent we have dealt with and its been a learning curve.

If i could give 6 stars I would! I contacted SP after a rocky month on the market with a 'high street' agent. Sean came round, gave me some advice and put me at ease straight away. In under a week, I had 4 viewings and 2 offers. The attention to detail in the adverts, photos, and all round service given by Sean Karen and Lucie was second to none, with each of them being amazingly helpful (and patient!) the whole way through the process. As a first time seller with no idea what to expect next, especially after an upsetting initial experience elsewhere, the guys at SP have been a total dream to sell with and i would recommend to anybody.

The straight forward explanation of the sales process, the knowledge of the local housing market, not to mention the great customer service. Just wanted to share my experience of SP sales and lettings as a first time buyer. Would have left a review on trust pilot however couldn't seem to find them on there. For context I had an offer accepted on a property on the 30th Jan. I was asked for proof of funds etc which I provided shortly after. The only thing I had left to provide was solicitors contact details in order for SP lettings to remove the property from rightmove. As a first time buyer I wanted to make the right choice for me so I didnt reach this decision until just over 2 weeks after the offer was accepted as I wanted several quotes and was about to make a payment to my solicitor of choice on the morning of the 9th feb. I kept SP updated on my progress with this regularly. However I got a call from SP on 9th feb to tell me that another offer had been accepted and the house was no longer available. What I complaining about is 1. The pushiness towards going with the more expensive solicitors associated with SP and actual rudeness at times of Karen Knight towards myself and my father when he made a call on my behalf whilst I was at work (work full time in NHS) to try to understand why the property couldnt be removed from right move. I feel that as a direct result of my dad assertively asking Karen to stop pressuring me as much to which she replied "rest assured you wont be hearing from me again" SP then opened the property up for viewings again the very next day which feels personal actually. I was not made aware they had done this which i think they should have done. 2. The communication. I later found out after my offer had been accepted that a builder was involved and this is why they had move more quickly. I had originally thought their pushiness was due to the property being on with a 2nd estate agent and they were eager not to lose their commission. Additionally when my dad made the phonecall for me to try to get a bit more info about why the property couldnt be removed from the market Rachel (surname?) gave some misleading information that once the property was removed from the market and issue of sale was given that no others offers could be made. Luckily i have only wasted time but could have easily lost hundreds of pounds with the solicitor. I will not be using this company again even if its my dream house.

My advice to sellers…. Avoid, avoid, avoid! I am writing this review as a buyer (my seller had their house on the market with SP Sales & Lettings). Admittedly there were delays from my side of which were out of my control, but I have never been harassed and spoken to so rudely by someone providing a service. In the end I had to insist that they spoke directly to my solicitor. Sellers….. do not use. Their unprofessional manner could put a potential buyer off and you could lose a sale.
