Find a better firm!!I used them as recommended by the estate agents and it seemed like it would make things more streamlined and straight forward. The Conveyancers' office was physically located next door to the estate agents, so it should have been. Everything about how they communicated was poor. From answering the phone, where everyone sounded bored and not once gave their name until I asked, to the illiterate sounding emails I received on numerous occasions from my main point of contact. I generally could work out what she meant but it wasn't always clear, particularly when she included abbreviations she assumed I would know. I do not consider myself to be an unintelligent person, but I do not have a legal background and have limited prior experience of the process. I also know that poorly written emails were received by other people. I listened as my estate agent deciphered one, and had another poorly written one liner read out to me by my flat's management company. I assume the author must be capable of better since presumably she's passed some relevant qualifications, so I am left to conclude it is laziness. I also missed an email asking a question once, it can happen as was recieved at the same time as many that were 'info only'. Not hearing from me, she waited 4 weeks before chasing me, again with a 1 line email and without the history, so I then had to try and go back a month and find the original question. It felt as though she worked from a tick box perspective, along the lines of demonstrating she'd technically sent the information and/or request, then ticked off that she'd chased it etc. I feel she lost sight that her job was not to do a specific small task in the process on one given day, but to facilitate the sale as a whole. Despite constantly saying if anything was urgent please ring me don't email (like perhaps when one's not had an answer to a question for a month) she never once picked up the phone to me unless I'd left a message specifically asking her to. I also asked to speak to her boss on occasion, to try and understand what was going on. He is the only person I interacted with (though only briefly) in 4 months who sounded professional or like he had any interest.I believe the only reason the sale eventually happened was due to the brilliant contact I had at the estate agent. She and I spent a lot of time resolving issues. For example, the estate agent spoke to the buyers solicitors to clarify what they needed, and then I spoke to the management company to request the information. All of which should have been managed by my solicitors. There was also zero anecdotal advice from the Conveyancers about issues which weren't technically in their remit, but had been raised by the buyers solicitor where I needed to formulate a response, but wasn't sure how to proceed. On it's own, perhaps those might be reasonable. That they were scared of general off the record suggestions in case I sued, but on top of all the rest of the poor, disinterested service, it just felt like another negative. The reason I've given 2 stars not one, is because I believe they are inefficient at best, incompetent at worst, but not corrupt. (For internal use, as I don't believe in the public name and shame of individuals, but my main contact got married recently)

They are quick to take your rent and deposit at the beginning, however the same cannot be said of returning the deposit at the end of the rental period. It is as it they are taking advantage of students. This type of behaviour is totally unacceptable.

As your tenancy agreement is between you and your landlord, we act on the landlord’s behalf and are required to follow their instructions. Your deposit remains your money and is protected within the relevant deposit protection scheme. We therefore cannot release any proposed deductions without the appropriate agreement, nor can we return the deposit to you until we have received the landlord’s instruction to do so.
If an agreement cannot be reached regarding any proposed deductions, the deposit scheme provides an independent dispute resolution process that can be used to resolve the matter.

We originally decided to go with Ocean Estate Agents as we had been told by them they had previous experience in selling flats. We were led to believe the first viewing even though more viewings were scheduled for later was sound! We accepted this. Our main and only request was for a quick sale! It was only much later down the line we discovered the buyer had a problem which we should have been informed about from the beginning. Hence the sale took longer than was expected. We have since received several apologies from Ocean Estate Agents but felt very disappointed with time it had taken.No complaints at all with the way the Ocean Solicitors dealt with their part in the sale. In particular Ashleigh was exceptional.

After the intial visit and valuation (way too high and unrealistic)There followed a catalogue of errors and misinformation. The so called sellers 'dashboard' didn't work properly and the fact that it wasn't updated made matters even worse.There was a total lack of communication unless we pestered the agents constantly.Ocean property lawyers that were acting for our buyers appeared to be obstructive and inept, which delayed the whole process considerably.They say that selling and buying a house is one of the most stressful things that can happen in your life. Well Ocean managed to make it even more stressful!I would NOT recommend them to anyone.Oceans reply does make some valid points. But I didn't wish to go into a detailed summary of all the things that didn't go well during the selling process of our house in my review as it would take far too long.Yes the sale went through in an 'average' timescale but I maintain that was only because of our efforts rather than Oceans.

Unfortunately, daily calls to the office for updates will inevitably create unrealistic expectations; many legal and transactional processes require professional attention and may not be completed within the 24-hour time frame you desire. The buyer’s appointment of their solicitor was also well within standard time frames, the time taken was due to AML, anti-money laundering checks and their initial funds to clear only. We note that there was a delay in the draft contract being released by your chosen solicitor, which prevented the buyer’s lawyer from beginning to progress the case. Their initial preference to handle the case via paper documents only and not email unfortunately also extended this time frame.Regarding the buyer's lawyer, we assure you that Ocean Property Lawyers are diligent in preventing any conflicts of interest and would immediately cease to act if one were to arise. We understand that as a seller, you may feel that the buyer’s lawyer is raising potential issues. However, this is because they need to act independently and in the best interest of their client, the buyer, as you would expect your lawyer to do. This does not impact the estate agents who are acting in your best interest, as the seller.The buyer’s lawyer made standard enquiries and whilst a seller may not ‘like’ such questions, it is necessary for them to address any legal issues, or concerns raised by their own client. Regarding your comment about the sellers’ dashboard, not being updated, we apologise if this was the case for you. Following a review of sample current files this morning, this shows that all updates and milestones are displayed appropriately but we take your feedback on board so that we can ensure this is not the case.
