Great Service throughout. I had absolute confidence in the Brundall team to manage all viewings (unlocking and locking the property for all visits). Regular reviews of viewing performance was provided. Ana kept me fully informed throughout all negotiations in agreeing the price for all interested parties. The 'behind the scenes' progression of the sales transaction was expertly managed by Sarah, with weekly updates and timely telephone calls when my input was needed. I am leaving a 1-star review because this entire application process was unnecessarily stressful and lacked basic professional standards. From the very beginning, the experience felt like a joke. During the two separate times we viewed the property, the agent who showed us around had literally no clue about the house and couldn't answer any of our questions; it seemed she was just there to unlock the door. After having our offer accepted, I personally discovered the attic was severely compromised by spray foam insulation, active water leaks, mold, and rotting timber. The agency claimed neither they nor the sellers had any idea the spray foam was there, yet they later provided documents proving the foam had been replaced in 2019. Marketing a property without checking the attic for such a well-known, major structural and mortgageability issue shows a complete lack of due diligence. Instead of working constructively to resolve the problem, the agent, Laura, continually pressured me to find workarounds with my lender to push the sale forward despite the mouldy sprayfoam and possibly the rotting wood. When I visited the office for a simple update on my stalled purchase, Laura dismissively told me she had "40 houses to sell" and didn't have time for just mine. Being overwhelmed with work does not justify speaking to a client so disrespectfully. Furthermore, they refused to refund a £30 fee, despite the fact that the property had massive, undisclosed defects that made it un-mortgageable. I strongly advise potential buyers to proceed with extreme caution, conduct your own thorough inspections, and expect poor customer service if your purchase encounters any hurdles.

Unfortunately, I can’t give this agency 5 stars. At first, everything went smoothly, but later we felt there was a bit too much pressure on us as buyers, and even on our solicitors, which I found unnecessary. Some parts of the process simply take time, and estate agents should understand that. Because of this, the experience became more stressful than we had hoped, whereas buying a home should be an enjoyable experience for the buyer. That said, I do appreciate their quick responses to emails and the pleasant viewing experience, which is why I’m still giving a stars for their effort in those areas.

The probability as you are reading this review is you are either, selling, buying, renting, or letting a property and unsure as we were as to what to do putting your house on the market and more importantly which estate agent to put your trust with. We decided to get three quotes for selling our properties, we obtained quotes with two of the larger well known high street Estate Agents, and then opted for a local estate agent as we felt the latter would have a more in-depth knowledge of the area. We decided to go with New Oak Estates, and from the initially meeting, Paul and Sharon were so professional, extremely knowledgeable, and more importantly as we were selling two properties in different areas so willing to go the extra mile, our sales were complex and difficult with two chains to manage Sharon was absolutely amazing and a credit to New Oak Estates, a remarkable individual very amicable, approachable, so easy to talk to. We were updated weekly throughout the process and any questions answered in a timely manner, we received guidance, help and assistance throughout which for us being pensioners and selling a property was daunting , we can never thank Paul and Sharon enough for completing our sales and would highly recommend New Oak Estates to anyone wishing to use their services.
