St Modwen Fairways dev Stafford

I have bought a house from St Modwen at the Fairways Development at Stafford. I am a first time buyer and I was a bit cautious with what my new house and customer service would be. The built quality proved to be above my expectations - some minor fixes had been noticed while doing the snagging list and after few months living in the house but the developer, under their 2 year warranty period that they offer, was happy to resolve all issues (many thanks to Gemma and the rest of the team). Everyone, from the selling hub (especially Julie) to the customer service was super kind and helpful with my enquiries. I am recommending them to anyone looking for a new house.

Our first home

Great customer service and a great quality home👍. 10 out of 10 would recommend. We had a great experience with all of the support team from sales associates, builders and customer service agents. So I would highly recommend looking into houses with them.Specifically Rachel while she was still working in the office at Stafford and Julie were great throughout the whole purchase and Stuart has helped a lot with dealing with the snags since moving in. Would recommend buying a house with st modwen 👍👍

St Modwen Homes put MY LIFE AT RISK! DO NOT BUY

You can ignore me… but I have taken this further!First-time buyers - BEWARE!To get straight to the point, these people put my life at risk with a faulty door lock. For about a week we struggled with locking and opening the door which was a complete hazard. The Senior Project Manager told me that I was not lifting the handle properly after 6 weeks, insulting my intelligence. I could not get into my property. I had to call an emergency locksmith. Turns out the lock was actually faulty and had NOTHING to do with the handle. The door is also swollen and the top is larger than the bottom! Despite raising my concerns about the fire hazard and putting my life at risk, no one has returned to plane the swollen door. This remains a fire hazard as the door gets stuck when entering and leaving. I am now having to consider temporarily leaving my home in order to protect my life whilst I arrange for someone to fix it, at my expense, which I should not have to do! I have been waiting over 2 weeks, 2 weeks too long. The job was formally logged by their emergency service, and after clearly informing me someone would attend, I’m still waiting! My correspondence has been completely ignored and they have now breached their 24hr acknowledgment by 2 weeks!You haven’t seen nothing yet…From day one, nothing but problems. I was told a number of lies to secure the sale and before completion they changed a lot of items within the home which differed to the home, original plan and spec I was purchasing. Most of which were deciding factors in my purchase!When I first walked into the home, I burst into tears. It was too late to pull out. On the day of completion, I waited 1 hour and a half for someone to come and complete my ‘Welcome talk’ and go through important documents with me. No one turned up after I was told someone would be with me within 15 minutes! It was subsequently rearranged the following day. A number of issues were identified and we were given 7 days from receiving the keys to identify snags, despite not moving in for a further 2 weeks, after which I found significantly more problems. The home has an absolute terrible finish, poor quality and rushed. I have taken many images and will be taking this whole matter further. I was made to sign the faults they could fix under duress, whereas the others would take more time. The project manager informed me I would be contacted regarding a survey asking me how they have done and he asked me to leave them positive feedback which would help them out. HE ASKED ME TO LIE! Of course I did not, I was open and honest and subsequently contacted asking if I would be happy for a Director to call me to discuss my concerns. TO DATE, NO ONE HAS CALLED ME! What is even more shocking is when I explained this to my neighbours they confirmed they were asked to say the same thing. One of the neighbours actually said they also left honest feedback and someone subsequently attended their home to say they “got a boll**king” for it. Why would you try to make a resident feel bad about this?! Shocking!In a way, I was pleased to learn it was not just me to had suffered significant problems to their property. These are peoples homes! The dedicated Customer Manager is useless and does not value customer service. She had me waiting at home all day awaiting works for a “job she had booked” and NO ONE TURNED UP! They do not value customer service, particularly of homebuyers who have worked hard for their living. After sales is terrible. I have been robbed!STAY AWAYDO NOT BUYSAVE YOUR MONEYGO ELSEWHERE LISTEN TO THE REVIEWS! I wish I did, they have absolutely ruined my home buying experience, ruined my first Christmas in my new home and have completely caused me unnecessary distress and expense!Update:Former review prompted door to be fixed. Gentleman who was very pleasant advised the wrong paint was used for the door. It gets worse! Going legal

We recently moved onto the Cofton Grange development.From the start we had a great experience with the sales team Wendy and Jayne who helped us through all the stages. Our house is everything we could of hoped for. Lizzy was very welcoming and helped us with any queries we had. I recently have moved onto the Cofton Park estate on Hodington Way, Jayne made the experience very smooth and ensured I was kept informed throughout the entire process which was a blessing knowing how quickly things can move with solicitors etc.After moving in, the customer focused experience has been second to none, Lizzy got in touch with me to ensure everything was as expected, and any issues that has been raised was always dealt with promptly by Nab onsite. A well worthy 5 stars, thanks to everyone at the team at St Modwen for making what was a stressful time a seamless stress free one!

Me and my partner moved into a plot on Hodington Way. The whole process was really smooth and the team were very engaged in ensuring we had everything we needed.Gemma was especially helpful when we first moved in. She answered all of our questions and sorted out any issues we had very quickly. It was never too much hassle and she was only ever a text message away. My lovely new home

Moving into my St Modwen house on the Fairways was a great experience.Julie in the sales office was very helpful and made my move stress free. The home demo with Stuart and Rachel was brilliant and so helpful before I moved in. When I moved in I had a few snagswhich Gemma dealt with. When I text Gemma she got straight back to me and sorted them very quickly. All the team at St Modwen go above & beyond to help you. I would 100% recommend a St Modwen home to everyone.

We moved into our home in April 2022 and from the start right up until today we have had excellent customer service from the Fairway Team. Julie in sales kept in touch regularly supporting us with every step in buying our new home; Gemma and Matt who were second to none in supporting us once we had moved in, Gemma showing us around our property prior to completion and following up any queries we had once we’d moved in, acting on them quickly and efficiently. Re St Modwens Homes, Fairways Stafford. We purchased our 5 bed home in September 2022 and have had a lovely experience with the sales team (Rachel / Julie), Site Manager Stuart and Customer Service Manager David. In terms of snags, which are expected in a new build - we have had nothing major and any small issues have been dealt with promptly and sorted within a decent time frame and to a good standard - also nothing that would put you off buying a new home! We are really pleased with our new home and the service offered to date. Customer service always responds to emails and timeframes are adhered to - it is a shame to read some of the other reviews saying this is different for them at other sites. Having spoken to other familes on the site, they have had a similar exprience to us (so perhaps the negative review are site specific?). The Site Manager Stuart has been fantastic in his approach of not forgetting customers who moved in six months ago, rather than just focusing on people just moving in. Our Customer Service Manager David is always happy to touch base and ensure we are still happy six months in! As is Courtney in the Customer Service Team who we deal with via email. My only advice would be for any snag touch ups, request St Modwens own experienced technicians, rather than the outsourced technicians! Overall, a very safe and concious house builder, who values customer service.

Mihail Bujor is a legend

Mihail Bujor is a legend. His work is impeccable, he’s very knowledgeable and he is very friendly. He goes above and beyond to make customers happy. He’s been round several times to cover up work been done on walls/ceilings and tix damaged skirting boards. Once he’s done everything looks brand new. St Modwen are lucky to have him and should give him a raise!

We’ve been to lots of other new builds…

We’ve been to lots of other new builds in the area and we’ve been made to feel insignificant at another developer. We then went to St Modwen office at Glan Llyn in Newport and were made to feel very welcome. Loved the homes, the public open space etc. They offered us lots of options, answered every question and we’re not the easiest to please. We might not be buying right now as we would prefer to wait. We will 100% be coming back to buy when we are ready. People by from people, Simon, the gentleman who was there was great! His colleague Helen was also very helpful. Thank you again and we will see you soon :)

5 Star Service throughout

This is my second home on the Glan Llyn development and St. Modwen have always solved any issues really quickly. Recently we had a couple of snagging issues that we talked to Joshua Beesley (Customer Service Manager) about and he couldn’t have done more to sort things out. Matt and Liam were great straight after purchase and Simon helped us buy easily. It’s a great team.

Worst company ever

We bought a property in the Egstow Park development, and have been utterly disappointed with the aftercare and customer service. We have had numerous problems such as holes made with hammers in walls to fit wiring. On day of completion and receiving keys we found that our patio doors would not lock. Drive way was not completed, man hole covers not flat which they have said they have repaired but have not.Gardens around this property / plot is mainly all clay and laid with building rubble which has been covered over with turf. We have pulled out left over wiring out of the ground. Fencing is falling apart.Roof tiles not fitted correctly to the roof, paint peeling off the garage doors, doors not fitting correctly in the house the list could keep going on and on.We have stopped reporting to customer services as they just brush it under the carpet, they don’t care once you have bought the property and you are in your home.Worst company ever… RIP off British comes to mind

We’ve recently been visiting all the new build sites in Worcester having sold our home. We first met Emily at Pear Tree Fields site when we made an appointment to view. From the moment we arrived on site, Emily greeted us so warmly and introduced us to the site.Having made time to really understand our buying requirements, she took the time to introduce us to the few plots remaining on the current release.On requesting some further details, Emily always replies within the hour on contacting her and is so helpful.We think we’re interested in a plot on a future phase but can’t proceed as we don’t even know the price yet.Having met loads of sales people on new build sites recently, Emily is by far the most professional and helpful. We visited the site recently and absolutely fell in love with it. Huge park on site with lakes and play areas, the homes are all spaced out and back from the road, well designed and attractive. Poor Aftercare Lets Down an Otherwise Decent Experience

I moved into my St. Modwen home at Branston Leas in March 2025. The sales process was relatively smooth, and the team were generally helpful throughout. There were a couple of occasions where I was told one thing only to later find that wasn’t the case, not deal-breakers, but frustrating nonetheless.
