A fabulous home

My new home is lovely. I got to meet the builders on a couple of occasions to keep me up to date with the progress before I moved in. I had an extensive home demo with Gemma on the day I moved in. The following review is my own personal opinion & experience of St Modwen Homes received to date. I purchased a new home on the HEATHY WOOD development, COPTHORNE in WEST SUSSEX.Homes built by this company are extremely poor quality. The materials used are the cheapest available on the market. The quality of finish is shockingly poor. Nothing is inspected prior to completion. All they are interested in is a seamless sales transaction. Once they have your money you are pretty much alone. Their attitude to snagging resolution is extremely slow & dismissive. The management team are inept & incompetent, hate being challenged, defensive, plus have a well rehearsed answer to everything. They will blatantly lie to you. Emails & phone calls simply get ignored. They even failed to turn up to an NHBC dispute resolution meeting at my property. What does this tell you?….This company has ‘NO’ integrity whatsoever & should ‘NOT’ be trusted. If my home was something I had purchased from the high street, I would have returned it immediately for a full refund. This only highlights how profoundly unhappy I am. Save yourself misery, high levels of stress, endless emails / phone calls & consider purchasing a tent from a camping shop instead. Before you commit, ‘I STRONGLY URGE’ prospective purchasers to cold call on random houses, so as to reveal the horrific scale of issues owners have & continue to experience. Below are the ‘MAJOR ISSUES’ I’ve experienced, in addition to the 150 + other items. You should not expect this from a brand new home:• En-Suite shower found not working upon moving in. Once rectified, after trying it for the first time, there was a major water leak through the ceiling to downstairs.• Boiler replacement after 4 months, due to the incorrect kilowatt output having been installed. My radiators were not getting hot enough.• Patio doors very draughty due to the under cill not being sealed.This was flagged on a pre-completion inspection, but totally ignored, with the property allowed to proceed to completion. Rather underhand.• Rear garden excavated due to no electrics being installed to the garage, despite this being an included core specification feature for my type of property. Now the turf has been left uneven & patchy through no fault of mine. The lawn is also severely waterlogged.• New front door due to the original door being severely warped. • No carbon monoxide detector fitted, despite the property passing multiple so called ‘quality control checks’. My life was at potential risk for 15 months. ‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️This company deliberately ‘manipulates’ their rating review scores to their advantage, by requesting homeowners to provide reviews, whilst the site technicians are attending to snagging works. The individual technician may well deserve a positive review, but the company does not warrant receiving this. Remember your home is your biggest financial asset. Do ‘NOT’ give your hard earn't money to this developer. Sadly you will live to regret it as I have. And please no generic nonsense reply required. You know who I am, where I am & have had every opportunity to make good, but sadly failed miserably. This developer is rotten to the core, ultra ‘low end’ Mickey Mouse. They should be thoroughly investigated by their regulatory body, stripped of their licence / accreditation to build houses & instead focus on playing with Lego. The houses are sold cheaper than others for a reason. If you are seeking a ‘bodge it & leg it’ style inferior product with 150 + snags, coupled with poor customer service, then you have most certainly found the right builder!Looks like Miller Homes are proposing to take over St Modwen Homes, with a target timeframe end of March 2025. It’ll be the same clowns / quality of business under tupe regulations.‼️⚠️‼️⚠️‼️⚠️‼️⚠️STEER WELL CLEAR. YOU HAVE BEEN WARNED - NOW THE CHOICE IS YOURS‼️⚠️‼️⚠️‼️⚠️‼️⚠️

Poor House Builder - Bad Decisions / Quality

Shocking house builder. They built a budget estate in Stoke On Trent which is now complete and there has been nothing but problems. 1. Multiple houses having issues with heating, shower screens, windows and Doors warping into frames. 2. Dodgy building practices which meant they had to repair/ rebuild parts of the estate because the local council wouldn’t adopt the roads. 3. Poor communication of management company and choosing one of the worst providers in the country called ‘First Port’ who never maintain the estate and let it grow out of control and mossy. NOTE: the company even delays housemoves due to lack of communications with solicitors. 4. Narrow roads and small pavements which are not suitable to even walk on. All St Modwen care about if where they can make the most amount of money for their sites and houses. Most of their developments are in affluent areas and when they make budget estates, the builds are shocking. If there is anything that would put you off new builds more, it’s this company.

Excellent Customer Care

Nearly a year since moving in and I’m still being taken great care of by the team, mainly Josh the Customer Care Manager! He checks in often to make sure everything is ok, updates me on the work being done around the property, and checks if there is anything we need. It means a lot to feel looked after & a valued customer. If ever we had to upsize our house, it’s this type of customer care that would encourage me to buy another St Modwen New Build! We realize this would necessitate an increase in the overall square footage, but we believe this would result in an even better product.

Customer Services an absolute joke !!!.

Customer Services an absolute joke !!!.Been in my property for two in a half years.If I new then what I know now I wouldn't of purchased a brand new house in Glan Llyn,Newport & won't be purchasing a house from them again.Once the 2 year period has finished & you have issues with your property your thobbed off !!.Three houses that I'm aware of in my Road have had there homes flooded due to the Sprinkler system bursting with NO way to isolate the leak which is gravity fed from a reservoir.The Sprinkler system water pressure is way too high entering the property at 9 Bar pressure when a normal household should be 3 bar.The Sprinkler system itself has been boxed in so access for servicing is impossible !!.I'm writing this review as St.Modwen don't give a shit when your house gets flooded & emergency Services have to be called.Being in the water industry I'm a Pump Engineer by trade I have raised my concerns with St. Modwen regarding the Water pressure being too high entering the property.Unfortunately they dont want to admit there is an issue so I feel many more St Modwen homes which also have the Sprinkler system fed by a pump on site run a significant risk of the same thing happening to them !!.Many of my neighbours are worried & living in fear of either waking up to a burst pipe or coming home to a flooded house !!.
