Marketing strategy that's designed to lose clients?

I bought my house through Towcester MG over ten years ago, and during that time I've regularly received the usual "helpful" reminders from Michael Graham. You know the ones: "The market is buoyant... your house is probably worth more than you think... if you've ever considered selling..." Mildly irritating, but fair enough - it's marketing.

Recently sold our house through Michael Graham in a slow and challenging market. Good communication and organisation, flexible and responsive to our needs. Kept us updated on progress. Excellent photography and listing on website was regularly refreshed. A couple of minor admin hiccups were resolved. Pushed the sale through to exchange and completion with complicated chain.

Simon from the Newport pagnell office came to carry out a valuation for us. He was very thorough and helpful and had prepared a lot of information prior to his visit. He then took the time to fully explain the valuation and the process as well as finding out our requirements. We eventually decided not to sell our house but if we had we would have been happy to proceed with Michael Graham and would recommend Simon and his team who have always been extremely helpful

Olly, Simon and Magda were very professional throughout the sale of our house. Olly gave us regular updates and was efficient and responded to any enquiries we made. We had regular feedback with our viewings and the whole team were very helpful and polite. I spoke to Sharon several times who was always helpful and efficient and we met Olly Tice on our viewings who proved to be very helpful, courteous, patient and professional which continued throughout the purchase process resulting in the successful completion of our new home. We Found Michael Graham to be a very professional, customer focused business. They were extremely proactive firstly in selling our house/buying and secondly in seeing the process through to completion. Simon Gates certainly went that extra mile and nothing was too much trouble. He went above and beyond to keep a difficult chain from breaking, he was in touch with me all the time with updates.
