I would highly recommend Victor Michael. They provided an efficient, friendly and very professional customer service. An outstanding estate agent that goes above and beyond. They found tenants according to what I was looking for, even though my request was not an easy one. They were patient and constantly reassured and supported me as well as keeping me informed on the progress of tenants viewing. I received excellent honest advice from the Assistant Manager every time I telephoned. They a friendly hard-working team who deliver the customer care from their heart to their clients. Just waited five hours for a locksmith to come and let me in to my rented property in sub zero temperatures with my eight year old daughter. Our lock was jammed and I repeatedly called the agency to request they sort it out asap. I was able to find a locksmith online in minutes, who would have been able to come in half an hour, but the agency had to call a locksmith registered with them that took five hours. FIVE hours waiting in this weather with a child. Completely unacceptable. If your locksmith can't get here quickly you seek authorisation from a manager to select a different one. You do not take the money and treat your customers like idiots.

The way estate agents go

The way estate agents go, this one provided a good service. On a positive side, at no time did I feel like the team at Victor Michael tried to fool us, the whole process was transparent and, to the best of my knowledge, honest. Also, this agent is easy to reach, both, by phone and email. However, the contract with this agent is littered with small charges for this and that. For example, a failure to turn up to your appointment on time is punishable by £30 (or something like that), also, to renew your rental agreement at the end of the 12-month contract will cost you £150 (or so). Overall, would recommend.

Renting a flat in South Woodford

Where do I start... I couldn’t recommend Victor Michael Woodford enough, the team are lovely and so personable. Christos helped me find my perfect flat, I’ve been looking for a few months and he never gave up, he continued to send me new property alerts and gave me a call on a regular basis to see how my search has been coming along once he found me the perfect place in South Woodford he advised me throughout the whole transition to ensure I had a stress free experience! Found the process to be on the expensive side, I am not used to paying agency fees, but I was explained that is the normal British process so I understood that. Good experience overall, the agent was great and moved fast as I was paying too much for my hotel and wanted to reduce costs by moving in asap. The agent pushed the process to be fast, and it was amazingly fast, so totally recommend them for that. Also the agent was helpful and answered all my questions, which again was a huge plus. A job well done to Virginijus, one of the most professional letting agents I've met so far.

I moved to London from abroad

I moved to London from abroad which was obviously quite stressful. Victor Michael were very accommodating to my needs. The flat is amazing and they were able to move me in right when I needed to. Piyush explained everything in detail and made sure I fully understood their process. I moved in during a very busy time in the London letting market so the communication was a bit slow at times but other than that they offer great service and are transparent right the way through.

I’m a naturally skeptical person, especially about the real estate market. Nevertheless, I was sufficiently clueless about home buying that I had no choice but to work with an agent. My partner found a property which was advertised with VICTOR MICHAEL ESTATE AGENT,Leyton stone E11 1HG, and I grudgingly went along despite suspicions that the reviews sounded too good to be true. I was won over pretty quickly for all of the reasons noted above (see the many stars). Mostly though, I got the strong sense that George and Kash from Victor Michael were working hard to get me and my partner something we’d be happy with for the best possible price. was quite responsive and patient with talking us through the reams of paperwork. . In short we’re quite pleased with our experience with Gearge Athanasi and Kash from Victor Michael Leytonstone office.

Can always be relied on to make every process as complicated, drawn out, and expensive as possible. They tried to charge me a renewal fee when they did not arrange the renewal (I did that myself), and charge twice as much as using their reference agency directly for them to do everything slower, demanding unecessary documents, and on paper (the agency - Homelet - can do it online)! They also insist on re-referencing for absolutely no reason when you renew if you change to a higher paid job, despite no requirement for this under the lease or agreement with them. Avoid. Complete rip-off merchants.

Great help with buying Walthamstow flat

I was really pleased with the help and support that Victor Michael gave us when we bought our flat in Walthamstow. They were always reliable and punctual to meetings and provided lots of useful information during the purchase process.Our main contact was Kash, who was a great help from start to finish. He helped us chase the seller and managing agents to get issues resolved.Even though the conditions around the sale of the property changed during the purchase (for external reasons) Victor Michael handled the change well and it didn't delay us.

From the point of contact , a viewing was arranged within 24 hours , Chris greeted us with warmth and good overview of the property , confident in his answers to my questions , and very helpful in the next process to secure the property . A diamond in the rough!

After several months of trying to by property in East London and being stunned by the level of dishonesty, incompetency and lack of professionalism we were delighted to find Victor Michaels. We actually had a choice of two properties and a big factor in our decision to proceed with the one we did was that we felt it would be more straightforward to deal with this agent than the other option - and we were right! Our agent was Kyra Irons. She was knowledgable, communicative, straightforward and went out of her way to help us in every way. She liaised effectively with both solicitors to push the sale along and was extremely proactive. The property we purchased required renovation and as we are currently overseas, Kyra liaised with the builders and monitored the work even though we weren't paying for management services. Their letting department found us tenants and arranged everything for us. Having worked in the London property market myself for over 10 years I can honestly say that Victor Michael are a rare breed of estate agents and I would highly recommend them to anyone looking for property services in East London. The staff in Victor Michael are excellent.We received outstanding support throughout a complex purchase.Mahe managed our case and she was fantastic. She had a reassuring "can do" attitude and sorted out any issues we brought to her during the ongoing conveyancing process. Having her "progress" the case made so much difference. Incredibly able, kind and so helpful. Her ability to liaise between various solicitors, move the case forward and keep us up to date was outstanding.We were made most welcome by the other staff who shared our excitement of the buying process. Excellent service with ultimate professionalism.

Just got the keys to a property on rent through Victor Michael. Saw 1 property liked it and secured it, thanks to Victor Michael. Both the staff Abu and Vee that we dealt with were very professional at all times. While on the phone trying to book a viewing on this place itself Abu told me that we would like this property. And he was 100% right. It could not have been better. Vee showed us the property on Saturday. Abu gave us his word once we booked the place and Victor Michael kept their word despite higher offers later on from other tenants. These guys know the area and they can deliver. I highly recommend this agent for your property needs. They are not greedy sales people like the other agents I have dealt with in the past. I will use them for my next property search in the future. But not quite yet ! I'm very grateful for their service and thank them once again.

Better than many

Victor Michael have managed my property for a number of years after a disastrous period with another agency who seemed quite unscrupulous and lost me money through successively bad tenants. However Victor Michael have always seemed very straight forward and although they manage it for me I remain in control of all decisions so a common sense and practical result is obtainable. Their property checks are improving greatly and the last one was the best I have ever had done, showing unreported damage which they subsequently took up with the tenant with eventually a satisfactory result. Their repairs department and Elvio in particular is very efficient, albeit the new system of on-line reporting seems to make it more onerous and long winded from the landlord's point of view, especially a decisive one as I am. I do not need chasing and their inbuilt e-mail reminders of time left for action are particularly irritating and rude when something is being dealt with. Also my emailed responses via this system are outside my Outlook e-mail so I do not have a copy of my replies. Even logging onto the system does not give me this. I like to have proof of what has been agreed. However I believe they are a good company to deal with and are genuinely trying to give excellent service within some very peculiar Council requirements.

Victor Michael agency strives to be the best

I have been a landlord using Victor Michael letting agency for about ten years now. Over this time I have been able to depend on Victor himself for for the great advice concerning my property and the market trends. Prior to this I had been like an unfounded mini version of the welfare state with tenants and contractors taking the Mick. I have learnt the hard way that it is essential to have a great team of professionals behind you when you are a landlord. Although I have my own list of tradesmen, they are not always available at the time needed in an emergency. In most cases it is cheaper to use one of the agencies' tradesmen anyway. The agency has developed over the years to have the most up to date communication systems. Issues are raised and communicated to all parties instantly and landlords are kept up to date with all the latest compliance regulations. Friends of mine who have properties have used Victor Michael on my recommendation and have also had s good experience. I have found all the staff, Abu, Victor, Victoria, Piyush, George and absolutely everyone whom I've ever dealt with over the years to be polite and friendly and always very helpful. P. C
