Wayne and his team are great! Very friendly, and not the "A typical" estate agent. They have fantastic knowledge of the area and talk you through everything from start to finish. They sold my house in 5 days and from the moment I contacted them to exchange of contracts they were always there to answer any questions I had, and assist in any way. I would highly recommend them to all.

Excellent service! A long standing tenant recently left my rental property, Elizabeth and the team were all amazing at appointing contractors to handle refurbishments, re-letting the property very quickly and handling the check in and check out very efficiently. As a landlord it's really important to have a company you can trust and H&W really deliver on all levels.

Wayne and Richard at Hythe and Waterside were helpful from start to finish! We sold at probably the most difficult time, during the pandemic but got a successful sale to allow us to move to the Isle of Man in line with some very specific timelines.In the lead up to securing the sale, we were kept well informed and had plenty of viewings to find the right buyers for our more unusual property. Once we had the buyers lined up, everyone did a great job to push the sale through and keep everyone informed and the solicitors on their toes! This was the second time we have used Hythe and Waterside to sell our property and would heartily recommend looking to sell, or buy in the Waterside area!

HWL were our letting agents for well over a decade. When time came to sell our BTL property we wanted to sell to an investor buyer so that our tenant could stay in the property. HWL found a number of buyers very quickly and in particular an investor purchaser who we agreed to sell to. HWL were very proactive in dealing with the issues and enquiries which arose during the legal process. In particular they went to great lengths to locate our missing water meter which vexed us all for some time and was eventually discovered in an unexpected place.

I instructed H&W to sell my property. After they had started, I discovered that they did not use Rightmove to advertise properties (despite emails from the Sales team containing the Rightmove logo). After nearly 3 days of debating this and chasing them, they finally used another estate agents to list my property, causing confusion to buyers. I was unhappy with how they were marketing it and requested to cancel my contract with them. In response they effectively told me that I was wrong and lied to me about how it had been marketed. I again, requested it be cancelled and I received the most rude, obnoxious email from Christina which effectively told me that I had no idea what I was talking about, just to let them get on with it, told me I had no honour and even brought my current employment into it! I'm so upset with the disgusting email that I had that I have now completely blocked their numbers and emails.

GoogleWe had a problem that would have easily been resolved but took a few days and we ended up communicating directly with landlady and trades. In future would not go via them as agents.

However in this case, as you are aware, it was a quick boiler repair, however we were let down by the first gas engineer who cancelled, we then immediately called the second engineer who was delayed in calling as he was very busy with jobs at that very moment. This is not our usual service and we can assure that it was an absolute one off. Under the circumstances it would be appreciated if you could consider revising your star rating as you will have realised now that the situation that occurred was out of our hands. Thank you

We paid all of the fees as requested but didn't get a lot of help for the amount we paid. We were not told where the bins were and on what days the bins were emptied. We were not given information regarding which companies were registered for the gas and electricity supply. We were not told which company owned the internet/broadband. The lock on the washing machine was broken on arrival so nobody had checked it. There weren't and still aren't any instruction manuals for the dish washer, washing machine and cooker. Less than average service really.
Hi Carole, Thanks for your invaluable review, it helps to keep standards high. Our fees are for referencing, and go towards the many administration works that need putting in place to bring a rental to fruition. We are obviously always happy to help tenants with all aspects of renting a property. Your rental is very close to our office and we did say on move in, 'please pop in if you have any problems or questions.'We did inform you of whom the electricity had been moved to as we do on all move ins. Unfortunately the meter is broken, awaiting repair as we noticed that the meter was broken on the previous Tenants check out. We have informed the electricity company who have said they will be out to fix the meter shortly. The washing machine door was checked on inventory, but could not be checked on a wash mode. The previous Tenant had not reported any fault. Landlords do not always leave manuals, however we are happy to google and e mail these. As stated in you move in you may instruct your own providers for utilities and broadband etc. We do usually inform tenants of bin collection days so we are sorry if this was missed off of the move in information. If you have any further questions please do pop in to the office. We pride ourselves on excellent customer service and trust that you will benefit from this here on and again. The inspections are thorough, although some of the advice given has been insulting and demeaning. There used to be considerable delays in getting work done when this was passed on during inspections and hence considerable delay in getting authorisation from the landlady. However, with the launch of the web reporting this has improved significantly. Apart from this, the service has been attentive and responsive. I don't know if this is typical of letting agents as it has been my first time, but it is certainly a benchmark to be reckoned with.

The system they use to keep me up to date with inspections and maintenance progress really keeps things clear and up to date and I can relax in my home knowing there are no surprises coming. They have been very accomodating to my requests too and I would recommend them to everyone looking for peace of mind in a new home.
