Always helpful and friendly

I've been dealing with Hythe and Waterside Letting for almost 5 years now and I've never had a problem. They've always been helpful when a problem has occurred and have always contacted me promptly. Recently, I have decided to move due to unforseen circumstances. Elizabeth has been helping me with my move and I couldnt be more happy with the help ive recieved from her! Always so nice and friendly, responds to emails quickly and has just been so helpful so thank you very much!

Dear Lynne,We have been Landlords trusting the renting out of our family house in the hands of Hythe & Waterside lettings (H&W) since 2014. This has enabled us to embrace retirement, without worrying about the day to day legalities and responsibilities of renting out our home. After a lot of soul searching, we recently decided that it was time to sell our home as the end of our current tenancy agreement was approaching. We telephoned the H&W office and spoke to Zoe Arnold, who we believe joined the business in October 2019. Zoe fully explained the correct process and together we planned the timeline. She then issued the relevant documents in good time, to give notice to the tenants to vacate the property at the end of the fixed term.Once notice had been issued, we worked with Wayne and Richard in H&W sales to get the property marketed for sale. Within a few days we received and accepted an offer for our house and started the legal ball rolling. To help enable the sale of our property and the smooth vacation of our tenants, Zoe showed our tenants properties for rent.Then the Coronavirus struck and turned the world upside down, with emergency legislation being issued to extend the required notice period and stopping house repossession actions, the courts were suspended, essentially the housing market stopped etc.... Zoe has been (and remains) exceptionally supportive throughout this turbulent period. Her knowledge and guidance of the rental sector has been, and continues to be, invaluable to us and her prompt attention has made this situation much easier to work through.Throughout these incredibly difficult and sensitive times, it is so reassuring to know that Zoe has our best interests at heart. So often in this day and age, criticism and complaint are common place, with good service rarely being commented upon. We would like make you aware of our most sincere appreciation of Zoe, in gratitude and recognition of her high level of customer service, knowledge and aptitude, as we endeavour to continue our quest to regain possession on our property and complete our sale. Years of a positive experience

We chose H&W as our managing agent for our rental as we had a great experience with them when they sold our first home to us.. 7 years on and they have (after deligently vetting applications) put our first tennants in and will be managing the property for us. I know we will be in safe, professional hands. H&W feels less corporate and more like a family run business with a personal touch, which we prefer. I look forward to continuing to work with them. Do not do business with the Lettings side of this company, they cannot be trusted. We viewed a house on Christmas Eve that we fell in love with, the same day we paid the £150 “holding fee” and referencing fees in order to secure the property with an agreed move date in one months time due to notice being due on our existing rental. At this stage we were both happy and looking forward to moving into our new place despite the rent being slightly higher than market rents in the area for similar properties and the house not having white goods that we were prepared to buy. There was even a discussion about a possible upcoming sale of the house by the landlady (who is strongly associated with Hythe and Waterside, a director of Hythe and Waterside?) after 6 months rental which would have suited us down to the ground. As you can imagine this was overall an exciting prospect. However, this is where it turned sour as we received a phone call on 27 Dec whereby we were asked if we could move in at much earlier date than we agreed. This meant us having to pay rent on our existing place and on the new place for the same month which as you can imagine is not ideal and went against what we had agreed when we paid the “holding fee”. This really wasn’t much of an option for us and we were upset Hythe and Waterside had gone back on what we agreed and paid for. However, we were reasonable and came to the earliest possible date we could do (only 7 days after the day they wanted). This stretched us financially but we could do it. This was subsequently rejected by Hythe and Waterside and the lies came thick and fast. The only option according to Hythe and Waterside from this point on was to refund us the money and lose the house. We were told various different stories by various different people but on Sat 29 Dec a member of staff let slip the property had been let to someone else. Absolutely disgusting behaviour, and I would urge anyone to seriously consider the trust worthiness of this company before parting with any cash.

Wayne and Joe at Hythe and Waterside Estate Agents wholly deserve this five star review. From the initial consultation through to exchange they were prompt, courteous and professional. Of the three local estate agents they valued our house the highest and utilised an 'open house day' method which achieved three offers at full asking price on the very first day! This then achieved an additional bid and acceptance which clearly wouldn't have been possible if it was sold in the traditional manner. We were lucky enough to be able to put an offer on a house that weekend for a house also sold by Wayne, which was accepted. As the only party affected by the stamp duty holiday deadline, we were happy with the service and responses we got throughout the process from Wayne and Joe. We were able to complete within the short window before the stamp duty deadline. If I were ever to move again. I wouldn't hesitate in using Hythe and Waterside Estate Agents services again. This is a really tough review to write…

This is a really tough review to write as all of the issues were caused by Wayne, who has now left the business, and our buyers however I feel that I should share the experience so that H&W understand the impact that it has has on us. If Wayne had still been in the business then this review would have been 1 star however over the last couple of months, Zoe worked tirelessly to try and push through the move. Her honesty was also appreciated and I felt I could trust her which isn't something you can normally say about estate agents!!

I used this company for both the selling of my own property and negotiating the buying of my new property. The whole process throughout was done in a friendly happy and efficient way. Darren with his photography does a great job and is involved throughout. He is backed up but the other members of his team and Angela does a great job keeping us informed as to what is happening and if the need arises giving solicitors a gentle reminder. A first class service from start to finish and I have no hesitation in recommending them.

A professional and expert service

We bought a house through them.They were always responsive and helpful without being pushy. Great virtual tour

I have recently had some great communication and working with Joe. Honest and upfront, helpful and professional.I particularly liked the ability to not only view still photos of the property we were interested in but the virtual tour. Using the virtual tour helped us to view 360 degree images of the property and then make an informed decision to make an appointment and visit the property. It really has cut down on wasted visits to houses that don't meet our needs.

Brilliant from day 1

First we met Joe who showed us round the property answering all and any questions which was great. He then recommended to us a mortgage broker who was amazing. Our file was then passed onto Wayne who has been brilliant from day 1, we had a long difficult chain which Wayne helped keep on track even getting in touch with people way further up the chain to get us some realistic updates, which where not being filtered down correctly by other parties. When we reached a point that nothing seemed to be happening further up the chain Wayne stepped in and organised a group email with all the solicitors and agents to get things moving and hold people accountable for sitting still or withholding information. Overall i can't thank the Hythe and Waterside sales team enough for making the move happen.
