After four years of being a reliable tenant, All rent paid on time, I’m shocked that White & Sons are trying to take a large portion of my deposit over trivial issues. They listed things like a grain of dust as justification for charging me for a full professional clean. That’s not wear and tear that’s nitpicking.
I kept the property clean, took photos before leaving, and handed it back in good condition. Yet they still tried to push excessive charges. I’ve since seen other tenants reporting the same behaviour, which says a lot.
Tenants deserve fairness, not exploitation. If this happens to you, don’t accept it use the deposit protection scheme dispute process, which is there to stop agencies from making unreasonable deductions.

As part of our end of tenancy process, we compare and contrast your initial check-in report with your check-out report and highlight any discrepancies. As part of this process, regardless of how earnestly you have been paying your rent, we have a responsibility to the landlord to record any issues we find. In accordance with your terms and conditions, the landlord has the right to request that these be rectified using your deposit.
Having been managing tenancy for decades, we pride ourselves on our objectivity during this process.
In the very rare occurrence, the TDS are there as an impartial mediator, should a tenant feel that these findings are not to their satisfaction.
We wish you well with your claim and will, of course, uphold any decision they make.

Selling with White & Sons was a breath of fresh air. James & Stephanie initially provided clear advice with regard to pitching our property at an appropriate level to generate interest and for that, we are particularly grateful. Their knowledge of the local market, in addition to the way in which their photographer and videographer presented our house saw us find a buyer well ahead of many neighbours who had similar homes on the market at that point in time.
Lucy & Kate visited us at our house before we began any viewings to familiarise themselves and on returning to the office booked in several viewings before photos were even taken. We genuinely felt as though we had the whole team working with us, which was in stark contrast to a previous experience we had with another agent. Nikki & Ally, their viewing assistants are clearly well experienced and were simply a pleasure to deal with.
We were surprised, given the current market conditions to receive several offers after our first weekend of viewings and Stephanie expertly negotiated with our preferred buyers to the point of acceptance.
What really made White & Sons and the Horley team stand out in particular was how the handled a price re-negotiation with our buyer. We felt completely assured that the team were working for us and had our best interests at heart and although we ultimately did concede slightly on price, James stepped in and was able to negotiate a discount on our onward purchase.
Right the way through the process, we regularly spoke with the team, calls were always returned when they said and as such, they removed any stress from the process. We are glad we trusted in their recommended solicitors too, as it was clear that the communication between them and White & Sons was fluid, which resulted in us completing the sale in just 9 weeks.

Cedric and his team have been amazing from start to completion. We chose to go with White and Sons as they were not pushy at all and gave an honest input when evaluating our property. We had a few estate agents (we feel) really devalue our property when recommending a price to sell for. White and Sons managed a property rental for us for a number of years with our primary contact being Sarah Wycherley. We always received an excellent, friendly and professional service with any issues being promptly reported to us and tradesmen arranged where appropriate. Any regulatory requirements and utility inspections were handled by Sarah and her team and the monthly statement of income sent out to us provided copies of all relevant invoices to support any works completed. Changes to the tenants were handled direct by them too with limited input required from me. I would use White and Sons again in the future if I needed someone to manage a rental property for me.

James and his team at Horley white and sons are phenomenal. We have dealt with them over the last couple of years and each time they have gone above and beyond. On this occasion, James and his team managed to secure us 6 viewings within 4 days of being listed (off market) we received 4 offers on the 4th day. I do believe that the team put in a lot of effort to secure us those offers and I do feel that we wouldn’t have been able to do it without them. James personally worked on our sale, and was incredibly thorough and communicative on a weekly basis, sometimes even several times per day. James chased everyone within the chain on our behalf and always returned any missed calls. Lucy showed us many houses and was also available at a drop of a hat. Stephanie too, stepped in whenever she was needed so we were never left without someone to reach out to. We would highly recommend white and sons Horley to anyone. With a deadline to sell our property we asked White and Sons to market our home. Within two weeks they had produced a very professional high quality brochure and had already had several prospective buyers to view the property. The estate agent’s knowledge of the market and valuation resulted in several competitive offers from buyers within the first few weeks of listing, one of which we accepted. Unfortunately this buyer withdrew from sale just prior to contract exchange leaving us very concerned with meeting the deadline.But within a week James of White & Sons recovered the situation with a new buyer.
