Procedures were ok, some staff are rude and aloof

In general my interactions with processes at Lanes were straightforward and efficient. Unfortunately the majority of the staff were impolite and disinterested. I would actually call them unfriendly. Simon Francis was the only exception. He was always professional and polite. The rest of the team need lessons in customer service.

Lanes - prompt to fix maintenance issues and Sian is a credit to them

This is the third year we've been tenants with Lanes, and I have to say that they're the best letting agency I've rented from. They strike a nice balance of leaving you in peace, but then respond very quickly to maintenance issues. They ensure all the legal safety checks are carried out yearly, e.g. boiler and water checks (for Legionella Disease). I've mainly had contact with Sian, and her sense of humour via email and phone makes a.refreshing change! She recently helped to re-schedule a boiler visit at short notice, and is always happy to help. The only slight criticism I have is the fact that Lanes do charge contract renewal fees, and admin fees, which are slightly more than a few other agents I've rented from. But they do make this clear before you sign up with them. All in all, I'd definitely recommend Lanes and wish them all a Happy Christmas in advance :-) Karla

Excellent agent

Had a very positive experience with Lanes and Sian from singing the documents to moving in, I was kept well informed and any issues with the new flat were dealt with quickly and on the same day. The agent has been extremely helpful with everything I have asked. They have given me confidence in the fact that any future problems will be dealt with swiftly. The property I have moved into is beautiful, well designed and finished to a very high standard. I look forward to many years living there.

Yesterday was my inspection visit day and I met Sian Davies for the first time after she had helped me with an issue, over the phone and email. She was every bit as professional and caring in the flesh and took an interest in me as one of Lanes' tenants - and actually it was refreshing for me to be able to have a catch-up review on my tenancy, how happy I was, any issues I should point out....etc. As I say I'm always happy with Lanes in general, but wanted to thank Sian on this occasion. Great supporting estate agent

Having decided to sell our house we had initial conversations with 3 different estate agent. Deciding to go with Lanes was easy. Pleasure to work with, highly recommend

Craig was an absolute pleasure to work with during the probate sale of our parents home. Friendly, professional, knowledgeable, trustworthy - all the qualities you want from your Estate Agent - Craig has in buckets. We had 5 viewings and 2 offers within 48 hours of the property going on the market, 1 of which we accepted. Our property was well marketed, communication was great at all times, the advice on how much to sell for and what work (if any) needed to be done prior to sale to achieve the maximum price was greatly received and well advised (4 bedroom link detached family home - went on the market for £300k, we accepted £295k given a new boiler would be required and some areas of the house needed updating - all of which would have cost is more than the 5k we sacrificed). Start to finish was simple, easy and quick. Craig knew the market, advised accordingly, achieved the best price for our property, was reassuring when we were concerned how smoothly it was all going and helpful with his advice. I will confidently be recommending Craig, and Lanes, to any family and friends looking to sell their home.

The agent (Laura) was very helpful, she gave us good advice regarding the property and the area. And with all of the paperwork that was required, she has helped to make it a painless process. I think the way that your company provide recommendations for other services does help, we are moving from the in-law’s house, so knowing which service provider is the best can always be a struggle. We have used 2 of your recommendations and they have both been really good services at very competitive prices. We will collect the keys on Saturday, so it has been less than a month from when we viewed the house. Really appreciate the service and look forward to moving into our house.

Excellent Service!

I have rented a house from Lanes now since 2015- the process was straightforward and the service I have received has been excellent. Unfortunate circumstances meant a few things needed to be changed with the tenancy agreement, and this was dealt with promptly and wasn't an issue. Maintenance call outs have been dealt with in minimal, time and a quick response every time! I have had quite a few dealings with Sian and I cannot thank her enough for her quick and helpful responses! We sold our property through Lanes and found Craig Astley to be extremely experienced, efficient and very pleasant to deal with. He advised us throughout the process and kept us completely up to date with the progression of the sale. A buyer was found very quickly and he achieved the asking price for the flat. We could not have asked for a better service. Prior to selling, Lanes had managed the rental of our property for 15 years and their service is second to none. This lady at Lanes Sales and Rentals has been most helpful to me regarding an issue that I needed some help over. Sian Davies listened to me, sympathised, explained what she was going to do, spoke to all the relevant people involved, and came back regularly with updates. This must have been a long process for her because it involved talking to other parties who all needed to agree on action to take on the issue.....Nothing too serious, but important to me. This has now been decided upon and resolved, thanks to her dilligence. Lanes have been my agency landlord for 6 years now and I find them to be totally fair, absolutely 'by the book' and show they care for their tenants. Maintenance issues always dealt with efficiently and quickly etc. I am happy. Thank you.

simply the best very helpful

Lanes rentals are open until 7 pm which goes to show how committed they are this is very useful for me as i work hard and find it hard to find time dealing with situations in normal working hrs. i have recently been dealing with a member of staff named Sian she was great most helpful and dealt with a recent issue promptly with decency and respect. Well..what can I say about the adorable Craig....?? Lovely guy, quick off the mark with arranging viewings, absolute honesty applied with any questions raised with recent Leasehold purchase, eager to help in any aspect, hard working ( yes...have had texts as early as 07.30 am ...from him when I've raised a few questions I've mulled on overnight!). Very straightforward honest all rounder and a real credit to the revitalised Sales that Lanes have re-introduced. Had fewer dealings with Simon as Craig was my main contact however he ihas always helpful whenever I've called their office too and the whole Sales Team are very knowledgeable about the business in general. I'm now looking to sell my own apartment and looking for the same excellent service ...will post a further review once this happens. But... as I have huge faith in David, Craig and Simon that that is the reason I have opted for the Sole Agency rather than Multi. Well done Lanes ...would certainly recommend them.

From landlady & purchaser in renewed Sales team

. Have been with Lanes as a Landlady since 2000 so with many years experience behind me can honestly say the Rentals Team have always been (dare I say?) almost exemplary in all my dealings over the years. From Mandi who was so quick on the ball when the apartment upstairs (owned by a self maintenance man) had a leak and my ceiling almost came down ( TWICE this happened!) to arranging Contractors to repair quickly with no hassle for me at all which is a service needed and very much welcomed as I am not in the position to do such things. To the mostly quick turnarounds when the tenants have moved out. Which doesn't happen too often I'm pleased to say as their vetting procedures seem 'spot on' Debbie especially was an enormous help when my flat was vacated last year Sept 2014 and helped with arranging contractors to re-decorate and installing new fixed heaters , carpeting and doing the electrical safety checks needed by me (as a responsible landlady.) I won't forget to mention David either ...who I know is there to ensure his business performs to the highest standards. And employs the best and very capable staff. Furthermore...they do Inspection checks regularly which gives me great comfort to know my investment is being'looked after' hence 5 stars. Well done Lanes

Very difficult purchase!

I have recently completed on a purchase that has taken over 11 months from the time of first offer to completion. Craig has been the agent throughout the process (both with Lanes and a previous employer) and has made every effort to push through what has been an extremely difficult sale.
