Phase 1 Robertson Homes on Wynyard

We bought a Robertson House on Wynyard Estate 2022. We were naturally excited and that was only heightened given the marketing we were exposed to. In reality the product paid for was no where near value for money.The eventual final product of our Robertson Home is as billed - A beautifully designed home with lots of space and high quality fittings. However, the arduous journey we have had to endure to get there soured the process of purchasing our dream home into a nightmare.Along with the anticipated superficial snagging (an unfortunate reality to be expected with a newbuild) we experienced major fundamental faults, including internal leaks, external water ingress, non-functional appliances and missing upgrades we were happily billed for - a small insight into our issues which totalled to in excess of 100.Quality Control is non-existant. It is quite frankly embarrassing. There is no pride taken in their work with a recurring theme of shirking responsibility and zero accountability.We found Customer Care to be non-compliant with their procedures. At best they were unhelpful and at worst rude and defensive, simply not fit for their roles. They offered limited communication and we endured many wasted days waiting for trades people who didn't turn up or did but didn't have the skillset required to complete the job. After care, more like after thought once the money is handed over.After an initial 6 months of limited progress we were extremely fortunate that our direct contact became Steve Harrison, the former Assistant Site Manager who was excellent to deal with and consistently went above and beyond in finally resolving all of our issues - 18 months after moving in. In our experience he was the one outlier in a company that can only be described as incompetence personified from top to bottom.The estate has potential where work is pending but we wait with baited breath and we're sure more excuses and broken promises are inbound as we have seen no improvements in their conduct and culture. Actions speak louder than words and the actions from Robertson Homes during the time we have had the misfortune of dealing with them have been nothing short of a disgrace.In the past we normally read negative reviews with a pinch of salt but all you need to see is the consistency of the comments from those occupying Phase 1 of the Wynyard Site. As it currently stands a positive review would be an anomaly and you can see the feedback are based on substantuated factual experiences, not merely unfounded opinions.We are happy with our house as an end product, but can not over emphasise the stress and burdens, anger and disappointments we have been subject to during the moving in period. Our expectations of standards have been reasonable and realistic and Robertsons have more than fallen short showing themselves to be farcical and downright shambolic. The after care offered by Robertson Homes was truly abysmal and we urge caution to anyone considering buying a new build directly with Robertson Homes.

We share a joint access road with this…

We share a joint access road with this company and they are treating us very badly. We are a residential family home. This company does not live on their premises. Theirs is just very Derelict land. No services. Just junk and very over grown. We bought a house in middle no where. For peace and quiet. We bought our home 2002. This company bought land next to our home many years later. This company have given access with our shared access road to everyone and their grannies. To huge tractors and huge trailers. Access to other lands beyond their land. Heavy vehicles to land beyond their land, along a very fragile road. That they don’t maintain and don’t pay towards maintenance and don’t do any maintenance. The access road is in our Title Deeds as dual access just us and them. As their land and our lands, was one peace of land, that was split into. One road became joint access road only. This company has dual responsibility to repairs and maintenance to our access road. In 17 years has done nothing to maintain road, fence, or cut the grass. Yet are happy to give access to everybody and their grannies. But do not maintain the road, cut the grass or mend fences. The original access road was falling into the sea. We used part of our own land to replace eroded road and tarmarc the new part of land. Landscaping and also putting large stones to prevent folk parking on eroding cliff. This company allow huge tractors and trailers along a small track on eroding cliff face. O I forgot to mention they gave us permission to tarmac the access road using our land as the original dirt track was eroding into the sea. But, then said they were not contributing to the new road or landscape or fences financially. That left us to take the whole repair costs and landscaping costs also fence costs. As I keep saying this is a dual access road only according to our purchase information and deeds.This is a multi-million pound company. Bullying a small residential disabled woman owner. The owner of S & J D Robertson I believe are nice. I would not do business with this company. See how the manager of this company, Fiona, how they treat the little owners. Equal owners to their dump next door. They don’t care about neighbours as it’s not their money they are spending. They don’t live here so they don’t care. Just a dump for dumping rubbish on, a waste ground. We had harmony with previous owners. We never had to complain, not once. Develope this land in 17 years they have done nothing.

Snags still outstanding after 3 years…

Snags still outstanding after 3 years due to poor customer services and even poorer suppliers that Robertson use. Windows spontaneously combust - no liability from builder - we have to pay, they tried to blame the kids. (No one was in the room - we heard the smash) email escalation and the higher you go the more they fob you off. Various leaks occurred after two years and they have no interest - walls cut out to find poor workmanship during install (plumber comment). Garage door - buckled in middle, countless visits and just a simple warranty claim on their supplier - still waiting. All it takes is some organisation?!The site has potential to be lovely, but littered with poor grounds upkeep, dead plants, flag poles bases sticking out the ground and building waste and mess on pathways. There is 0 pride taken in their work.I urge you to take a drive around the bellway greens and compare to Robertsons phase 1. You will then understand.

What can I say but shambolic

What can I say but shambolic. They have clearly been getting away with fraud for years. I’m in my home now for 17 years and it took me about 10 years to sort the issues. Numerous reports to NHBC. Only now 17yrs later are they doing something about the suds drainage system in the street so that scottush water will agree to take it over. The design isn’t fit for purpose and resulted in some garages being flooded and worse over the years. The snagging was shocking and about 1yr after the houses were occupied there were several break ins most likely using a true key. Thankfully I’d changed my locks after moving in so I wasn’t affected. My neighbours and I had leaks in ceiling from pipework not properly screwed in. Some of the canopies at the front of the homes are collapsing.I had to contact NHBC for a repair,The cavity trays weren’t cleared of mortar resulting in flooding in my kitchen/sunroom for about two years until 2 separate companies came to look and one eventually fixed it. Bricks out bricks in. Shocking. Shocking!! Very stressful time. We went through about 3 site agents at least. One being an alcoholic who was driving in the road with kids playing about. Learned this later or I’d have reported him, I had flooding in my garage every year until I learned that the drain hole wasn’t connected to the main drain. Water was going into the foundations. I had to pay an independent builder to fix this. Got NHBC out for that too.Customer service is shocking. Don’t even get me started with the factors they panned onto us. Con merchants. I could seriously write a book.Asked for a few meetings over the keys to get no response. Customer service disgusting!!!!’ 1 star … it’s has taken me a lot of time and it’s been costly over the years yi fix the problems that they made. Poor inspections. Cutting corners. Thinking people don’t have any common sense to see these issues. If the house had been a car it wouldn’t have left the garage. Good luck folks!

We moved in our house back in June

We moved in our house back in June. The sales staff (Gillian) was very helpful and kept In constant contact throughout the purchase process. Even after we moved in, they have went out of their way to check in with how things were going and if we are happy with the product.The site team has also been exceptional. Russel and Brett have gone above and beyond to accommodate us with our move. They have promptly dealt with our snagging list, without any issues or delays. Brett has been so helpful from day one and a real pleasure to deal with. Nothing is a chore and he genuinely wants to help. A real asset to Robertson Homes

Hamilton Heights

I recently purchased in the Hamilton Heights development. The after-sales service I have received has been amazing. The whole site have been great with my snagging, especially Brett & Russell. Brett has a friendly manner and wonderful customer service skills and a real asset to the Robertsons homes Team. He has been very helpful and approachable throughout process and I even trusted him with my keys. All my snagging was dealt with promptly in a professional manner. I would highly recommend Robertson Homes.

Dargavel Apartments

We recently moved into our apartment at Dargavel and could not be happier with the service provided. William Mclaren especially made our experience 5 stars. Due to a change in site manager our snags list seemed to have been overlooked for several weeks. However William made every effort possible and went above and beyond to get this all resolved for us. He was completely on the ball with getting our snags resolved promptly and nothing was too big an ask. We are upmost grateful to him and he is an asset to your team!

Multiple leaks. Poor quality. Mislead at sales pitch.

Warning for anyone considering these homes. We were told about services ( leisure centre, health centre, shops etc ) in the development as part of the sales pitch which never materialised ( and never will probably )Had 3 separate leaks coming through ceiling causing significant cosmetic damage & stress. Later contractors told us these were simple issues that the site knew about and had chosen not to remediate. Multiple other neighbours eventually had similar leaks. Site team weren’t bothered, too busy building more flats to maximise money making from each square foot. Multiple other issues. Poor quality cosmetic finishing. Garden was basically a swamp. Windows wouldn’t close, the list goes on…Customer care was slow and non empathetic despite paying close to 400,000 for an apparently top tier home. They are clearly out to make money and once they have it you are ignored. Avoid

Great after care service

We have now been in our new Robertson home in The Newton Manor estate in Dunbar for 2 months and we are delighted with our new house. Yes there were teething problems, buying a house is a very stressful business, especially off plan, and when you have only lived in old properties before. Karen guided us expertly through the buying stage and the site manager Scott has been on hand and extremely quick to sort out any snagging or issues we have had in the new property. We have only had minor issues but have found all the tradesman on site to be quick to respond and fix the issues whether it be Callum the plumber or Pavel the electrician. We are over the moon with our new house and want to thank Karen, Scott and his team for providing such great after care service.

Aftercase is nonexistent

Aftercase is nonexistent. No matter how many times you contact the site team or customer care you don’t get a response. You get more aftercare buying a hoover. After spending over 600k on a house they basically wash their hands of you. We have had literally nothing fixed. After one site manager being let go it turns out nothing was documented and we are starting from scratch again. The new site manager came in and promised better communication and 6 weeks in not as much of an email. So disappointing. We have been in the property 6 months and I cannot tell you how many time we have waited in on tradesmen and no one shows. Take all the reviews as a warning.

My sister has received very poor…

My sister has received very poor customer after care. Paid over £3000 extra for special doors to make the patio accessible after recent leg amputation. Arrangement is not fit for purpose. Garage door is dangerous. Falls down in even a moderate wind. Robertson Homes tried to wash their hands of it and refer her back to the garage door supplier but her contract is with them . Paid extra for getting turf laid on the lawn but a very poor job. Insufficient drainage and poor sub soil. Also paid extra to have wall in bathroom reinforced to take hand rail to help with her disability but it looks like they reinforced the wrong wall -!e the one most distant from the toilet.Customer care don't care

Absolute horrendous.hundreds faults

Absolute horrendous,there are hundreds of snags still 2 years from moving in property since. No reimbursement for extras not received, damp and rusted goods, cracks, as many more major issues etc etc.....poor customer service....many employees have left due to the pressure of the employer, the way Robertson's are set up it cannot cope with the demand of the rectification works.......if focused more on quality and project management prior, then there would be less demand on diminished customer care....buring head in sand comes to mind with Robertsons. I would recommend David Wilson over Robertson homes anyway.

Can’t really argue with the comments on…

Can’t really argue with the comments on here. The sales process was smooth and handled very professionally. Linda is wonderful and follows through on everything she says she will do.The aftercare is shockingly bad. False promises and platitudes- snagging is a big issue when all you want to do is breathe out after the stress of moving. Who is in charge? That would be the first thing to clarify?! The after care program needs an overhaul. These houses are not cheap. People work hard to pay for them. If only each home was to the standard of the show homes you so love to bombard us with on social media.Update: in the last few weeks we have had the majority of our snagging addressed. Shout out to Alan who has been super diligent. We are grateful that you have cared enough to get stuff done.

Do Not Buy - Look elsewhere

DO NOT fall for their sales approach and early bird offering which sounds good - In reality it is a big TRAP so PLEASE buy from another reputed builder.We are only TWO months into our new house and once they have our money everything turned upside down!And we are not alone and people in the entire street regret buying from them!!PLEASE READ (if you happen to be unlucky and waiting for completion) --- they will try to convince you to handover the keys without a demo so they can hide their poor/unfinished/incorrect work!! - Demo is must and please carefully check your extras and finishings before you send your money to them.I am surprised they are still in business, they are a cowboy builder never mind 5 star.My friends have recently bought from Bellway/Cala/Miller and they are 10x times happy! with after sales.

We are buying a property at St Margaret’s in Roslynlee and the process and care given to us has been outstanding. Diane and Joyce have looked after us so well, nothing is a hassle. Met Russell the site manager on Wednesday and as we haven’t seen the house type inside since we went to Hamilton to see the show home months ago… he let us have a peek.. which was magic as it makes it feel real again! Met some of the on-site workers who are also so nice. 2nd time buying a new property, 1st time with Robertsons, and this experience is way better than last. Thanks all… 7 weeks to go!!

Non-Existent Aftercare

Whilst Robertsons have built a beautiful home, they are seemingly unable or unwilling to complete any snagging issues.We have been in the property almost eight months now and despite constant requests for work to be done they have failed to provide a timeline for when these will be completed.When contractors do arrive, they are ill prepared (due to no fault of their own) for the tasks asked of them as communication with Robertsons is so poor. For example the window company who arrived to remove a cathedral style window three weeks before Christmas in cold and wet conditions without any prior discussion. This is an issue which had been brought up in the summer as needing emergency support due to a leak.I am now going through the NHBC procedure in order to attempt to get some of the works completed, however this is proving difficult when I cannot get through to the customer "care" team nor get a response from anybody in said department. Whilst a home like this may seem desirable, the aftercare experience simply isn't worth it. Would not recommend anyone buy a home from this company.

Worst Customer service I have ever experienced.

Issue with sand mastic around windows at Great Glen Hall development in Inverness. Acknowledged by Robertson Homes over 2 years ago who accepted responsibility and agreed to put right. Absolutely liars, false promises and deliver nothing . Missed deadlines, never return your calls, Robertson managers Michelle ( supposedly customer service manager ) utterly useless, same as Jeannie (CEO PA) hopeless and don't care about any form of issue with your property or you as a Robertson customer. Be very wary of buying a Robertson home and if you do and something goes wrong with your property and it will you can forget about any form of support or help from there customer service team especially the two individuals that I have mentioned.
